What the law actually requires of a Peterculter landlord.
If you let a property in Peterculter, the electrical safety duty comes from Scotland's Repairing Standard under the Housing (Scotland) Act 2006, in force since 1 December 2015. It is Scottish law, not the England 2020 regulations that many search results confuse it with. You must ensure the fixed wiring is inspected and tested to BS 7671, and have any landlord owned appliances PAT tested, before the first let and then at intervals of no more than 5 years.
The responsibility sits with you as the landlord, and you must give the tenant a copy of the report. If a tenant raises a concern, the First-tier Tribunal for Scotland (Housing and Property Chamber) can issue a Repairing Standard Enforcement Order, which also bears on your landlord registration. A current, satisfactory EICR is the simplest way to keep that clean.
We handle Culter lets across the village, supply the digital certificate to you and your letting agent, and quote separately and in writing for any remedial work. For the wider picture, see our EICR Aberdeen page and our guide to how often an EICR needs to be done in Scotland.
