Maryculter lies on the south bank of the Dee, roughly seven miles south west of Aberdeen, strung along the B9077 South Deeside Road. The post town on the address says Aberdeen. The council does not.
Aberdeenshire. Maryculter has an AB12 postcode and an Aberdeen postal address, but it is part of the old Kincardineshire parish and falls under Aberdeenshire Council, which is the authority for any building warrant. Peterculter, directly opposite on the north bank, is the reverse: Aberdeen City.
Older farmhouses near Kirkton of Maryculter and West Tilbouries were often wired in stages as rooms and extensions were added. Missing main bonding and circuits stretched far beyond what they were sized for are the usual findings.

Newer houses off the South Deeside Road tend to want EV charging, garden lighting and room on the board for electric heating. Smallholdings add workshops, stables and pumps, which bring longer runs and heavier loads.

A job south of the Dee rarely stops at the back door. These are the things that decide how a Maryculter installation is designed and what it costs.
Many country homes fed by overhead lines are TT earthed, which means the property relies on its own electrode in the ground rather than an earth from the network. We measure the rod and prove the RCDs that do the protecting before adding any circuit to it.
A detached garage, workshop or stable needs armoured cable sized for the length of the run and the load at the far end, with isolation at both ends. Ducting buried runs keeps the next dig from finding them the hard way.
Where animals are housed, BS 7671 Section 705 applies. It sets tighter requirements for damp, dust and the risk of fire in agricultural buildings, so stable and byre wiring is designed to it.
Plenty of Maryculter homes heat with oil or LPG. Before you order a heat pump or electric heating we check the incoming supply, the board and the cable sizes, so the electrics are ready rather than an afterthought.

Not in the way most online answers describe. Those answers usually point to Part P and a council sign off, but Part P is part of the building regulations for England and Wales and has never applied in Scotland. Here the rules come from the Building (Scotland) Regulations 2004, and there is no scheme that signs off a homeowner's wiring after the event.
For a private let, yes. For a home you own and live in, no. The landlord duty comes from the Repairing Standard, and the Scottish Government guidance for private landlords sets out the electrical checks.
A privately rented home in Scotland must have its electrical installation inspected at least every five years, with checks on any appliances the landlord provides. That covers rural lets in Maryculter as much as flats in the city.
No law makes an owner occupier hold an EICR. About every ten years, and when you buy, sell or plan major work, is a sensible rhythm, and an older installation may be given a shorter interval on its report.
Under BS 7671:2018+A4:2026 only a C1 or C2 code makes a report unsatisfactory. C3 and FI are advisory, although an FI in a rented home should still be investigated promptly. Older reports may use different wording, so check the edition printed on yours.
Most Maryculter homes charge on their own drive. If your car would sit on the street instead, running a cable across the pavement needs Aberdeenshire Council's permission, so check with the council before ordering a charger.

Part P does not apply in Scotland, so there is no scheme that signs off DIY wiring. The work must still meet building standard 4.5, and work that needs a building warrant must have one from Aberdeenshire Council before it starts, with a completion certificate at the end. An electrician cannot certify wiring they did not install, but we can test it and report its condition on an EICR.
For private landlords, yes: the installation must be inspected at least every five years. Owner occupiers have no legal duty, though about every ten years and at a sale or purchase is sensible. Only C1 and C2 codes make a report unsatisfactory, and an FI in a rented home should still be investigated promptly.
