Electrical inspections (EICR)
A complete inspection and test of the fixed wiring, for landlords, buyers, sellers and anyone in an older house who wants to know its true condition.
From £150 + VAT
NICEIC approved electricians for Mintlaw and the Buchan villages around it, working out of our base in Peterhead. Small jobs get a clear price before any work starts, EICRs for houses and lets begin at £150 + VAT, and bigger jobs such as a new board, a rewire or an EV charger are priced in writing after a free survey. Phone 07304 027013 with the address and what needs doing.
Faithful Spark Electricians covers Mintlaw from 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ. We have no office in Mintlaw itself. Our own team, led by Steven Watt with Callum working alongside him, takes on fault finding, new circuits and sockets, consumer unit upgrades, rewires, EV chargers and electrical inspections for owners, landlords and farms in and around the village. Every job is tested and certified to BS 7671:2018+A4:2026 under NICEIC enrolment 620239.
A standard job is normally given a date 5 to 10 working days ahead, and tenancy starts or EICR remedials are usually fitted in within 2 to 5. Written prices follow a survey within one working day. We answer 07304 027013 Monday to Friday 8am to 6pm and Saturday 9am to 1pm.
Mintlaw began as a planned Buchan village where the A950 crosses the A952, and it has grown into the commuter and service centre for a wide farming area. The kind of house you live in tells us a lot about the job before we arrive.
Yes. Mintlaw is in the Aberdeenshire Council area and shares the AB42 postcode district with our Peterhead base. Where electrical work at a Mintlaw address needs a building warrant, the owner applies to Aberdeenshire Council, not to Aberdeen City.
The oldest homes are the granite cottages of the original village and the traditional villas along Station Road. These are the houses where rewireable fuse boards, lighting circuits with no earth and rubber or fabric insulated cable going brittle at the ends still turn up.
A large part of Mintlaw went up between the 1970s and the 2000s, on estates that filled in around Mintlaw Academy and towards Aden Country Park. Those owners mostly call us for an inspection before a sale or a let, a newer consumer unit, more sockets and lighting, or a charger on the drive.
Newer houses on the edge of the village usually want additions rather than repairs. Past the last streets come farms, steadings and converted outbuildings, where a supply may run a long way across a yard to a shed or a workshop.
Not sure what your property needs? Call 07304 027013, give us the street or the farm name and tell us whether it is a cottage, an estate house or a steading. We will say where we would start.
Mintlaw does not have separate service pages, so each card links to the full page for our Peterhead base or for Aberdeenshire as a whole. All prices exclude VAT.
A complete inspection and test of the fixed wiring, for landlords, buyers, sellers and anyone in an older house who wants to know its true condition.
From £150 + VAT
A rewireable fuse box or an early board swapped for a modern consumer unit with RCBO protection, so a fault on one circuit switches off that circuit and nothing more.

A trip switch that will not reset, a dead circuit, sockets that have stopped working or lights that flicker. We trace the cause with test equipment before anything is replaced.
£80 to £150 + VAT, first hour
Sub mains out to sheds and workshops, three phase supplies for machinery, outbuilding boards, and the extra requirements that apply to buildings used for livestock.

On the call we tell you whether the job needs a free survey first. There is no call out fee to quote.
Age alone does not decide it. A granite cottage rewired a few decades ago may only need a modern consumer unit, while a later house that has been badly altered can need more. An EICR is the honest first step, because it records the condition of every circuit before you commit to any spending.
When a new board is enough, it costs £550 to £950 + VAT depending on how many circuits it carries, and we fit RCBO protection so that one fault does not take half the house off. A dual RCD board is still compliant under BS 7671, and a plastic board is not a fault in itself, so we recommend a change only when the inspection gives a reason for one.
When a rewire is needed, a two bed flat is typically £3,500 to £7,000 + VAT and a three bed semi £5,000 to £10,000 + VAT. Thick granite walls mean we plan cable routes through floors, lofts and existing voids before cutting into stone, and we tell you how much disruption to expect before the first day. In Scotland, rewiring an existing house of up to two storeys does not need a building warrant.
Every private let in Scotland needs an EICR at least every five years and before a new tenancy starts, under the Repairing Standard, and the tenant must be given a copy. We inspect commuter rentals and rural lets around Mintlaw for landlords and letting agents from £150 + VAT for the main board and five circuits.
Makes the report unsatisfactory. The danger needs removing immediately.
Also makes the report unsatisfactory. Urgent remedial work is needed before the result can change.
Advisory. The report can still be satisfactory, and we explain whether the change is worth making now.
Advisory on its own, but in a rented home it should be looked into as soon as reasonably practicable, because it may hide a danger.
These are the codes under BS 7671:2018+A4:2026. An older report uses the wording of the edition written on it. The FI point comes from the Scottish Government guidance for private landlords. Any remedial work is priced separately and in writing, and you receive a certificate for it to keep with the report.
Send us the addresses and how many boards each one has, and every inspection is priced before we book it.
Plenty of Mintlaw households commute by car and park on their own drive overnight, which is exactly what a home charger suits. Every charger we fit is smart, as the law has required for new home chargers since 30 June 2022, and solar ready, so it can use your own panels if you add them later.
Each package includes a cable run of up to 15 metres. Longer runs, a board upgrade or earthing work are extras, and we price them at the free survey before you agree to anything.
Two parts of BS 7671:2018+A4:2026 shape that survey. A charger outdoors on a PME supply needs protection against a broken PEN conductor, using an earth electrode, an open PEN device or a voltage limit device. The circuit also needs 6mA DC fault detection, either inside the charger or from a Type B RCD. An older board with no spare way may need a small dedicated unit for the charger, like the one in the photo.

Mintlaw sits in the middle of working farmland, and a good share of the work around it happens outside the house: sub mains to sheds and workshops, outbuilding boards, three phase supplies for machinery, and farmhouse boards that have been added to over many years.
Rural installations differ from an estate semi. They often use TT earthing with a local earth rod, they may have several boards spread around a yard, and buildings for livestock come under Section 705 of BS 7671, the part written for agricultural premises. We survey first, give a fixed price, and agree any shutdown with you in advance inside our opening hours.
For the wider rural picture across the county, see our page on electricians in Aberdeenshire.

Small jobs get a clear price before any work starts. Work we can survey is quoted as a fixed job, so the figure you accept is the figure you pay. If a hidden fault appears part way through, you get its cost before we touch it.

A lot of advice online is written for England and Wales. These are the points that apply to a home, a let or a farm building in AB42.
Part P belongs to the building regulations for England and Wales and has never applied here. If a quote for a Mintlaw house refers to it, the quote was written for another country.
No warrant is needed to rewire an existing house of up to two storeys. Flats, maisonettes and buildings of three storeys or more do need one, and it is the owner who applies. We tell you at the survey which case your property falls into.
New circuits, new boards, rewires and chargers come with an Electrical Installation Certificate. A smaller change to an existing circuit comes with a Minor Works Certificate. Both carry our NICEIC enrolment number.
NICEIC and NAPIT each publish a search of the electrical businesses they assess. We are on the NICEIC register under enrolment 620239, and TrustMark lists us under licence 4205123.
Most of our reviewers so far are in Peterhead, where we are based. See every review on Google or read more customer reviews on our site.
“I had Steven out to one of my rental properties in Peterhead to complete a partial rewire as part of a refurbishment. The service was outstanding and I will definitely have him back to complete my EICR’s in future.”
“Faithfull Spark Electricians did a great job at my rental property in Peterhead. They were quick to respond, were knowledgeable and were able to give us a fair and reasonable quote very quickly. The quality of work was excellent and we were left with a very positive impression of the company.”
You know who is coming to your Mintlaw address, and on which date, well before the day arrives.
Jobs in and around Mintlaw are run from 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, inland across Buchan from the coast.
Most addresses within an hour of Peterhead carry no travel surcharge. In remote rural Aberdeenshire a small travel charge may apply, and if it does we confirm it when you book, never after the work. For our home town, see our electrician in Peterhead page. Down the coast there is our electrician in Cruden Bay page, and to the north our electrician in Fraserburgh page, and to the south our electrician in Ellon page. Every town and suburb is listed on all areas we cover.
Faithful Spark Electricians is run by Steven Watt, who leads our own team with Callum working alongside him. Steven holds City and Guilds 2391-52 for inspection and testing, 2382-22 for the wiring regulations, 2365-03 for electrical installations and 2921-34 for EV charging.
Because we travel out to Mintlaw rather than sitting in the village, each job is planned into the diary and you are given a firm date when you book. You can look up company SC821028 on Companies House before you decide.

Aberdeenshire. Mintlaw is in the Aberdeenshire Council area with an AB42 postcode, so any building warrant for electrical work at a Mintlaw address comes from Aberdeenshire Council.
No. We are based at 17 Thomson Road, Peterhead, and travel out to Mintlaw for each job. Most addresses within an hour of Peterhead carry no travel surcharge, and if a charge ever applies we confirm it when you book.

Yes. A private let in Scotland needs an EICR at least every five years and before a new tenancy starts. Ours starts at £150 + VAT for the main board and five circuits. Under BS 7671:2018+A4:2026 only C1 and C2 codes make the report unsatisfactory, and an FI in a rented home should still be investigated as soon as reasonably practicable.
Not necessarily. The condition of the wiring decides it, not the age of the house, and an EICR from £150 + VAT tells you which you need. Often a new consumer unit at £550 to £950 + VAT is enough. Where a rewire is needed, we price it in writing after a survey.
Yes. We run sub mains to sheds and workshops, fit outbuilding boards and three phase supplies, and work to the agricultural section of BS 7671 where livestock are kept. Each job gets a free survey and a fixed price, and any shutdown is agreed in advance inside our opening hours.
