Aberdeen City. Milltimber has an AB13 postcode and sits in the city's Lower Deeside ward, sharing a community council with Cults and Bieldside. Any building warrant for a Milltimber job comes from Aberdeen City Council. Maryculter, on the south bank of the Dee, is the Aberdeenshire side.

Data cabling
Why wire data in a large house, and how we run it
A cable to each room gives a large house a network that reaches the far end. Mesh units and plug in boxes are cheap to buy and frustrating once a five bedroom house, thick walls and a garden office are involved.
One central point, one run per outlet
The incoming service lands in a cupboard or cabinet, and each outlet gets its own cable back to it rather than being chained through other rooms. A fault then stays on one run, and adding a room later means one more cable, not another box.
Kept apart from the mains
Data cable laid tight against power cable picks up interference, and badly handled crossings can become a safety issue. Routes, spacing and crossings are planned with the power circuits, which is why this belongs with the electrician.
Cheapest while floors are up
Pulling cable through open joists and stud walls takes a fraction of the time it takes once rooms are decorated. A renovation, an extension or a rewire is the moment to do it.
Labelled at both ends
Every run is numbered at the outlet and at the central point, so whoever extends the network in five years, or the next owner, can see what goes where.
Power over Ethernet now has its own place in BS 7671
Power over Ethernet sends power and data down one cable, so an access point, a camera or a doorbell needs one run rather than a cable plus a socket. Amendment 4 to BS 7671, published in April 2026, added a new section on Power over Ethernet and another on functional earthing and bonding for information and communication equipment, as the IET summary of the changes sets out. It is still the 18th Edition. In practice the data side of a house is electrical work with its own requirements, and we plan it that way.

Lighting and controls
Lighting control decisions to make before the walls are closed
Each of these can be changed later, but at several times the cost and rarely as neatly. The photo is from one of our rewires in Fraserburgh, not Milltimber, and shows the stage at which these choices are still cheap.
- A neutral at every switch. Most smart switches and dimmers need one, and older switch drops often lack it.
- Switch type. Retractive and standard switches look alike but are not interchangeable, and each control system wants one or the other.
- Room by room or central. Control at each switch is simpler. Scenes and whole house control need the cabling designed for them from the start.
- Where any control cabinet lives. It needs power, ventilation and somewhere it is not in the way.
- Dimmers chosen with the fittings. LED lamps and dimmers have to suit each other, or the lights flicker and hum.
- Outdoor positions. Garden, path and driveway lights, cameras and a doorbell each need a cable route decided now rather than a surface run later.

Power for a garden office in Milltimber, done as a proper sub main
A garden office supply is a cable from the house board to a small board in the building, sized for the length of the run and the load, not an extension lead through a window.
Armoured cable, sized for the run
We use steel wire armoured (SWA) cable, sized for distance as well as load so the voltage at the far end stays healthy. Buried runs go at depth with warning tape, in a duct where that makes the next dig easier.
A small board with RCD protection
The building gets its own consumer unit, with RCD protection for its sockets and lights, and the earthing for a detached building worked out at survey rather than assumed.
Isolation and outdoor fittings
A means of isolation for the building, and weatherproof outdoor sockets and lighting where you want them, each on protected circuits.
One trench for power and data
If the office needs a network connection, the data cable goes out in its own duct in the same trench. Digging once is the biggest saving on this job.
Does a garden office need a building warrant in Scotland?
Often not, but it depends on size and position. Under the Building (Scotland) Regulations 2004, a detached single storey building of up to 8 square metres in the garden of a house is exempt (Schedule 1, type 17), and one of 8 to 30 square metres needs no warrant (Schedule 3, type 4). Both come with conditions: no closer than 1 metre to the house unless it is at least 1 metre from the boundary, no toilet, basin or other sanitary facility, no fixed combustion appliance, and for the smaller one no flue and no sleeping accommodation. A bigger building, or one that breaks a condition, needs a warrant from Aberdeen City Council before work starts, and planning permission is a separate question. Either way the wiring is designed, tested and certified to BS 7671, and you get an Electrical Installation Certificate for the new circuit.

What you should have when the job is finished
- The right certificate. An addition to an existing circuit gets a Minor Electrical Installation Works Certificate. A new circuit, including a garden office sub main, gets a full Electrical Installation Certificate with test results.
- A circuit chart that matches the board. Written after testing, so it says what each way really feeds.
- Labelled cable runs. Data and control cables numbered at both ends.
- One folder. Keep each certificate together. At a sale or survey it answers questions straight away.

Scotland, not England
The rules for electrical work in Milltimber
A lot of advice online is written for England. These are the points that apply to a house or a let in AB13.
Aberdeen City Council for warrants
Wiring work in an existing house of up to two storeys does not normally need a building warrant. Work in a flat or maisonette, or a building of three storeys or more, does, and the owner applies to Aberdeen City Council. We tell you at survey.
Part P does not apply here
Part P is in the building regulations of England and Wales and has never applied in Scotland, and there is no Building Control notification here. A Milltimber quote that mentions either was written for the wrong country.
Lets: an EICR every five years
A private let in Scotland needs its electrics inspected at least every five years, and the main consumer unit needs at least one 30 mA RCD, normally covering the sockets. That does not mean every circuit needs its own RCD.
Listed houses
Listed building consent can cover internal work as well as external. If your house is listed, check with Aberdeen City Council before cables are chased or a board is moved, and we plan routes to suit.
