Electrician in Milltimber. The decisions that matter are made before the plaster.
Milltimber runs from executive apartments to large five bedroom houses, and in a house that size the difference between electrics that work and electrics that keep working for twenty years is settled at first fix. Where the cable goes, whether the data side was treated as electrical work or as an afterthought, and whether anyone wrote down what was done. That is what this page is about, alongside all the ordinary jobs.
Why the plug-in approach falls over in a house this size.
Not an argument against wireless kit. An argument about where it stops being the right answer, and being straight about where it is still fine.
The usual pattern in a large Deeside house is a router in one corner, a mesh node plugged into a socket on the landing, another in the far bedroom, a hub for the lights, a different hub for the cameras, and a doorbell that works when it feels like it. Every one of those decisions was reasonable on its own. Together they produce a house where nothing quite reaches the far end and nobody knows which box does what.
Three things drive it. Footprint, because a five bedroom house over two or three floors is simply a long way for a signal to travel. Construction, because thick internal walls in older Deeside properties absorb far more than a modern stud partition. And outbuildings, because a garage, garden office or annexe is usually the exact place people most want coverage and the exact place least likely to get it.
When plug-in is genuinely fine: a compact house, a single floor, no outbuildings, and nothing you actually depend on. If that is you, we will say so rather than sell you a cabinet.

The row that ages worst is the fourth one. Cloud dependent kit stops working when a company changes its business model, and there is nothing you can do about it. A cable in a wall does not have a business model.
What "wired properly" actually means.
It is less exotic than it sounds. One sensible central position, and a dedicated cable out to each place that needs one.
A central point, and a home run to each room
Somewhere in the house there is a cupboard, a cabinet or a patch position where the incoming service lands and everything else radiates from. Each outlet gets its own cable back to that point rather than being daisy chained through other rooms, which is what "home run" means. It costs slightly more in cable and saves enormously in fault finding, because any single problem is isolated to one run.
Routes and containment
The routes are the job. Getting a cable from a central cupboard to a far bedroom, an attic room and an outbuilding without tearing the house apart is planning work done before anything is opened, and it is far easier while floors are up for other reasons.
Keeping data and mains apart
This is the part that gets done badly by people who are not electricians. Data cable run alongside mains cable, or crossing it carelessly, picks up interference and in some arrangements creates a genuine safety issue rather than just a slow connection. Separation distances and how crossings are handled are part of the design, not an afterthought, and they are one of the clearest reasons this is electrical work rather than a separate trade brought in later.
Out to the outbuilding
Where a garage, garden office or annexe is in scope, the data cable goes out in the same trench as the sub main. Doing it in one dig rather than two is the single biggest saving available on this kind of work, and the reason it is worth deciding early even if the building itself comes later.

Why this sits with the electrician
The routes, the containment, the segregation from mains and the earthing arrangements all have to be right at the same time as the power. Splitting it between two trades is how you end up with a data cable stapled to a mains cable in a joist void, which nobody wants to find later.
Power over Ethernet, and what the regulations now say about it.
Power over Ethernet means a device draws both its data and its power down the same cable, so a camera, an access point or a video doorbell needs one cable rather than a cable plus a socket beside it. In a large house that is the difference between a tidy installation and a socket in every eave.
The practice is not new. What is new is that it is now covered explicitly in the wiring regulations. BS 7671:2018+A4:2026 was published on 15 April 2026, and the previous version is withdrawn on 15 October 2026, after which A4 is the only current version. It remains the 18th Edition, and there is no 19th.
Amendment 4 introduced two sections that matter here. A new Section 716 deals with distributing extra low voltage DC power over balanced data cabling and accessories that were primarily designed to carry data. And a new Section 545 covers functional earthing and functional equipotential bonding for information and communication technology systems, including the important distinction between functional earthing and protective earthing, so that interrupting the one never compromises the other.
In plain terms: the data side of a house is now unambiguously electrical work with its own requirements, which is how we have always treated it. If you are having cabling installed in 2026 by somebody who has not heard of either section, that tells you something useful.
Lighting and controls: decide before the plaster goes on.
None of these are impossible afterwards. All of them cost several times as much, and rarely end up as tidy.
- Is there a neutral at the switch position? Most modern control gear needs one. Older wiring frequently does not have it at the switch, and finding that out after decorating is the classic and avoidable disappointment.
- Retractive or standard switches? Different control systems need different switch types. They look almost identical and are not interchangeable once the wall is closed.
- Control at each switch, or centrally? Per room is simpler and cheaper. Centralised gives you scenes and whole house control and needs the cabling designed for it from the start.
- Where does the cabinet live? It needs power, ventilation and somewhere it is not in the way. Deciding late usually means a compromise you look at every day.
- Dimming and load type. LED loads and dimmers are fussy about each other. Choosing fittings and dimmers together avoids the flickering that no amount of later fiddling fixes.
- Where are the cameras, access points and the doorbell? Each one is a cable route decided now or a surface run decided later.
- Does a sub main need to leave the house? Garage, garden office, gate or garden power. If the answer is even a maybe, the duct goes in while the ground is open.

The house that is also an office.
A great many Milltimber houses now contain at least one room that has to work like a workplace, and the electrical implications are usually ignored until something goes wrong mid call.
A dedicated circuit for the study. Sharing the kitchen ring with a kettle, a microwave and a dishwasher is how a work setup gets taken out by somebody making lunch. A separate circuit costs very little at first fix.
A sub main to a garden office or converted garage. Properly sized for the run rather than just the load, armoured cable at the correct depth with marker tape, its own small board with its own protection, and its own certificate. Not an extension lead through a window, which is what it replaces more often than you would think.
Backup for people who cannot lose a call. An uninterruptible supply on the router and the work position rides out the brief interruptions that otherwise end a meeting.
Keep the heavy loads elsewhere. Whatever else is on that circuit should not be a tumble dryer or an immersion heater. Separating them is a design decision, and it is free if it is made early.

The rule on paperwork: an alteration or addition to an existing circuit gets a Minor Electrical Installation Works Certificate, a new circuit gets a full Electrical Installation Certificate with a schedule of test results. If work is done and no certificate appears, ask why.
The rules that actually apply in Milltimber.
Worth being blunt about one thing. Two of the longest pages currently ranking for Milltimber electrical searches tell readers that some jobs here require notification to Building Control under Part P. That is simply the wrong country's rulebook. Part P does not apply in Scotland. There is no Building Control notification for domestic electrical work here, and no competent person self certification scheme. If a page quoting for work at your address mentions any of those three, it was not written for Scotland.
What does apply is the Building (Scotland) Regulations and Building Standards, with Aberdeen City Council as the authority for an AB13 address rather than Aberdeenshire. The installation itself is designed, tested and certified to BS 7671:2018+A4:2026, published April 2026 and the only current version from 15 October 2026. Still the 18th Edition. There is no 19th.
A building warrant is not required for electrical work in an existing house of up to two storeys. It is required for flats and maisonettes and for buildings of three storeys or more, and the duty to obtain one sits with whoever orders the work rather than the contractor.
Milltimber has listed buildings nearby, including Murtle House at Category B and Binghill House at Category C(S), and individual private houses can be listed too. Listed building consent covers internal as well as external work where it affects a building's character, so if yours is listed, check the Historic Environment Scotland designation record and speak to the council before anything is chased or a board is moved.
If you let a property here
Two duties, and the second is widely overstated in the trade.
An EICR at least every five years by a competent person, with a copy to your tenants. And since 1 March 2024, one or more RCDs rated at no more than 30 mA in the main consumer unit, normally covering the socket outlet circuit as a minimum, with the precise requirement depending on the installation.
It does not require every circuit to be RCD protected, and a working split load board does not automatically fail because of it. What the duty genuinely catches is a let property with no RCD protection at all.
What you should be left holding.
The part that separates an installation from a pile of equipment, and the part almost nobody asks for until they need it.
A labelled patch position
Every outlet numbered and every run identified at both ends. Ten minutes of labelling on the day saves hours of tracing in five years.
A circuit chart that matches reality
Not the generic card that came in the box. What each way actually feeds, written down after testing rather than before.
Open standards where possible
Systems that keep working if a manufacturer changes direction. Where something proprietary genuinely is the best answer, you should be told that is the trade you are making.
Certificates kept together
The certificate for each piece of work, retained and added to. At survey or at sale that folder answers questions immediately instead of starting an argument.

Should I run data cable while I have the electrician in anyway?
In a house this size, almost always yes. Pulling a cable to each room while floors are up and walls are open costs a fraction of doing it later, and it is the difference between a system you extend for twenty years and one you keep patching with plug in boxes. It is electrician's work, because the routes, containment and separation from mains cable all have to be right at the same time as the power.
My wifi is fine. Why would I wire anything?
Sometimes it genuinely is fine and we will say so. Where it stops being fine is a large footprint, thick internal walls, and things you actually depend on: a camera, a doorbell, an access point at the far end, a garden office. Wireless kit plugged into sockets is the cheapest thing to install and the most annoying thing to live with when it fails at the far corner of a five bedroom house.
What is Power over Ethernet, and is it new?

What has to be decided before the plaster goes on?
More than most people expect. Switch positions and whether they have a neutral. Whether lighting is controlled per room or centrally. Where the cabinet lives. Where a sub main runs if there is a garage or garden office. Where cameras and access points go. Adding these later is not impossible, just several times the price and rarely as tidy.
Can you run a supply to my garden office?
Yes, and it is one of the most common jobs on a Milltimber plot. It is a sub main rather than an extension lead, sized for the run, with its own protection and its own certificate, and it is worth taking the data cable out in the same trench while it is open.
Does Part P apply in Aberdeen?
No. Part P is an England and Wales provision with no force in Scotland. There is no Building Control notification for domestic electrical work here and no competent person self certification scheme. Scotland works to the Building (Scotland) Regulations and BS 7671, and for a Milltimber address the authority is Aberdeen City Council, not Aberdeenshire. You will find pages online saying otherwise, and they are describing a different country's rules.
Do I need a building warrant for electrical work?
