Electrical condition reports

From £150 + VAT
NICEIC approved electricians for Hazlehead owners and landlords, travelling in from Peterhead. Small jobs and repairs get a clear price before any work starts, a condition report (EICR) starts at £150 + VAT and a home EV charger at £900 + VAT, with a free survey and a fixed written price for anything larger. Call 07304 027013 or send us a photo of your fuse board on WhatsApp.
Faithful Spark Electricians does electrical work in Hazlehead from 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ. There is no Hazlehead office, and we say so up front. Steven Watt leads our own team, with Callum working alongside him, on EICRs, consumer unit changes, home chargers, rewires, new circuits and fault finding in AB15. New work is tested and certified to BS 7671:2018+A4:2026 under NICEIC enrolment 620239.
A typical Hazlehead job gets a date 5 to 10 working days out. When a tenancy, a sale or EICR remedial work sets the deadline, we usually fit it in within 2 to 5. Surveys and quotes cost nothing, and the written price arrives within one working day of the visit. The phone is answered Monday to Friday 8am to 6pm and Saturday 9am to 1pm on 07304 027013.
Figures exclude VAT and are guides until we have seen the property. Two services have their own Hazlehead page; the rest link to the city page for that service.

From £150 + VAT
A smart 7.4kW unit on the house or garage wall, after a free look at the supply, the earthing and the board. OZEV authorised installer, EVHS/WCS14254.
From £900 + VAT
An old fuse box or an early plastic board swapped for a new consumer unit, with every existing circuit tested before and after the change.
£550 to £950 + VAT
A whole house, one floor, or the rooms already stripped for a renovation, staged so you can stay living there. For a flat, the quote tells you a building warrant is needed.
Three bed semi £5,000 to £10,000 + VAT
More sockets in a home office, a cooker or shower circuit, power to a garden room or lights along a path, priced once we know the cable route.
Sockets £65 to £100 + VAT each
A breaker that keeps dropping, a room with no power or lights that flicker. We find the cause first and price the repair before we start it.
First hour £80 to £150 + VAT
On the call we say whether the job needs a survey for a fixed price. Quoting is free.
In most Hazlehead houses you can legally do your own electrical work without a building warrant, but in Scotland nobody signs DIY work off afterwards in the way English Part P schemes do. Part P has never applied here. What counts is whether the work meets the Scottish building standards, and whether the property needs a warrant at all.
Schedule 3, type 1 of the Building (Scotland) Regulations 2004 lets you carry out work to or in a house without a warrant, on condition that it meets the building standards. The exemption does not cover a house with a storey more than 4.5 metres above the ground.
Type 1 covers houses only. New wiring in a flat or maisonette needs a building warrant from Aberdeen City Council before it starts. Once it is finished the owner submits a completion certificate to the council, as section 17 of the Building (Scotland) Act 2003 requires.
An Electrical Installation Certificate is signed by the people who designed, installed and tested the work, so no electrician can issue one for a job they did not do. We can inspect and test your work and give you an EICR that records what we found.
Done some wiring yourself, or bought a Hazlehead house with DIY circuits in it? We test it, explain each finding and price any fixes before touching anything. A report starts at £150 + VAT. Call 07304 027013.
None, in the English sense. Scotland has no scheme for notifying electrical work after the event. The real question is whether a job needs a building warrant from the council before it starts, and for Hazlehead that council is Aberdeen City Council.
| The job | Building warrant? | What still applies |
|---|---|---|
| Rewire, new circuits or a new consumer unit in a house with no storey above 4.5 metres | Not needed (Schedule 3, type 1) | The work must meet the building standards and BS 7671, and you get our installation certificate |
| Swapping a light, socket or other electrical fixture for one of the same general type | Not needed (type 24) | The result must be no worse than what was there before |
| Rewire or new circuits in a flat or maisonette | Needed | The owner applies to Aberdeen City Council and submits a completion certificate when the work is finished |
| Work in a house with a storey more than 4.5 metres up, which takes in most three storey homes | Needed, unless the job is one of the listed exempt types | Same warrant and completion certificate route as a flat |
| Data, doorbell and aerial circuits at extra low voltage that are not connected to the mains | Not needed (type 22) | Must still be installed safely |
Every quote we write for a Hazlehead property says whether a warrant applies and who applies for it, before any work is booked. The council publishes its own building warrant guidance for Aberdeen. Not sure where your job sits? Call 07304 027013.
We tell you at the quote stage whether the job needs a warrant, so the council paperwork is planned before the work rather than after it.
A skilled person (electrically), which BS 7671 defines as someone with the education, training and practical skill to see and avoid the risks electricity creates. That is the test in paragraph D.61 of the Scottish Government’s Repairing Standard guidance for private landlords.
| Who is inspecting | What the guidance says | How you check |
|---|---|---|
| A firm or electrician registered with NICEIC or NAPIT | Paragraph D.62 lets a landlord take that membership as evidence the inspector has been assessed to the required level | Search the NICEIC register or the NAPIT Member Search |
| Any other electrician | They should be able to confirm every point on the competence checklist printed in the guidance | Ask them to complete the checklist before booking |
| The person signing the report | Paragraph D.64 says the report names them and shows evidence they are competent | Look for an inspection and testing qualification, such as City and Guilds 2391-52 |

Where we stand: Faithful Spark Electricians is a NICEIC Approved Contractor, 620239, and Steven Watt holds City and Guilds 2391-52 for inspection and testing. Reports follow BS 7671:2018+A4:2026, under which only a C1 or a C2 makes a report unsatisfactory. C3 and FI are advisory, but in a let property an FI should still be looked into promptly, as paragraph D.71 explains. HMOs and larger properties are covered on our EICR in Aberdeen page.
Usually the board, not the cable. A sound installation behind an old fuse box needs a new consumer unit, and testing tells us which case you have before anyone quotes for a rewire.
Rewire guides: two bed flat £3,500 to £7,000 + VAT, three bed semi £5,000 to £10,000 + VAT, four bed detached £7,000 to £14,000+ + VAT. How we plan a rewire around a family is on our rewire in Aberdeen page. Call 07304 027013 to book a test first.

With a drive or a garage, a smart 7.4kW home charger is normally a straightforward job from £900 + VAT, including up to 15 metres of cable. If you park on the street, Aberdeen City Council’s EV charging FAQ currently says a charging cable cannot run across a public pavement, so check with the council first.
The government chargepoint grant is now for renters and flat owners with their own off street parking, not for a typical homeowner. Models, timings and the survey are set out on our EV charger installation in Hazlehead page.
A picture of the fuse board, sent on WhatsApp, tells us a lot about what a charger or a new circuit will involve. Then we book the survey.
Small jobs get a clear price before any work starts. Anything we can survey gets a fixed price for the whole job, so the quote is what you pay.
| Work in Hazlehead | Guide price | What moves the figure |
|---|---|---|
| Tracing a fault, first hour | £80 to £150 + VAT | How hard the fault is to find; the repair is quoted on top |
| New socket | £65 to £100 + VAT each | Added to the first hour; depends on the route and the wall |
| EICR for a home | From £150 + VAT | Includes the main board and five circuits, then £15 + VAT a circuit; a second board is £70 + VAT plus £15 + VAT per circuit |
| Consumer unit | £550 to £950 + VAT | Circuit count, surge protection and any faults on the old board |
| Consumer unit with an EV charger | £750 to £1,000 + VAT | One visit for both |
| Smart 7.4kW home charger | £900 to £1,300 + VAT | The model and any cable over 15 metres |
| Rewire of a two bed flat | £3,500 to £7,000 + VAT | Access, plus the building warrant a flat needs |
| Rewire of a three bed semi | £5,000 to £10,000 + VAT | Rooms, floor voids and any extension |
| Rewire of a four bed detached | £7,000 to £14,000+ + VAT | Size and how much plaster has to be made good |
When you compare quotes, check whether each one includes VAT and whether it is a fixed price or an estimate.

“I had an excellent experience with Faithful Spark Electricians here in Aberdeen. Steven was the electrician who helped me, and he was fantastic from start to finish. Professional, punctual, and really thorough with his work.”
“Their team have carried out EICRs and remedial works across a large portfolio of properties with great efficiency, attention to detail, and clear communication throughout. Reports are thorough and easy to follow, and any required repairs are completed quickly and to a very high standard.”
All of this is Aberdeen City, so any warrant goes to Aberdeen City Council. The work is run from our Peterhead base at 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, on the other side of Aberdeen from AB15.
Most addresses within an hour of Peterhead carry no travel surcharge. If anything applies to your address we tell you when you book, never after the job. Across the bypass there is our electrician in Kingswells page, the new estate to the west has its own electrician in Countesswells page, and the whole city is covered under electricians in Aberdeen. You can also browse every area we cover.
Steven Watt started as a Royal Navy apprentice in 2001, founded Faithful Spark Electricians in 2023 and incorporated Faithful Spark Electricians Ltd in August 2024. Callum works alongside him in our own team, and before the day we tell you who is coming.
Because the base is in Peterhead, a Hazlehead job is given a firm date when you book rather than squeezed between local calls.

In a house with no storey more than 4.5 metres up you can do your own electrical work without a building warrant, as long as it meets the building standards. An electrician cannot certify work they did not do, but we can test it and give you an EICR.
None, in the English sense, because Scotland has no notification scheme. Instead some work needs a building warrant before it starts: new wiring in a flat or maisonette, and work in a house with a storey more than 4.5 metres up. Work in a lower house and like for like replacements do not. In Hazlehead the warrant comes from Aberdeen City Council.
A skilled person (electrically) as defined in BS 7671. Scottish Government guidance for landlords accepts membership of NICEIC or NAPIT as evidence of competence; any other electrician should be able to confirm every point on the checklist in that guidance. We are NICEIC Approved Contractor 620239, and Steven Watt holds City and Guilds 2391-52.
No. We work from 17 Thomson Road, Peterhead, and our own team travels to Hazlehead for each job. Most addresses within an hour of Peterhead carry no travel surcharge, and we confirm whether anything applies to yours when you book.

Yes. Send it on WhatsApp or describe the board on a call. It helps us say what we would check first and whether a charger or new circuit is likely to need board work.
Most jobs get a date 5 to 10 working days out, and deadline work such as a tenancy start or EICR remedials is usually fitted in within 2 to 5. The written price follows within one working day of the survey.
