Bucksburn takes its name from the Bucks Burn, which runs down to the River Don, and it grew up as a village beside the Stoneywood paper mill, which closed in 2022. Today the suburb mixes older streets, brand new estates and a working business strip, and each one asks for different electrical work.

New build homes in Bucksburn: chargers and additions

Most new build calls in Bucksburn are for a home EV charger, and on a modern board that starts at £900 + VAT for a smart 7.4kW unit with a cable run of up to 15 metres. We survey free, check the supply, the board and the earthing, and fix the price before the day.

  • Smart, as the law requires. The Electric Vehicle (Smart Charge Points) Regulations 2021 require every new home charger to be smart. The units we fit are also solar ready, so they can charge from your own panels if you add them later.
  • Two fixed packages. Ohme Home Pro or TeltoCharge from £995 + VAT, or Hypervolt Home 3 Pro or myenergi Zappi from £1,195 + VAT, each with a 3 year warranty.
  • Earthing under Amendment 4. Most homes have a PME supply. BS 7671:2018+A4:2026 requires an outdoor charger on PME to have open PEN protection, by an earth electrode, an open PEN device or a voltage limit device. We check which applies at survey and build it into the quote.
  • The grant is narrow. The £500 government chargepoint grant is for renters and flat owners with private off street parking. A homeowner with a driveway does not qualify.
  • More than chargers. Outside sockets and lights, a supply to a garden room or office, and extra kitchen circuits are priced after a short look.

A cable run over 15 metres, a board change or an earthing upgrade is a priced extra, and you see it on the quote. We are an OZEV authorised installer, reference EVHS/WCS14254, and Steven holds City and Guilds 2921-34 for EV charging.

A new consumer unit

If the cable tests well and only the board is old, a new consumer unit is the job, at £550 to £950 + VAT. With RCBOs, one faulty appliance trips one circuit instead of half the house. A new board in a home goes in a non combustible enclosure, but an existing plastic board is not a fault in itself. Arc fault devices are recommended in an ordinary house, not required, and for a single dwelling you can decline surge protection, which we record.

A partial rewire

When a kitchen, a bathroom, an extension or one floor is being stripped back anyway, rewiring just that part costs far less than doing the whole house and causes less mess. We test what stays so you know the rest of the installation is sound.

A full rewire

Brittle old insulation, no earth on the lighting or one fault after another means a full rewire is the honest answer: £3,500 to £7,000 + VAT for a two bed flat, up to £14,000 or more + VAT for a four bed detached. A house of up to two storeys needs no building warrant for it. A flat, a maisonette or a building of three storeys or more does, and the owner applies to Aberdeen City Council.

EICR codes under Amendment 4

Under BS 7671:2018+A4:2026 a C1 or C2 makes the report unsatisfactory. C3 and FI are advisory, but an FI in a rented home should still be investigated as soon as reasonably practicable. We explain each code and price any remedials separately.

When water reaches the electrics

Bucksburn sits on the Bucks Burn, close to the Don. If water from a flood, a burst pipe or a leak gets into sockets or the consumer unit, switch off at the main switch if you can reach it safely and leave it off until the installation is tested.
