Northfield housing
The homes we work on in Northfield, and what each usually needs
Northfield was laid out by the city as council housing from the late 1940s, and a 1949 aerial photograph shows its streets going in around what is now Byron Avenue. Mastrick, next door, came from the same post war programme. Most homes are semi detached houses, terraces and flats, and many have changed hands since, so two matching houses on one street can hide very different wiring.

How much does an EICR cost in Scotland?
There is no national price. Ours is £150 + VAT for the main board and the first five circuits, then £15 + VAT for each extra circuit, which puts a typical two bedroom flat at about £255 + VAT and a three bedroom house at about £315 + VAT.
When you compare quotes, check whether VAT is included, how many circuits the price covers and what each extra circuit costs. A cheap headline figure for a handful of circuits rarely covers a whole house.

Signs the wiring in a 1950s Northfield house needs attention
Age alone does not condemn a circuit. These are the things that make us recommend a test:
- Fuses holding fuse wire, or a board with no test button, which usually means little or no RCD protection.
- Rubber or fabric covered cable showing at the board, at a ceiling rose or behind an old switch.
- Sockets on one wall only, with adaptors doing the job of a circuit the house never had.
- A breaker that drops when the kettle and a heater run together.
- Scorch marks, a warm socket or a burning smell. Switch off at the main switch if you can do it safely, then call us.
New board, partial rewire or full rewire?
We decide from the test results, not from the year the house was built. If the cable insulation tests well, an RCBO board and a few new circuits are often enough. If it does not, a full rewire is the honest answer, at around £5,000 to £10,000 + VAT for a three bedroom semi.
Rewiring a house of up to two storeys needs no building warrant. A flat does, and the owner applies to Aberdeen City Council before work begins. Part P is an England and Wales rule and does not apply in Scotland, whatever national websites say. Call 07304 027013 to book the test.
Regulations in 2026
What are the changes in electrical regulation for 2026?
The 2026 change is Amendment 4 to the wiring regulations. BS 7671:2018+A4:2026 was published on 15 April 2026, and the previous edition is withdrawn on 15 October 2026, so new certificates are issued against A4. It also changed how an EICR is graded.
C1Danger present. Makes the report unsatisfactory and needs immediate action.
C2Potentially dangerous. Makes the report unsatisfactory and needs urgent repair.
C3Improvement recommended. Advisory; the report can still be satisfactory.
FIFurther investigation is advised. Advisory, but in a Scottish let it should be looked into promptly.
What A4 does not mean for a Northfield board
It does not turn an existing plastic consumer unit into a fault, and it does not require an RCBO on every circuit. A new board in a home still goes in a non combustible enclosure, and we fit RCBO boards because one fault then trips one circuit instead of half the house. Can you get a home EV charger in Northfield?
