Your Local Northfield EICR Inspector

A let heavy estate where the EICR really matters.

Northfield is a large post war estate in the north west of Aberdeen, built mainly in the 1950s as council housing and now a mix of Right to Buy owner occupiers and a high proportion of private lets, alongside Cummings Park, Heathryfold and Mastrick. For the many landlords here, a satisfactory Electrical Installation Condition Report is a legal duty under Scotland's Repairing Standard, renewed at least every five years. The homes are old enough that the original boards and wiring genuinely need checking, so the report is not a box ticking exercise. Every inspection is carried out and signed by Steven Watt, who holds the City and Guilds 2391-52 inspection and testing qualification, and you get a clear digital certificate, usually the same day.

Why Book an EICR in Northfield

The six reasons a Northfield property ends up needing a report.

For most of the estate the EICR is a landlord duty, but homeowners book one too. Here is where most Northfield reports come from.

Landlord Duty

Every privately let home needs a satisfactory EICR at least every five years under the Repairing Standard, with a copy given to the tenant. This is the main driver in Northfield.

Between Tenancies

The natural moment to test, before a new tenant moves in, so the let starts with a clean, satisfactory report on file.

Before You Buy to Let

Adding a Northfield property to a portfolio? An EICR tells you the true state of the wiring, and what it will cost to make it lettable.

Before a Renovation

Refurbishing a 1950s home before letting or moving in? An EICR shows what the existing installation can take before the work starts.

Insurance & Mortgage

Some insurers and buy to let lenders ask for proof the electrics are safe. An EICR is the recognised report.

Owner Occupier Safety

If you bought your Northfield home through Right to Buy, an EICR confirms the older wiring is safe, with no legal trigger needed.

Northfield Property Knowledge

The build era tells the inspector what to expect.

Northfield is mostly 1950s estate housing, and the type of home shapes the inspection. Here is what we typically find across the estate.

1950s Semis & Terraces

The bulk of the estate. Often still on a rewirable fuse board with no RCD protection, the single most common reason for a C2 finding here.

Four in a Block Flats

The classic Aberdeen council flats, where shared supplies and older boards need careful checking, circuit by circuit.

Right to Buy Homes

Owner occupied ex council homes, often part updated over the years. The inspection checks that every change was done and certified properly.

Private Lets

The large rental segment, where the EICR is a legal duty and tenant safety is the priority. We turn these around promptly for landlords and agents.

The Inspection Process

The Law

Scotland's Repairing Standard, the Northfield landlord's duty.

If you let a property in Northfield, the electrical safety duty comes from the Repairing Standard under the Housing (Scotland) Act 2006. In plain terms, every privately rented home must have a satisfactory Electrical Installation Condition Report carried out at least every five years by a competent person, and you must give the tenant a copy. This is Scottish law and it is enforced through the First tier Tribunal, so it is not optional.

The one thing to be sure of is that the competent person holds the right inspection qualification. Steven Watt holds the City and Guilds 2391-52, and we are an NICEIC approved contractor and a SELECT member, both publicly verifiable, so the certificate you hand your tenant or your agent will stand up to any scrutiny.

  • Satisfactory EICR at least every five years for every private let.
  • A copy provided to the tenant, and to the council on request.
  • Carried out by a qualified, registered inspector.
  • Enforced through the First tier Tribunal for Scotland.

See our wider EICR in Aberdeen page, or our landlord electrician in Aberdeen page.

The Codes

C1, C2, C3 and FI, and what makes a report unsatisfactory.

Every finding on an EICR gets a code, and the codes are what decide whether the report is satisfactory. For a landlord that is the whole ball game, so it is worth understanding.

  • C1, danger present. A risk of injury, made safe straight away.
  • C2, potentially dangerous. Needs putting right promptly. An old board with no RCD often lands here.
  • C3, improvement recommended. Not dangerous, but worth doing. A C3 on its own does not fail the report.
  • FI, further investigation. Something needs a closer look to confirm it is safe.

A report is unsatisfactory if it carries any C1, C2 or FI, and a let cannot rely on an unsatisfactory report. We explain every code we issue, and we are clear about what is required to reach satisfactory, so you are never left guessing what the property needs.

The 1950s Board

Does an old Northfield fuse board fail automatically?

It is the question every Northfield landlord asks, and the honest answer is, not automatically, but often. An original 1950s rewirable fuse board with no RCD protection is not failed on age alone. It is assessed on condition against today's standard, and in practice that lack of RCD protection usually attracts a C2, potentially dangerous, which makes the report unsatisfactory.

So the board does not fail because someone declared it illegal on a certain date. It comes back unsatisfactory because it no longer provides the protection a modern installation would. The fix is a full RCBO consumer unit, which puts individual RCD protection on every circuit and clears the related findings in a single visit, from £550 + VAT.

  • Rewirable board with no RCD, a frequent C2 on the estate.
  • Worn or damaged accessories from decades of use.
  • Missing or undersized main bonding to the gas and water.

Unsatisfactory Result

If the report comes back unsatisfactory, here is what happens.

An unsatisfactory EICR is not a disaster, it is a to do list, and for a landlord it is a clear path back to compliance. We set out exactly what needs putting right to reach a satisfactory result, with a written quote, and there is no obligation to use us for the remedial work. Clear the C1, C2 and FI items, and we reissue a satisfactory report.

Because we carry out the work as well as the inspection, we can often clear the findings and reissue a satisfactory certificate in a single follow up visit, which keeps your let on the right side of the Repairing Standard and your tenant safe.

FAQs

Northfield EICR questions, answered straight.

Don't see your question? Call 07304 027013 or get in touch and we will come back inside an hour during business hours.

How often does a landlord in Northfield need an EICR?

Under Scotland's Repairing Standard, every privately rented home must have a satisfactory EICR at least every five years, and you must give the tenant a copy. Aberdeen City Council can ask to see it. We test, code from C1 to C3, issue a same day digital certificate, and remind you before the five years are up.

How much does a landlord EICR cost in Northfield?

From £150 + VAT, covering the main board and the first five circuits, with each additional circuit £15 + VAT. A typical 2 bedroom flat is around £255 + VAT and a 3 bedroom semi around £315 + VAT. If you have several lets, we agree a fair rate up front. We confirm every figure before booking, with no surprise add ons.

What commonly fails an EICR in an older Northfield rental?

The usual culprits are a 1950s rewirable fuse board with no RCD protection, worn accessories, and missing main bonding. Most are C2 findings. The single most common fix is a full RCBO consumer unit, from £550 + VAT, which clears several findings at once and brings the let up to standard.

Does a 1950s fuse board automatically fail the EICR?

Not on age alone. The board is assessed on condition against today's standard, and in practice an original board with no RCD protection usually attracts a C2, which makes the report unsatisfactory. It is not declared illegal on a date, it simply no longer gives the protection expected, and a consumer unit upgrade puts that right.

Who pays for the EICR in a rental property?

The landlord is responsible for the EICR and any remedial work needed to reach a satisfactory result, as part of the duty to keep the property up to the Repairing Standard. The tenant should be given a copy of the satisfactory report.

Who is qualified to carry out an EICR in Scotland?

The inspector should be registered with NICEIC or SELECT and hold the relevant inspection qualification, which is City and Guilds 2391-52. Steven Watt holds it and signs every report, and both our NICEIC and SELECT registrations are publicly verifiable online.
