And on a house this new the question is never whether the wiring is old. It is how the house is built and where a cable can physically go, because modern construction does not take kindly to the instinct that works in a granite house. Chasing the wall is usually the wrong answer here.

Not a wiring problem. A building problem.

The same five jobs behave completely differently depending on what your walls are made of, and Countesswells sits firmly at one end of that.

In an older Aberdeen property, adding a socket usually means cutting a chase into solid masonry or plaster, dropping a cable, and making good. It is dusty and slow, but the wall will take it and there is nothing hidden inside it that you can ruin.

A modern house is the opposite in almost every respect. Most new houses in this part of Scotland are timber frame, though it is worth confirming what yours is before anyone assumes. Where it is, the internal walls are studs and plasterboard with a void behind, the external walls contain insulation and a membrane doing a specific job, and both party walls and some ceilings are fire barriers with a rating to maintain.

That changes the instinct completely. There is often a ready made route already in the house, which is why a good installation here can be less disruptive than in a granite villa rather than more. But it also means there are things behind the plasterboard you genuinely must not casually cut through, and a chase into an external wall is close to the worst option available.

In an old house you make a route. In a new house you find the one that is already there.

The service void that already exists

The gap behind the plasterboard on a stud wall, and the batten void on some external wall build ups. Where one exists and the route works, this is the whole answer: a cable dropped through, a box cut, and nothing to make good. Always the first thing we look for.

Loft or ceiling void

Across the loft and down into the wall below. Very effective on upper floors and for anything on an outside wall. The constraint is joists, which is covered below.

Outside, in conduit or armoured cable

Out through one wall, along the outside, and back in where you need it. Slightly unglamorous, entirely legitimate, and often the least invasive option for garden power, an outbuilding or a second outside socket at the far end of a house.

Opening the plasterboard, and making good

Sometimes it is the only way. It is the last option rather than the first, and if somebody reaches for it immediately without checking the other three, that is worth questioning.

Studs, joists and safe zones

Cables in walls have to sit in the safe zones BS 7671 defines, which are the bands running horizontally and vertically from accessories, so that somebody drilling a shelf later has a reasonable chance of missing them. Joists have their own rules: there are defined zones along a joist where you may drill, and limits on notching, because a joist is holding your floor up. Neither is negotiable, and both are routinely ignored by people who are not electricians.

The membrane you should not casually puncture

Modern external walls include layers doing an airtightness and vapour control job. Punching a hole through one and walking away creates a path for warm moist air to reach somewhere cold, which is how condensation problems start inside a wall where you cannot see them. Any penetration gets sealed and made good properly, and that is a reason to plan the route rather than take the shortest line.

Party walls and compartment ceilings are fire barriers

In terraced and semi detached homes the party wall is a fire barrier, and some ceilings are too. A cable passing through one has to have that barrier properly reinstated around it. It is also why a downlight cut into a fire rated ceiling is a specification decision rather than a free choice: the fitting has to maintain the rating the ceiling was built to.

What the developer's spec gave you, and what it left out.

None of this is a criticism. A developer builds to a specification and a price, and that specification is for the house as built rather than the house you are going to make it.

What you almost certainly have

  • A modern board with RCD protection and a full set of circuits, correctly designed and certified
  • Smoke and heat alarms to the current Scottish standard, hard wired and interlinked
  • Sockets in every room to the plan specification
  • Kitchen and bathroom circuits done properly, with the zones respected
  • An Electrical Installation Certificate for the original installation, which is your baseline document

What is usually missing

  • Enough sockets where you actually live. Behind a TV, beside a bed, in a home office corner that was a spare room on the plan
  • External sockets. Frequently none at all, and the single most common first call
  • A supply to the garage beyond a light and one socket, if that
  • Garden power and lighting. Almost never included
  • Network cabling. Rarely more than wherever the incoming service lands
  • Loft lighting and power. Usually nothing, which matters the day you board it out

Consistently, and in roughly this order.

A garden office or garden room

This is a sub main, not an extension lead. Armoured cable in a trench at the correct depth with marker tape above it, sized for the length of the run rather than only the load, its own way in the board, a small consumer unit in the building with its own protection, and its own certificate.

Take the data cable out in the same trench. Digging once is the single biggest saving on this job.

A hot tub

Not a socket job, and it is worth being firm about that. It wants a dedicated circuit with appropriate RCD protection, outdoor rated accessories and isolation you can actually reach. Hot tubs draw heavily and continuously, and they sit outside in Aberdeen weather with people in them.

Outside sockets and garden lighting

The cheapest thing to do well and the most common thing people regret leaving. Correctly rated external accessories, RCD protection, and cable routed and protected properly rather than clipped along a fence.

Do it now, not in five years

This is the genuinely useful advice for a new build owner, and it costs us work to give it. Every one of these jobs is dramatically cheaper and tidier before the garden is landscaped, before the driveway is laid, before the loft is boarded out, and before the decking goes down. A trench across bare ground is a morning. The same trench across a finished garden with a new driveway over the only sensible route is a different job at a different price.

If you know you want a garden office in three years, put the duct in now while the ground is open. It is the cheapest thing on this page.

What you get in writing, and why it matters more on a new house.

Your developer's original certification is the baseline record for the house. Every addition after that should extend that record rather than muddy it, because at sale a clean documented history is worth having and a pile of undocumented alterations is an argument waiting to happen.

The rule is simple. An alteration or addition to an existing circuit gets a Minor Electrical Installation Works Certificate. A new circuit gets a full Electrical Installation Certificate with a schedule of test results. Garden office sub main, hot tub, charger: all new circuits, all EIC. An extra socket spurred from an existing ring: Minor Works.

On warranties, one honest paragraph rather than guesswork. New homes usually come with a structural warranty, and what it covers electrically, and for how long, varies by provider. Check who warrants your home and what the electrical cover period actually is, and raise anything that looks wrong while that cover is still live rather than after it lapses. We are not going to tell you what your policy says, because we have not read it.

The rules that apply in Countesswells.

Work is carried out to BS 7671:2018+A4:2026, the current IET Wiring Regulations, published in April 2026, with the previous version withdrawn on 15 October 2026. It is still the 18th Edition and there is no 19th.

Part P does not apply in Scotland, and there is no Building Control notification and no competent person self certification scheme here. Those belong to England and Wales, and they appear often enough in national guidance that it is worth stating plainly. What applies is the Building (Scotland) Regulations and Building Standards, with Aberdeen City Council as the authority for an AB15 address rather than Aberdeenshire.

A building warrant is not required for electrical work in an existing house of up to two storeys. It is required for flats and maisonettes and for buildings of three storeys or more, and the duty to obtain one sits with whoever orders the work.

On arc fault detection devices, the position for an ordinary home is that they are recommended rather than required, with the requirement applying to higher risk residential buildings and to premises such as houses in multiple occupation, purpose built student accommodation and care homes. If anyone quotes them to you as a compliance requirement for a Countesswells house, that is worth questioning.

If you let a property here

An EICR at least every five years by a competent person, with a copy to your tenants. And since 1 March 2024, one or more RCDs rated at no more than 30 mA in the main consumer unit, normally covering the socket outlet circuit as a minimum.

On a Countesswells house that second duty is almost always satisfied already, because the developer's board has RCD protection. It is worth knowing what it actually says, though, because it does not require every circuit to be RCD protected and it does not mean a working split load board fails. What it catches is a property with no RCD protection at all, which is not something you will find in a house built here.

Countesswells, honestly.

Around three thousand homes were consented here, with planning permission in principle granted in October 2014 and consent following in April 2016. The first residents moved in during April 2017, and the primary school, for 434 pupils plus sixty early learning places, opened in April 2023. Access runs from the A944 by the completed link road at the Kingswells roundabout, with a second access proposed at Jessiefield.

It has not been an entirely smooth build out, and there is no point pretending otherwise. Countesswells Development Ltd, a wholly owned subsidiary of Stewart Milne Group, entered administration in November 2021, with roughly nine hundred homes complete or under construction at that point. The site was marketed from May 2022, and in July 2025 a purchase by Ogilvie Homes was announced. Houses here have been built by several housebuilders including Barratt, David Wilson Homes and Stewart Milne.

Why any of that matters to an electrician page: know where your paperwork is. When a development changes hands, the practical risk to a homeowner is not the wiring, which was certified when it went in. It is that the original Electrical Installation Certificate and the warranty documentation become harder to chase up later. If you have yours, keep it somewhere you can find it. If you do not, it is worth asking now rather than at the point of sale.

Can you just chase a socket into my wall like in an older house?

Usually we would not want to, and often we do not need to. Is my house timber frame?

Do I need an EICR on a house this new?

Not for condition reasons. The installation was certified when it was built and the cable will be serviceable for decades. Where an EICR earns its money on a new house is at sale, or if you are letting it, or if something specific is going wrong. Otherwise your original Electrical Installation Certificate is the document that matters.

We want a garden office. What is actually involved?
