Outdoor electrics by the sea
Why outdoor sockets and lights wear out faster in Cruden Bay
Salt in the air and wind driven rain are harder on outdoor electrical fittings than inland weather, so a coastal property usually needs more care with anything fixed to an outside wall. Screws and metal parts corrode, seals perish and water finds its way into enclosures that were never meant for exposed walls. That is how a garden socket or a security light ends up tripping the whole circuit on a wet night.
Here is how we handle outdoor work on a coastal house:
- Weatherproof accessories rated for where they go. An outside socket, light or junction box gets an enclosure with an ingress protection rating suited to an exposed wall, not the cheapest box in the van.
- Fixings that resist corrosion. Where a product range allows it, we choose fixings and glands that cope better with damp, salty air.
- Sensible positions. Where the layout gives a choice, fittings go on the more sheltered face of the building.
- A look at what is already outside. During an EICR we inspect the external accessories too, because a corroded outdoor fitting is a common place for a fault to start.

Holiday lets and self catering
What electrical checks does a Cruden Bay holiday let need?
A licensed short term let in Scotland must have an electrical safety inspection by a competent person at least every five years, an EICR on the fixed installation, and a PAT report on the portable appliances guests can use. That is a mandatory condition of every licence, set out in Schedule 3, paragraph 6 of the 2022 short term lets licensing order.
EICR on the fixed wiring
The inspection covers the consumer unit, circuits, sockets, switches and fixed appliances in the parts guests use or can reach. It must be repeated at least every five years, or sooner if the inspector recommends it.
PAT report on appliances
Kettles, toasters, lamps, televisions and any other portable appliance you supply need a Portable Appliance Testing report, and each tested item must be date labelled and signed. NICEIC certifies our business for PAT testing.
Fittings kept safe between visits
The licence holder must keep electrical fittings and items in a reasonable state of repair and in proper and safe working order. A cracked socket or a scorched plug top between inspections is still your responsibility.
Long term lets are different
A house let on a private residential tenancy falls under the Repairing Standard instead, which also expects an electrical inspection at least every five years and a check of the appliances the landlord supplies.

Cottages and period houses
Does an old Cruden Bay cottage need a rewire or just a new fuse board?
Often just a new board. The age of a house does not decide it; the condition of the cable does, and an EICR is how you find out. Rubber or fabric insulated cable, lighting circuits with no earth and signs of overheating point towards a rewire. Sound PVC cable on an old fuse box usually only needs a consumer unit change.
When the answer is a new consumer unit

When the answer is a rewire
In a granite cottage with solid walls, the cable routes need planning so the house is not chased apart. We survey first, agree where every socket and light goes, and give you a fixed price. Rewiring an existing house of up to two storeys does not need a building warrant, while a flat or a building of three storeys or more does, from Aberdeenshire Council. Scotland, not England
Electrical rules that apply to a Cruden Bay property

Part P is not a Scottish rule
Part P belongs to the building regulations for England and Wales and has never applied here. Scottish work is certified to BS 7671, and you should receive a certificate for every job.

EICR codes under Amendment 4
Under BS 7671:2018+A4:2026, only a C1 or C2 makes an EICR unsatisfactory. C3 and FI are advisory, though an FI on a let should still be looked into promptly. Check which edition your own report was written to.
Grants for chargers are narrow
The £500 per socket chargepoint grant is for renters and flat owners with private parking. A homeowner with a driveway is not eligible, and we say so on the call rather than after the quote.
