Which council covers Oldmeldrum?
Aberdeenshire Council. The town is in the Formartine area of the shire with an AB51 postcode, the same council as our Peterhead base. If a job here ever needs a building warrant, the owner applies to Aberdeenshire Council rather than to Aberdeen City.
New estates such as Coutens and Chapel Park
Modern houses arrive with a modern board, so the calls we get are for more: a socket in the garage, power to a garden room, lights on the patio, a charger by the drive. The question that matters is how to add to a new installation without muddying its paperwork.
Granite houses around the Square and Kirk Street
The older stone town has thick walls, deep floor voids and wiring of every age. Old fuse boxes without RCD protection and lighting runs with no earth conductor are the usual finds, and routing new cable through solid granite takes planning.
Steadings, workshops and outbuildings
Outside the town, a supply often has to travel a long way from the farmhouse to a shed, a converted barn or a workshop. Cable size, the route it takes and how the far building is earthed all need deciding before anything is dug.

New build estates
Adding circuits to a new build house in Oldmeldrum
Yes, you can add sockets, circuits and outdoor supplies to a new build without disturbing the house's original certification. Your home should have come with an Electrical Installation Certificate (EIC) from the developer's electrician. That certificate describes the installation as it was handed over, and nobody should alter it.
When we add something, it gets its own paperwork. A new circuit, such as a radial to a garden room or a supply for a charger, is recorded on our own EIC. A smaller change to a circuit that already exists, like an extra socket on the kitchen ring, gets a Minor Works Certificate. Keep ours alongside the developer's, so anyone reading them later can see exactly which work is whose.
Two points before you book. If the house is still inside its new home warranty, read the warranty terms or ask the builder before anything is altered. And if a fault shows up in something the builder installed, raise it with the builder first, because it may be theirs to put right. We test the existing circuits we connect to before we add load, and we tell you if the board has no spare way for what you want.
The old town
Granite town centre homes: new board, part rewire or full rewire?
The answer comes from testing, not from the date over the door. In the stone houses around the Square we often find a rewireable fuse box, a lighting circuit with no earth and cable from three or four different decades. Some of that installation can be kept and some cannot, and an inspection sorts one from the other.
If the cable is sound, a new consumer unit at £550 to £950 + VAT may be all you need, with RCBO protection so a single fault trips a single circuit. A plastic board is not a defect in itself, and a dual RCD board is still compliant, so we will not swap a board that the inspection gives no reason to change.
If cable has to go, solid granite changes how we run it. We lift boards and use floor voids and lofts wherever we can, and only chase stone where nothing else works. A three bed house is typically £5,000 to £10,000 + VAT to rewire. In Scotland a house of up to two storeys can be rewired without a building warrant; a flat or maisonette needs one from Aberdeenshire Council, and the owner applies.

Charging at home
EV chargers on Oldmeldrum driveways
A charger suits any Oldmeldrum home with off street parking, because the car can fill up overnight on a cheaper tariff. The law has required every new home charger to be smart since 30 June 2022, and the units we fit are also solar ready. All three include up to 15 metres of cable. A longer run to a detached garage, a board upgrade or extra earthing work is quoted at the survey. On a PME supply, BS 7671:2018+A4:2026 requires protection against a broken PEN conductor for an outdoor charger, and the circuit needs 6mA DC fault detection, either in the charger or from a Type B RCD.
No driveway? A cable laid across a public pavement needs Aberdeenshire Council's permission, so check with the council before buying a charger. The £500 government grant is for renters and flat owners with private parking, not for most homeowners with a drive.
Beyond the town
Power to steadings and outbuildings around Oldmeldrum
Feeding a converted barn, a workshop or a stable from the farmhouse means a sub main: a cable from the main board to a small board in the far building. Over a long distance, three decisions make or break it, and we settle each one at the survey.
The cable and its route
Outdoors we normally use steel wire armoured (SWA) cable, buried at a safe depth or fixed along a wall. Its size depends on the load and on the length of the run, so that the voltage reaching the far end stays inside BS 7671 limits.
How the far building is earthed
We confirm at the survey how the house itself is earthed. On a PME supply we then decide whether the outbuilding can share that earth or should have its own earth rod, which is often the safer choice for a detached building.
Animals and farm use
Buildings that house livestock fall under Section 705 of BS 7671, the part written for agricultural premises, which sets tighter rules on protection and bonding. Tell us how the building is used and we design to suit.

Inspections
How much does a full electrical inspection cost in Oldmeldrum?
A full electrical inspection, called an Electrical Installation Condition Report (EICR), costs from £150 + VAT with us. That covers the main board and its first five circuits. Each further circuit adds £15 + VAT, and a second board in a garage, steading or outbuilding adds £70 + VAT plus £15 + VAT for each circuit on it. As a guide, most two bed homes come to about £255 + VAT, three bed homes about £315 + VAT and four bed homes about £375 + VAT, though these are guides rather than limits.
Private lets in Scotland need one at least every five years. For an owner occupied home, Electrical Safety First's advice for older and vulnerable people says to have a full check by a registered electrician at least every ten years.
Where can I get a free electrical safety check?
We have not found any official scheme offering free whole house electrical inspections in Aberdeenshire, so in practice an EICR is a paid inspection. What you can do for free are the simple checks that Electrical Safety First's guidance for older and vulnerable people sets out: press the test button on your RCD, and look for scorching, cracked fittings or old round pin sockets. Under BS 7671:2018+A4:2026, only C1 (danger present) and C2 (potentially dangerous) codes make a report unsatisfactory. C3 and FI (further investigation advised) are advisory, although in a rented home an FI should be looked into as soon as reasonably practicable, as the Scottish Government guidance for private landlords explains. Any remedial work is priced separately.
