Know the area
Bridge of Don, estate by estate: what we expect to find
Bridge of Don is the largest suburb on the north side of Aberdeen, about four miles by road from the city centre up the A956 Ellon Road. Most of it was built from the 1970s onwards in render and brick rather than granite, so the age of a house says more about its wiring than the stone does.
Is Bridge of Don in Aberdeen City or Aberdeenshire?
Aberdeen City. The southern part around Balgownie and Danestone has AB22 postcodes, and the northern part around Denmore and Middleton Park has AB23. The A956 runs on north into Aberdeenshire, which is where the mix up comes from. A building warrant for work at a Bridge of Don address comes from Aberdeen City Council.
Balgownie, Scotstown and Danestone
The southern estates went up as North Sea oil arrived in the 1970s, and Danestone was laid out on farmland from 1984. Those houses are now forty years old or more. We expect an original board with little or no RCD protection, or a split load board where one fault drops half the circuits, and often no recent inspection on file.
Grandhome and the newer streets
Grandhome is the new neighbourhood going up on the northern edge of Bridge of Don. A new house arrives with a modern consumer unit, so the calls from there are for a charger on the drive, an outdoor socket, a supply to a garden room or more lighting, rather than a new board.
Murcar, Denmore and the energy parks
Bridge of Don also has a busy business side: Murcar Commercial Park and the Denmore Industrial Estate on Denmore Road, and the Aberdeen Energy and Innovation Parks. 1970s and 1980s houses
Older Bridge of Don homes: the board, the wiring and what an inspection tells you
A house built in Balgownie in the 1970s or in Danestone in the late 1980s is old enough that its first consumer unit deserves a proper look. These are the signs that usually lead to a call:
- Tripping with no obvious cause, often on a damp morning when an outside light or socket lets in moisture.
- One fault, half the house dark, which is how a split load board with a shared RCD behaves.
- No test button on the board, or rewirable fuses, which means little or no RCD protection.
- Scorch marks or a warm smell at the board or behind a socket. Switch off and call.
- Extension leads in every room, because the house was wired before home offices, induction hobs and electric showers.
Inspect first, then decide
Our first step on an older house is usually an EICR, because it tells you whether the board and the cables can stay. Under BS 7671:2018+A4:2026 only a C1 (danger present) or a C2 (potentially dangerous) makes the report unsatisfactory. A C3 is an improvement we recommend, and an FI means further investigation is advised, which in a rented home should happen as soon as practicable.
If the board does need replacing, an RCBO consumer unit is £550 to £950 + VAT. We test the installation before and after, and you get an Electrical Installation Certificate when it is done. Call 07304 027013 to book the inspection.

Electrical work for business units in Bridge of Don
If you run or let a unit at Murcar Commercial Park, the Denmore Industrial Estate or the Aberdeen Energy and Innovation Parks, the Electricity at Work Regulations 1989 put the duty to keep its electrical system safe on you. A periodic inspection and test, written up as an EICR, is how most employers and landlords show they have met it.

Check before you book
Is there a list of registered electricians?
Yes. NICEIC and NAPIT each run a public “find a tradesperson” search of the businesses they certify, so you can look an electrician up by name or by area before letting them in. We are a NICEIC Approved Contractor, enrolment 620239, and you can see our entry on the NICEIC register. NICEIC assesses our work every year against BS 7671.
Part P is not a Scottish rule
Part P belongs to the building regulations for England and Wales. In Bridge of Don the Scottish building standards and BS 7671 apply, so a quote or guide that mentions Part P was written for a different country.
Building warrants from Aberdeen City Council
Rewiring a house of up to two storeys needs no warrant. Work in a flat or maisonette, or in a building of three storeys or more, does, and the owner applies to Aberdeen City Council. We flag it at the survey.
Private lets: inspected at least every five years
Under the Repairing Standard a privately let home in Scotland needs an electrical installation inspection at least every five years, plus checks on any appliances the landlord supplies. We can book both on one visit.
