Compliance Testing

Fixed wire testing, the certificate your business must keep current.

Fixed wire testing is the commercial equivalent of a domestic EICR, a periodic inspection and test of the fixed electrical installation in your premises against BS 7671. It is what proves your electrics are safe and maintained, and it is driven by the Electricity at Work Regulations 1989, which put a duty on the employer or duty holder to keep the installation in a safe condition.

The recommended maximum intervals are broadly every five years for most commercial premises such as offices, shops and hotels, and every three years for industrial premises and factories, with wet or harsh environments often needing annual testing. The important caveat is that your insurer and your lease frequently ask for shorter intervals than that, so it is always worth checking the policy and the lease rather than assuming the maximum.

Emergency Lighting

Emergency lighting to BS 5266, installed, tested and certified.

If your premises has escape routes that the public or your staff use, you almost certainly need emergency lighting, and it carries its own testing duty under BS 5266. It is easy to install it and then forget it, right up until an insurer or a fire risk assessment asks for the records.

The duty has two parts. A monthly function test, where each fitting is briefly run from its battery to confirm it illuminates and the exit signage is lit and legible. And an annual full duration test, where the mains is isolated and the fittings must run for their full rated duration, typically three hours, to prove they would actually last through an evacuation. Both are recorded in an emergency lighting logbook. We design and install emergency lighting for new fit-outs and refurbishments, take on the monthly and annual testing, and keep the logbook straight so the records are there when they are asked for.

Power & Boards

Three-phase power and distribution boards.

Most homes and small units run on single phase at 230 volts, which is fine for lighting and everyday sockets. Workshops, larger offices, commercial kitchens, heavy machinery and banks of EV chargers often need three phase at 400 volts, which gives more capacity and balances heavier loads properly. If you are not sure which you have, we can check the supply and advise before you commit to new equipment.

We install and upgrade distribution boards, run sub-mains, fit isolators, and balance loads across the phases, and where a premises needs its supply upgrading from single to three phase we coordinate that with the network operator, SSEN, on your behalf. The thing a facilities manager actually worries about is not the electrics, it is the disruption to trading. So we plan around it. Testing, remedials, board changes and installations are scheduled outside your trading hours or as phased shutdowns, with safe isolation in a live environment, so the shop, office or kitchen keeps running while the work gets done.

The certificates your insurer, landlord or lease asks for are not arbitrary. Here is the duty map, without the jargon.

Fixed wire testing

The duty: keep the installation safe and maintained under the Electricity at Work Regulations 1989.

The proof: a fixed wire test, roughly every five years for commercial and three for industrial, sooner if your insurer or lease says so.

Emergency lighting

The duty: escape routes lit if the power fails, under BS 5266.

The proof: a monthly function test and an annual full duration test, logged in the emergency lighting logbook.

Appliance testing

One point worth knowing: there is no Part P in Scotland. Part P is part of the Building Regulations for England and Wales. Notifiable electrical work in Scotland runs through Building Standards and a building warrant, and is certified to BS 7671 by a registered electrician.
