What a commercial electrician in Ellon deals with

A commercial electrician in Ellon is responsible for the electrics a business runs on, from the incoming supply and main switch to the boards, sub mains, machine and kitchen circuits, lighting and the emergency lighting over the exits. Testing that installation and writing up the result is half the job, because the report is what an insurer, a landlord, an incoming tenant or a fire risk assessor reads. Around Ellon the premises fall into three groups: trade and industrial units at Balmacassie, shops, cafes and offices in the town centre, and farm buildings across Formartine.

Faithful Spark Electricians is a NICEIC Approved Contractor, enrolment 620239, run from 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ. Steven Watt leads the team, with Callum working alongside him. Ellon sits within an hour of our base, the range in which most addresses carry no travel surcharge; if an outlying farm address ever carried one, we would confirm it at booking.

Balmacassie

Electrical work for trade and industrial units at Balmacassie

Units at Balmacassie Commercial Centre and the neighbouring industrial estate change hands often, and the wiring seldom changes with them. That is where most of the problems we look for on Ellon estate units come from.

  • Wired for somebody else. A board laid out for a storage tenant is now feeding a workshop, a gym or a food business. The question is whether it was ever checked against the new load.
  • Single phase or three phase. Engineering and energy supply tenants often arrive with kit that expects three phase. Find out what the unit has before the machine is delivered, not after.
  • Racking and mezzanines. A mezzanine or a new run of racking changes the escape route, and emergency lighting that once covered it may no longer reach.
  • Where the landlord stops. On a multi unit site it pays to know exactly where the landlord's supply ends and yours begins. We mark that boundary in the report, because it decides who pays for any remedial work.

Taking a unit on? Have the installation inspected before you sign the lease, while any defects are still the landlord's conversation. Call 07304 027013 and give us the unit number.

Ellon town centre

Shops, cafes and offices in Ellon town centre

In the town centre the cost that matters most is often the hours a business is shut, not the electrical work itself. So we plan the job around trading before we price it.

Retail units

Display lighting carries most of the load in a shop and is usually the first thing worth upgrading. The overdue jobs we find are emergency lighting and a periodic inspection nobody arranged when the lease changed.

Cafes and food businesses

Ovens, fryers, extraction and refrigeration draw heavily for hours at a time, and equipment tends to be added without anyone looking at the board again. That is where an older installation shows its limits.

Offices and practices

Desks, data cabinets and printers spread across circuits that have been extended over the years without a record. We test, label and give you a schedule that matches what is actually there.

Keeping the doors open. We split the work so only one area is off at a time, agree the order and the outage times in writing, and book it within our hours: Monday to Friday 8am to 6pm and Saturday 9am to 1pm. Call 07304 027013 to talk through a window.

Formartine

Farm and steading electrics around Ellon

Farm electrics around Ellon are spread out, seasonal and exposed to conditions an office never sees. Our inspections and quotes for Formartine farms allow for that.

  • Buildings far apart. Supplies run between the house, steading, sheds and workshop, often added in different decades. Earthing and bonding between separate buildings is where we look hardest.
  • Harvest load. A grain dryer can sit idle most of the year and then run hard for weeks. Have the supply checked well before harvest rather than during it.
  • Wet and corrosive spaces. Wash down areas, livestock housing and fertiliser stores need enclosures and containment chosen for them.
  • Diversification. When a steading becomes holiday lets, a farm shop, an events space or workshops let to trades, the obligations change with the use. Emergency lighting, inspection records an insurer will accept and, for a conversion, usually a building warrant from Aberdeenshire Council all come into play.

Planning a conversion? Talk to us while it is still on paper, so the supply size and circuit design are settled before the warrant drawings are. Call 07304 027013.

Competence, not a licence

Who can do commercial electrical work in Ellon?

Anyone doing it must have the knowledge and experience the task needs, or be supervised by someone who has. That is regulation 16 of the Electricity at Work Regulations 1989, which extends to Scotland. There is no separate licence for commercial work, so a business choosing a contractor has to rely on evidence it can check.

Evidence worth asking for

  • A public register entry in the same company name as the quote. We are NICEIC Approved Contractor 620239 and TrustMark 4205123, both linked in the bar near the top of this page.
  • The right qualification for the task. Steven Watt holds City and Guilds 2391-52 for inspection and testing and 2921-34 for EV chargepoints.
  • Insurance you can see. We hold £2M public liability and show the certificate before work starts.
  • A named certificate at the end: an installation certificate, a minor works certificate, an EICR or an emergency lighting certificate, depending on the work.

Why it matters on a let unit

Your certificates are read by people other than you. A landlord checks them at the end of a lease, an incoming tenant's solicitor asks for them on an assignment, and an insurer can ask for them after a claim.

A report from a contractor on a public register, issued in the correct format, saves an argument at each of those points. Call 07304 027013 to book yours.

Scotland, not England

Is a commercial EICR a legal requirement in Scotland?

The law does not name the EICR. What it requires is an installation kept safe, and the EICR is how an Ellon business shows it has done that. Regulation 4(2) of the Electricity at Work Regulations 1989 says systems shall be maintained so as to prevent danger, so far as is reasonably practicable. HSE's advice is that the way to find out whether an installation is safe is to have it inspected and tested by a person with the competence to do so.

  • Insurers commonly make a current report a condition of cover. Read the policy wording, because it is often the earliest deadline you face.
  • Leases decide who maintains what. The landlord usually keeps the supply and common parts, and the tenant the installation inside the unit.
  • Fire risk assessments under the Fire (Scotland) Act 2005 often ask for the EICR and the emergency lighting certificate together.
  • Coding under BS 7671:2018+A4:2026. A C1 or C2 makes the report unsatisfactory. C3 and FI are advisory, and an FI (further investigation is advised) should still be followed up promptly.

How often should commercial premises in Ellon be tested?

No regulation fixes a number of years for business premises. The inspector writes a recommended date for the next inspection on the report, judged from the type of premises, how hard it is used and what condition it is in. Your insurer or your lease can ask for an earlier date, and when they do, that is the date to keep.

Some events call for a report sooner whatever the date says: a new tenant, a change of use, major alterations, or damage from water or a fire.

Part P, building warrants and Aberdeenshire Council

Part P does not apply in Scotland. It is an England and Wales building regulation, and Scotland has no Building Control notification for electrical work. Work here sits under the Scottish building standards, and where a job needs a building warrant, it comes from Aberdeenshire Council for premises in Ellon.

We tell you at survey whether yours does. To book an inspection from £300 + VAT, with any remedials quoted separately, call 07304 027013.

Pricing

How much does a commercial electrician cost in Ellon?

Two of our commercial prices are published: commercial EICRs from £300 + VAT and workplace EV chargers from £800 + VAT. Everything else is priced as one fixed figure against a written scope, after a free survey of the premises.

What changes the figure

  • Number of boards and circuits. This sets the length of a test far more than floor area does.
  • Access. High racking, a full stockroom or a kitchen in service all slow the work.
  • Distance between buildings. On a farm, long armoured cable runs are a large share of the cost.
  • Phasing. Work split into stages to keep you trading is planned into the price from the start.

When the job turns something up

Older buildings hide things. If we find a problem the scope did not cover, we stop, show you, and price it as a separate decision. Nothing reaches the invoice that you did not agree.

On an EICR, every finding is coded on the report and remedials are quoted afterwards, so you choose what to do with the report in your hand. Questions about a quote? Call 07304 027013.

  1. Get in touchSend the address and what the building is used for.
  2. Free surveyWe look at the supply, the boards and the space, and ask when work can happen.
  3. Fixed written priceUsually within one working day of the survey.

Questions

Questions Ellon businesses ask us

Something not covered? Call 07304 027013, Monday to Friday 8am to 6pm or Saturday 9am to 1pm.

What does a commercial electrician deal with?

A commercial electrician installs, tests and repairs the electrics a business depends on: the incoming supply, distribution boards, sub mains, circuits for machines and kitchens, lighting and emergency lighting, and the certificates that prove the work is safe. Around Ellon that means estate units at Balmacassie, town centre shops, cafes and offices, and farm buildings across Formartine.

Who can do commercial electrical work?

Regulation 16 of the Electricity at Work Regulations 1989, which extends to Scotland, says electrical work needing technical knowledge or experience to prevent danger must be done by someone who has it or who is suitably supervised. There is no separate commercial licence, so check a public register entry, the qualification for the task, insurance and the certificate you will receive. We are NICEIC Approved Contractor 620239.

Is a commercial EICR a legal requirement?

No law names the EICR, but regulation 4(2) of the Electricity at Work Regulations 1989 requires electrical systems to be maintained to prevent danger, so far as is reasonably practicable, and an EICR is how a business shows it has done that. Insurers, leases and fire risk assessments under the Fire (Scotland) Act 2005 often ask to see a current report.

How often should commercial premises in Ellon be tested?

No regulation sets a fixed number of years for business premises. The inspector records a recommended date for the next inspection on the report, based on the type of premises, how hard it is used and its condition, and your insurer or lease may ask for an earlier date. A new tenant, a change of use or major alterations are good reasons to inspect sooner.

How much does a commercial EICR cost in Ellon?

Commercial EICRs start at £300 + VAT. The price depends on the number of boards and circuits rather than floor area, and we confirm it in writing after a free survey. Remedial work is quoted separately once you have the report.

What should we check before taking on a unit at Balmacassie?

Check whether the supply is single or three phase and whether that suits your equipment, how much spare capacity the board has, whether emergency lighting still covers the layout you plan, and where the landlord's supply ends and yours begins. An inspection before you sign the lease answers all four.

Do you work on farms and steadings around Ellon?

Yes, across Formartine. We inspect and wire farm buildings, supplies between separate buildings and three phase equipment such as grain dryers, and we design the electrics for steadings being converted to holiday lets, farm shops, events spaces or workshops.

Can you work around our opening hours?

Yes, within our hours of Monday to Friday 8am to 6pm and Saturday 9am to 1pm. We split the job so only one area is off at a time and agree the order and outage times with you in writing before the date.

Do I need a building warrant for electrical work in Ellon?

Some work may, such as a conversion or work in a building of three storeys or more, and the warrant comes from Aberdeenshire Council. Part P does not apply in Scotland and there is no Building Control notification here. We tell you at survey whether your job needs a warrant.

Are you based in Ellon?

No. Our base is 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, within an hour of Ellon. Most addresses within an hour of Peterhead carry no travel surcharge, and any charge for an outlying address is confirmed at booking.
