What a commercial electrician in Westhill deals with
A commercial electrician installs, alters, tests and repairs the fixed electrical installation of a workplace: the supply intake, distribution boards, sub mains, small power, lighting, emergency lighting and any three phase plant. The other half of the work is the paperwork that a landlord, insurer, fire risk assessor or incoming tenant reads: installation certificates, minor works certificates and condition reports. In Westhill most of it sits in the office pavilions of Arnhall Business Park off Prospect Road, the units of Kingshill Commercial Park on Venture Drive, the workshops of Westhill Industrial Estate on Enterprise Drive and around Silvertrees, and the shops and services in the town centre.
Westhill grew as a base for subsea and energy engineering firms, so its commercial buildings are mostly offices full of IT and workshops with three phase machinery, rather than a high street. Faithful Spark Electricians Ltd covers the town from 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, as part of our commercial work across the north east. We are NICEIC Approved Contractor 620239, and the team is led by Steven Watt with Callum working alongside him.
Commercial electrical services in Westhill, and how each is priced
Two commercial prices are published: EICRs from £300 + VAT and workplace chargepoints from £800 + VAT. Everything else is surveyed free of charge and fixed in writing before any work starts.
| Service | What it covers in a Westhill building | Price |
|---|---|---|
| Office fit outs and refits | Bare floors and tired offices turned into working space: desk and floor box power, meeting rooms, kitchens, lighting, and separate distribution where a pavilion is split between tenants. More on our electrical fit outs. | Fixed after survey |
| Commercial EICR | Every board and circuit inspected and tested, each finding coded to BS 7671:2018+A4:2026, remedials priced as a separate decision. Book a commercial EICR in Westhill. | From £300 + VAT |
| Three phase power | New boards, sub mains, isolators and load checks for workshop machinery, compressors and welding bays on the industrial estate. See our three phase work. | Fixed after survey |
| Lighting | LED panels for open plan offices, high bay fittings for workshops, and car park and external lighting on time switches or sensors. See commercial LED lighting. | Fixed after survey |
| Emergency lighting | Escape lighting designed, fitted, tested and certified to BS 5266, with the logbook brought up to date. | Fixed after survey |
| Maintenance programmes | Booked visits for remedials, fault finding, board charts and checks between inspections. See planned electrical maintenance. | Fixed after survey |
| Workplace EV charging | Chargers for staff, visitors and pool vans with load management, from an OZEV authorised installer. Read about workplace EV charging. | From £800 + VAT |
| PAT testing | In service inspection and testing of the portable equipment you provide, at intervals set by how hard it is used. NICEIC lists us for it. | Fixed after survey |
| Faults and repairs | Tripping circuits, dead sockets, failed fittings and damaged accessories found and put right, with a certificate for the repair. | Agreed before work |
Need several of these in one building? One survey can cover the lot, and you get one written scope. Call 07304 027013.
Taking on, fitting out or testing a Westhill unit?
A free survey, a written scope and a fixed price, usually within one working day of the visit.
Four points in a Westhill lease when you need a commercial electrician
Most enquiries from the business parks arrive at one of four stages. Knowing which one you are at decides what the survey has to cover.
Check the installation before the lease
A pavilion on its third occupier carries every previous tenant's changes: circuits capped behind partitions, board ways nobody can name, escape lighting placed for walls that have since moved.
Once you sign, who pays to put that right is set by the lease and the schedule of condition, not by who caused it. We inspect first and give you a written condition report to take to the agent.
Fitting out a shell or splitting a building
A pavilion let whole and one shared between tenants are different designs. Splitting usually means separate distribution and metering for each tenancy, while the escape lighting still has to serve the whole building.
We settle that at survey, before partitions go up. If the work changes structure, escape routes or fire separation, ask early about a building warrant from Aberdeenshire Council.
Running the office: churn and test cycles
Teams grow, desks move and a store becomes a server cupboard. Each change shifts load around the board, and none of it updates the chart.
Alongside that run the monthly and annual emergency lighting tests and the periodic inspection. We put them on one schedule with the board charts kept current, so nothing is pieced together the week before an insurance renewal.
Handing the unit back
At dilapidations the landlord's surveyor asks what was there at the start and what you changed. Dated certificates answer that; memories do not.
Every piece of work we do is certified, and where the lease asks for alterations to come out, we price the electrical reinstatement as a fixed sum and certify what is left.
Amendment 4 and Westhill offices full of IT
BS 7671:2018+A4:2026 is the current edition of the wiring regulations: published on 15 April 2026 and the only edition for new work from 15 October 2026. Two of its headline changes cover functional earthing and equipotential bonding for ICT systems, and Power over Ethernet. That describes the typical Arnhall office: a comms room, racks of switches, and access points, cameras and door entry all powered down data cable.
- PoE cable carries current. Large bundles of it warm up together in one tray or basket, so how many cables share a route is a design decision, not a job left to whoever runs the network.
- Comms rooms need a planned earth. A rack needs earthing for safety and a clean reference for the equipment. In a shared building the comms room often has no clear owner, so nobody checks it until something misbehaves.
- Surge protection protects the IT. Surge protective devices on the board limit the voltage spikes that damage network gear. The old risk calculation once used to leave them out was removed from BS 7671 in 2022, so we look at surge protection whenever we design or change a board.
We certify all new work to A4:2026 and tell you at survey where an existing comms installation stands against it. Call 07304 027013 before the network contractor finalises the containment.

What we find behind the panels in older Westhill units
Much of Westhill's commercial floorspace has had more than one tenant, and the original control gear is often still in service. The same patterns turn up again and again:
- Time switches and contactors running heating, water heaters or external lights on settings nobody in the building remembers choosing.
- Old and new cable colours in one installation, which is why the caution label exists and why every conductor is identified before alterations.
- Sub boards fed from spare ways on other sub boards, each step sensible at the time and the whole never designed.
- Circuits left live behind blank plates after the equipment they fed was removed.
None of this is an emergency on its own. It becomes one when alterations start without anyone knowing what is there, so on a fit out or an inspection we trace and label it first and leave you a current board chart. Call 07304 027013 to book the survey.
Who can carry out commercial electrical work in Westhill?
Scotland has no licence for commercial electrical work. The legal test is competence: regulation 16 of the Electricity at Work Regulations 1989 says nobody should do work that needs technical knowledge or experience to prevent danger unless they have it, or are suitably supervised. So the useful question for any contractor is what evidence of competence they can put in front of you.
Do you need 2391-52 to be an approved electrician?
No, because the two describe different things: one is a person's qualification, the other a company's status. City and Guilds 2391-52 covers inspecting and testing electrical installations, both verifying new work and carrying out the periodic inspections behind an EICR.
Approved Contractor is granted by NICEIC to a business after it assesses that firm's work against BS 7671, and every approved firm sits on NICEIC's public register. We hold both: Steven Watt has 2391-52, and Faithful Spark Electricians Ltd is Approved Contractor 620239.
Evidence to ask for before a fit out starts
- A register entry under the same company name and number that appears on the quote.
- Insurance in writing before anyone is on site. Ours is £2M public liability.
- A qualification that fits the task: 2391-52 for inspection and testing, 2921-34 for chargepoints.
- The certificates you will hold at handover: an installation certificate, a minor works certificate, an EICR or an emergency lighting certificate, depending on the job.
Is a commercial EICR a legal requirement in Westhill?
No Scottish law names the EICR, but the duty it evidences is a legal one and it sits with the employer. Regulation 4(2) of the Electricity at Work Regulations 1989 requires electrical systems to be maintained so as to prevent danger, so far as is reasonably practicable. HSE's guidance is that inspection and testing by someone competent is how you find out whether an installation is safe, and the EICR is the written record of that inspection.
Who will ask to see your report
- Your fire risk assessor. The Fire (Scotland) Act 2005 requires an employer to assess fire risk in the workplace, and the Fire Safety (Scotland) Regulations 2006 require fire safety facilities and equipment to be kept in efficient working order. Assessors routinely ask for the EICR and the emergency lighting certificate.
- Your insurer, whose policy wording often sets the real deadline.
- Your landlord or the next tenant, because the lease decides who maintains the landlord's supply, the common parts and the wiring inside the unit.
Rules that differ from England
- Part P does not apply in Scotland. It belongs to the building regulations for England and Wales, and Scotland has no Building Control notification either.
- Building warrants come from Aberdeenshire Council. Westhill carries an Aberdeen postal address, but it is not in the Aberdeen City Council area.
- Report coding under A4:2026. A C1 or C2 makes a report unsatisfactory. C3 and FI (further investigation is advised) are advisory, and an FI should still be followed up promptly.
Due a report? Commercial EICRs in Westhill start at £300 + VAT, priced on boards and circuits rather than floor area. Call 07304 027013.
Insurance renewal or fire risk assessment coming up?
We inspect, code the findings and price any remedials separately, so you decide with the report in hand.
Emergency lighting testing for Westhill offices and units
Emergency lighting has to be checked on a timetable set by BS 5266: a short function test every month and a full duration test once a year, usually three hours, with each result entered in the logbook.
The annual test is the one that tends to be skipped, and it is the only one that shows whether the batteries still last. Office layouts also drift. A new meeting room or a moved partition can leave part of an escape route dark even though every fitting still passes its own test.
We test, repair and certify emergency lighting, and the annual test can be done on the same visit as your EICR. Call 07304 027013.

Should you call an electrician about an electrical warning sign at your premises?
Yes, when the warning comes from the fixed installation, and at once if anything is hot, burning or sparking. A one off trip after a kettle fails is normal. A pattern, a smell or heat is not.
Signs worth a call
- A burning or hot plastic smell near sockets, plugs or the board.
- Scorch marks, or a socket or plug too hot to hold.
- Buzzing or crackling from the distribution board.
- An RCD or breaker that trips again as soon as it is reset.
- Lights dimming or flickering across a whole floor.
- An emergency light showing a fault indicator.
- Water coming through a ceiling near light fittings.
What to do first
- Fire or smoke: evacuate and call 999.
- If it is safe, switch off the affected circuit, or the main switch if you cannot tell which, keep people away and do not keep resetting it.
- The whole park is off, or supply equipment outside is damaged: that is the network operator, on 105.
- A fault inside your unit: call us on 07304 027013 in opening hours. For a genuine safety concern we aim to attend the same day within those hours.
Our hours are Monday to Friday 8am to 6pm and Saturday 9am to 1pm. Faults found during a visit are traced, explained and priced before the repair goes ahead.
Something not right with the wiring at work?
Ring us in opening hours and describe what you are seeing. We will tell you how quickly it needs looking at.
How much does a commercial electrician cost in Westhill?
Commercial EICRs start at £300 + VAT and workplace chargepoints at £800 + VAT. Fit outs, lighting, three phase and maintenance are each a fixed sum against a written scope, agreed after a free survey and before anyone starts.
What sets the price of a Westhill job
- The number of boards and circuits, rather than the floor area. Two floors fed from one board can cost less to test than a small unit with four.
- Access. Suspended ceilings and raised floors make cable routes quicker; solid ceilings and occupied desks slow them down.
- Phasing. Shutdowns taken a floor or a board at a time are planned into the price at the start.
- Containment and cable on a fit out, which is often the largest single cost.
If opening a ceiling or a board reveals something the scope did not allow for, we stop, show you and price it before carrying on.
Working around your office hours
Offices and units at Arnhall rarely want the power off during the working day. Before the job is booked we agree an isolation plan in writing: which boards go off, in what order and for how long, so the rest of the building keeps running.
The work happens within our hours, Monday to Friday 8am to 6pm and Saturday 9am to 1pm, with shutdowns planned around your opening hours inside that window. Call 07304 027013 to agree the plan.
- Send the unit address and tell us what the business does there.
- Free survey of the supply, the boards and the space, plus when the power can go off.
- A fixed price and written scope, usually within one working day of the survey.
- Dates booked around your operation; standard jobs are usually booked within 5 to 10 working days.
- Certificates handed over for everything we install, alter or test.

Questions Westhill businesses ask us
Something else on your mind? Call 07304 027013, Monday to Friday 8am to 6pm or Saturday 9am to 1pm.
What does a commercial electrician deal with?
A commercial electrician works on the fixed wiring of business premises: the supply and distribution boards, sub mains, lighting and small power, three phase machinery and emergency lighting, plus the certificates and inspection reports that show it is safe. In Westhill that means business park offices, industrial estate workshops and town centre shops.
Do you need 2391-52 to be an approved electrician?
No. City and Guilds 2391-52 is an inspection and testing qualification that a person holds, and it is the relevant one for EICR work. Approved Contractor is a status NICEIC grants to a company after assessing its work against BS 7671, and those companies are listed on a public register. Steven Watt holds 2391-52, and Faithful Spark Electricians Ltd is NICEIC Approved Contractor 620239.
Should I call an electrician for an electrical alert?
Yes, if the warning comes from the fixed installation: a burning smell, a hot or scorched socket, buzzing from the board or an RCD that trips again after every reset. If there is fire or smoke, get out and call 999. If it is safe, switch off the circuit and stop resetting it, then call us on 07304 027013 in opening hours. For a genuine safety concern we aim to attend the same day within those hours.
How much does a commercial EICR cost in Westhill?
Commercial EICRs in Westhill start at £300 + VAT. The final figure depends on how many boards and circuits the premises has, not its floor area, and we confirm it in writing after a free survey. Remedial work is priced separately, so you decide on it with the report in front of you.
Is a commercial EICR a legal requirement in Scotland?
No law names the EICR itself. Regulation 4(2) of the Electricity at Work Regulations 1989 requires electrical systems to be maintained so as to prevent danger, so far as is reasonably practicable, and a periodic inspection is the accepted way to show you have done that. Fire risk assessors, insurers and landlords commonly ask to see a current report.
Do we need a building warrant for an office fit out in Westhill?
Some fit outs do, particularly where the work changes the structure, the escape routes or the fire separation of the building. In Westhill the warrant comes from Aberdeenshire Council, not Aberdeen City Council, despite the Aberdeen postal address. Like for like electrical replacement does not usually need one. We raise the question at survey so it does not surface halfway through the programme.
Who pays for electrical work in a let unit, the tenant or the landlord?
The lease decides. As a rule the landlord keeps the incoming supply, the structure and the common parts, while the tenant is responsible for the installation inside the unit and anything they altered. A condition report taken before you sign is the best protection against a dispute at the end of the lease.
How often should emergency lighting be tested?
BS 5266 asks for a short function test every month and a full duration test once a year, usually three hours, with every result written in the logbook. If partitions or the escape route have changed since installation, the coverage needs checking as well, because a fitting can pass its own test while a route stays dark.
Can you do the work without shutting our office down?
Usually, yes. We agree an isolation plan before booking that sets out which boards go off, in what order and for how long, and take the building a floor or a board at a time so the rest keeps working. All work happens within our hours, Monday to Friday 8am to 6pm and Saturday 9am to 1pm.
Does Part P apply to electrical work in Westhill?
No. Part P belongs to the building regulations for England and Wales and has never applied in Scotland, so there is no Building Control notification here either. Where electrical work in Westhill forms part of a project that needs a building warrant, the warrant comes from Aberdeenshire Council.
