Faithful Spark Electricians is your local NICEIC approved electrical contractor, serving Aberdeen and the wider North East of Scotland. Every landlord EICR, AICO install, and consumer unit upgrade is led personally by Steven Watt.

Steven began his career as a Royal Navy Engineering Apprentice in 2001, before moving through industrial commissioning, factory installations, SSEN utility contracts, and the Aberdeen oil and gas sector. Faithful Spark Electricians Ltd was formally incorporated on 29 August 2024, building on the trading entity Steven founded in 2023.

Is an EICR legally required for my Aberdeen rental?

Yes. Under Scotland's Repairing Standard (Housing (Scotland) Act 2006), every privately rented property must have a satisfactory EICR at least every 5 years. Aberdeen City Council can request a copy within 7 days. From March 2024, RCD protection on every circuit is also mandatory.

How much does a landlord EICR cost in Aberdeen?

1 bedroom flat £150 to £200 + VAT. 2 bedroom £150 to £255 + VAT. 3 bedroom £150 to £315 + VAT. 4 bedroom £150 to £375 + VAT. HMO £250 to £400 + VAT. Portfolio block bookings 10% to 15% discount on 3+ properties.

What if my EICR comes back Unsatisfactory?

Faithful Spark walk you through every coded item in plain English. C1 defects must be made safe immediately. C2 defects must be remedied within 28 days under the Repairing Standard. We quote separately for remedial work, in writing, before any work begins.

Do I need to upgrade my consumer unit?

If your rental has any circuit without RCD protection, yes, since the March 2024 Repairing Standard update. Most older split load boards now fail with a C2 code. A full RCBO board upgrade is £550 to £950 + VAT for a typical Aberdeen domestic property, completed in 1 to 2 hours.

What about the AICO smoke and CO alarm rule?

Since 1 February 2022 every Scottish home, rented or owner occupied, must have interlinked smoke alarms (one per hall, landing, living room), a heat alarm in the kitchen, and CO alarms in rooms with fuel burning appliances. Faithful Spark holds the AICO AA2426-01 Expert Installer accreditation.

Can you do the EICR and AICO alarms in the same visit?

Yes, and it saves you money. Bundle pricing combines the EICR (£150+ + VAT) with a full AICO alarm system (£350+ + VAT) into a single visit. The certificates are issued together. Letting agent delivery as standard.

Do you work with Aberdeen letting agents directly?

Yes. We work weekly with letting agents across Aberdeen. Provide your agent's email or property management portal when booking and we send the digital certificates direct. Block booking discount available on 3+ properties.

What about HMO licence renewals?

HMO licensed Aberdeen properties need a current EICR, fire alarm certification, emergency lighting test, and PAT testing on landlord supplied appliances. We bundle the whole pack into a single visit where possible. Documentation provided in the format Aberdeen City Council HMO Inspector accepts.

Tenant wants an EV charger. What do I need to do?

Provide written consent (we supply a template letter). The tenant pays for the install, claims the £350 OZEV grant (we submit it on their behalf as an OZEV approved chargepoint installer), and owns the charger. If the tenant leaves they can take it or leave it. Either way the property gains value.

Do you cover all Aberdeen postcodes?

Yes. We cover AB10 through AB25, plus AB31 (Banchory) and AB32 (Westhill). Outlying Aberdeenshire (Ellon, Stonehaven, Inverurie, Banchory, Peterhead, Fraserburgh) confirmed by phone but no travel surcharge on mainstream Aberdeen postcodes.
