Granite Tenements
Holburn, Crown Street, Rosemount, Mid Stocket. Solid granite walls, no internal cavity. Cable runs in conduit on the wall surface or routed through skirting. 7 to 10 day window for a 2 bed.
Aberdeen's NICEIC approved rewire specialist. Granite tenement rewires, inter war semi modernisations, full RCBO consumer unit upgrades, AICO interlinked alarms, and Electrical Installation Certificate sign off. 1 to 5 day install windows, decorator handover ready, void period or occupied home phased work.
A rewire is one of the biggest electrical jobs you can do on a home. It is also one of the most disruptive, the most expensive, and the most overdue in Aberdeen's older housing stock. A house wired in the 1960s with rubber insulated cable, a 1970s split load consumer unit, and lighting circuits without earthing is technically still functional but well outside what BS 7671 18th Edition recognises as safe.
Faithful Spark Electricians is your local NICEIC approved rewire contractor, holding the City & Guilds 2391 and 2392 qualifications required to sign off the final Electrical Installation Certificate. Every rewire is led personally by Steven Watt and includes a full RCBO consumer unit, complete AICO interlinked smoke and CO alarm system (mandatory under Feb 2022 rules), and a signed certificate that any UK insurer, mortgage lender, or Aberdeen City Council inspector will accept.
Anyone can claim qualifications. We will show you the certificates. Click any image to view the original document.
Most rewires happen because of one of these scenarios. Some are choices, some are forced by an EICR or by the supply itself.
Rubber insulated cable (pre 1960s), imperial sized cable (1960s), aluminium core (rare in Aberdeen but found). 50 to 70 year old wiring is overdue.
Multiple C2 defects, missing RCDs across all circuits, lighting without earth. The remedial work has tipped past the value of a rewire.
Aberdeen homes that have been rewired sell faster and at higher prices. A clean Electrical Installation Certificate removes a major buyer objection.
Extension, loft conversion, kitchen refit, bathroom refit. Multiple new circuits triggered. A rewire is often cheaper than fitting around the old wiring.
Some Aberdeen insurers require a current EICR for older properties or after a claim. If the EICR is unsalvageable, a rewire is the recovery path.
Granite tenement attics with mouse damage. Damp affected cables in older Rosemount or Holburn flats. Whole circuits compromised, partial replacement no longer safe.
The most common rewire trigger. Tenant moves out, void period, rewire in the empty week, fresh tenancy starts with full compliance.
Adding USB sockets, smart switches, EV charger, solar PV, heat pump, battery. A rewire makes the whole stack come together cleanly.
Aberdeen's mixed housing stock means rewiring varies wildly. The right approach is decided on site.
Holburn, Crown Street, Rosemount, Mid Stocket. Solid granite walls, no internal cavity. Cable runs in conduit on the wall surface or routed through skirting. 7 to 10 day window for a 2 bed.
Mannofield, Mid Stocket, Cults, Bieldside. Solid construction, brick or stone walls, lath and plaster ceilings. Cable runs in conduit or under floorboards. 5 to 7 day window typical.
1970s to 1990s estates. Cavity walls, joisted floors, plasterboard ceilings. Cables run in walls and ceiling voids. 5 day window typical, less disruption than older stock.
Student HMOs, retail flats above shops, small commercial premises. Larger circuit counts, emergency lighting integration, fire alarm zone considerations. Bespoke scope.

On site walk through with you. We count circuits, identify cable routes, agree socket and switch positions, plan the consumer unit location. Photographs of every relevant area.
Fixed price quote within 48 hours, valid for 30 days. Itemised: cables, consumer unit, accessories, alarm system, certificate, VAT separately. No verbal pricing.
Day 1 to 3 typical: old cables removed, new cables run, back boxes set, lighting positions confirmed. Walls chased where required. Dust sheets down throughout.
Day 4 to 7 typical: accessories fitted, consumer unit installed, alarm system integrated. Full insulation, polarity, RCD, earth fault loop tests at every circuit.
Electrical Installation Certificate issued same day as commissioning. AICO alarm certificate alongside. Property handed over decorator ready with patched plaster left for the customer's preferred decorator.
A full rewire replaces every fixed cable in the property: every ring final, every radial, every lighting circuit, the cooker supply, the shower, the immersion, and every supplementary bonding conductor. The consumer unit is replaced. Every socket, switch, and ceiling rose is renewed. The smoke alarm system is replaced with a modern interlinked AICO system. The whole installation is then tested and certified to BS 7671 18th Edition.
A partial rewire replaces specific circuits while leaving others in place. Most common partials we do in Aberdeen: kitchen circuit replaced after a refit, bathroom circuit replaced to resolve EICR zone violations, lighting circuit replaced to add earthing, single damaged ring final replaced after a flood or rodent damage. Partial rewires get their own Electrical Installation Certificate for the replaced circuits, plus a Minor Works Certificate for the integration into the existing installation.
The decision between full and partial usually comes down to economics. If the EICR returned 6 or more C2 codes across multiple circuits and the consumer unit needs replacing anyway, a full rewire is typically cheaper than the cumulative remedial cost. If the EICR is mostly clean with isolated defects, a partial rewire makes sense.

Modern PVC insulated cable has a design life of 50 years under normal indoor conditions. Many Aberdeen homes still operate on cable that was installed long before that limit was understood. The three most common legacy cable types we still encounter:
None of these cable types passes a modern EICR insulation resistance test. Once an Aberdeen home is identified as having any of them, a full rewire is the only meaningful path. Faithful Spark prices a typical 2 bedroom granite tenement rewire at £3,500 to £7,000 + VAT, including the new consumer unit and AICO alarm system.
For most Aberdeen properties with an Unsatisfactory EICR, the right answer is targeted remedial work. Add a missing main bonding, swap a damaged accessory, upgrade the consumer unit, retest. The job is done in 1 to 2 visits.
For some properties the EICR is so heavily coded that the remedial work approaches or exceeds the cost of a full rewire. Typical thresholds we see:
At that point, comparing the remedial cost against a rewire often makes the rewire the cheaper option. The rewire also delivers a clean Electrical Installation Certificate with a 25 year cable lifespan, rather than another remedial visit in 5 years.

Aberdeen Home Reports (the Scottish equivalent of an English Energy Performance Certificate and surveyor's report combined) do not include an electrical inspection. A serious Aberdeen buyer commissioning their own pre purchase EICR can use any defects as leverage in the price negotiation, sometimes shaving £3,000 to £10,000 off the asking price.
The vendor side equivalent is a recent clean Electrical Installation Certificate. A property that has been rewired in the last 3 to 5 years is functionally untouchable on electrical grounds: the buyer cannot use electrical defects to negotiate, and the certificate carries through to the next owner. The same is true on the insurance side. Some Aberdeen insurers, particularly on listed or older properties, ask for the EICR at quote time.
Typical Aberdeen pre sale rewire scenarios:
We can usually fit a 2 to 3 bedroom Aberdeen rewire into the gap between accepting an offer and date of entry. The decorating happens after we hand over, so the buyer takes possession of a finished home.

If you are already pulling up floorboards for a kitchen extension, opening up walls for a loft conversion, or stripping back plaster for a bathroom refit, the marginal cost of a rewire drops dramatically. Faithful Spark works with Aberdeen builders, kitchen fitters, and architects to time the rewire with the build programme so the disruption is shared with the wider works.
Common Aberdeen renovation triggers for a rewire:
If the existing wiring is older than 25 years and the renovation will add 4+ new circuits, the rewire is usually the cleaner answer than fitting new alongside old. We work to the architect and main contractor's programme so the rewire finishes in time for plasterer and decorator handover.

Aberdeen landlords are the most common Faithful Spark rewire customer. The combination of older properties, March 2024 Repairing Standard pressure, EICR Unsatisfactory results, and the tight void period window between tenancies makes the rewire a natural fit. The empty week between tenancies is exactly the right amount of time for a 2 to 3 bedroom Aberdeen flat rewire.
What the void period rewire typically delivers:
Typical Aberdeen landlord void rewire pricing: £3,500 to £7,000 + VAT for a 2 bed flat. £5,000 to £10,000 + VAT for a 3 bed semi. Block booking discount available on landlord portfolios of 3+ properties.

Most Aberdeen rewires are planned. Some are not. Three scenarios force the rewire by removing the option of leaving the existing cable in place:
For damage related rewires we usually run a partial rewire (the affected circuits) rather than a full house. We can be on site within 5 to 10 working days for non emergency damage. Where the damage has caused a live exposure or RCD trip, same business day attendance for Aberdeen properties.
If you are planning to add an EV charger, solar PV, a battery, or a heat pump to your Aberdeen home over the next 5 years, the rewire is the right moment to do it. Each of these technologies needs its own dedicated circuit, its own RCBO, and sometimes a board upgrade. Trying to retrofit all four onto an aged installation is technically possible but rarely sensible. The board becomes crowded, the documentation becomes harder, and any future maintenance involves working around dated components.
A modernisation rewire typically includes provision for:
Faithful Spark holds the City & Guilds Level 3 qualifications for EV charging (610/4640/1), solar PV (610/4841/0), and battery storage (610/4840/9). One contractor for the whole stack.

Call 07304 027013A rewire is one of the most consequential pieces of work you will ever pay for in a home. The cabling will outlast the next two owners. The accessories will be changed long before the cables are. Mortgage lenders, home insurers, conveyancing solicitors, and the next buyer of the property will all want to see the Electrical Installation Certificate. A certificate signed by an under qualified electrician can be challenged at any of those gates.
Faithful Spark's rewires are signed off with a NICEIC Electrical Installation Certificate that carries our public registration number, verifiable at niceic.com. The same is true for our AICO alarm certificates and our EV/solar/battery certificates where those are added during the rewire. City & Guilds 2391 and 2392 are the recognised qualifications for the testing and verification work.
Faithful Spark Electricians is your local NICEIC approved electrical contractor, serving Aberdeen and the wider North East of Scotland. Every rewire is led personally by Steven Watt.
Steven began his career as a Royal Navy Engineering Apprentice in 2001, before moving through industrial commissioning, factory installations, SSEN utility contracts, and the Aberdeen oil and gas sector. Faithful Spark Electricians Ltd was formally incorporated on 29 August 2024, building on the trading entity Steven founded in 2023. That commercial grade discipline carries into every Aberdeen rewire: methodical, documented, repeatable.
Today the business holds NICEIC Approved Contractor status, City & Guilds 2391 and 2392, AICO AA2426-01 Expert Installer accreditation, three City & Guilds Level 3 awards (EV charging, solar PV, battery storage), £2 million public liability insurance, and 100+ five star Google reviews. 1 bedroom flat £3,000 to £5,000 + VAT. 2 bedroom flat £3,500 to £7,000 + VAT. 3 bedroom semi £5,000 to £10,000 + VAT. 4 bedroom detached £7,000 to £14,000 + VAT. 5+ bedroom or period property POA. All prices include new RCBO consumer unit, AICO alarm system, and full NICEIC certification.
A 2 bedroom Aberdeen flat typically takes 5 to 7 days on site, broken into first fix (cable runs), customer plaster repair window, second fix (accessories and consumer unit), and testing day. A 3 bedroom semi takes 7 to 10 days. Granite tenements add 1 to 2 days for surface conduit work.
Not always. Phased work over 2 to 3 weeks lets us isolate one circuit at a time, keeping the rest of the house powered. Quicker (and cheaper) if you can move out for the install window, especially for tight 1 to 2 bed flats. The right answer is discussed at the survey.
We chase walls carefully, patch the plaster around our cable routes, and leave the property decorator ready. The customer arranges their own decorator for final finishes. Most Aberdeen rewires need around 1 to 2 days of decorator work for paint and any wallpaper repair.
Yes. Every full or partial rewire is signed off with a NICEIC Electrical Installation Certificate, issued the same day as commissioning. The certificate is valid for insurance, mortgage, and Aberdeen City Council. We resend on request to your conveyancing solicitor or letting agent.
All cables, all accessories (sockets, switches, ceiling roses), full RCBO consumer unit, AICO interlinked alarm system, SPD surge protection, main and supplementary bonding, full testing, NICEIC Electrical Installation Certificate, AICO certification, decorator handover patching. VAT shown separately on the invoice.
Yes. Granite tenement rewires are one of our specialisms. The solid walls do not allow chasing, so cables run in surface conduit (typically white PVC mini trunking) or routed through skirting board cavities. The work takes slightly longer (7 to 10 days for a 2 bed flat) and adds 5 to 10% to standard pricing. The finished result is BS 7671 compliant and visually clean.
Yes. Listed building rewires in Aberdeen (parts of AB10 and AB11) require listed building consent for cable routes that affect original features. We work with the Aberdeen City Council Conservation Officer process to plan routes that meet the consent. Adds 10 to 15% to standard pricing and 1 to 2 weeks for consent.
We pre run cables and configure the consumer unit for the future load during the rewire. Adding an EV charger circuit during the rewire is around £300 to £500 + VAT compared with £900 to £1,500 + VAT for a separate visit later. The same logic applies to solar inverter and heat pump circuits. The whole stack designed by one contractor.
Yes. We cover the full city from AB10 through AB25, plus AB31 (Banchory) and AB32 (Westhill). Outlying Aberdeenshire (Ellon, Stonehaven, Inverurie, Banchory, Peterhead, Fraserburgh) confirmed by phone, no travel surcharge on standard postcodes.
