How we rewire a period granite villa in Cults
We plan every cable route around the cornicing, panelling and original joinery before a single board comes up. The features are a large part of what a Cults villa is worth, so they shape the job rather than getting in its way.
Cults grew around its station on the Deeside line, which opened in 1853, and merchant families built large granite villas close to it. Those houses still set the character of the place. Phasing takes more visits and more testing, so it costs more than rewiring an empty house, and the board changeover still means one full day without power, which we fix in the diary well ahead. Does a 40 year old house in Cults need rewiring?
Not because of its age. A house wired around 1986 normally has PVC cable, and PVC from that period often still tests well. What decides it is how the cable performs on test, so we measure before anyone talks about a rewire.
Older villas are a different story when they still hold rubber insulated or lead sheathed cable, lighting circuits with no earth, rewireable fuses or early PVC that cracks when it is moved. Any of those points towards replacement. Round pin sockets, sockets set into skirtings, warm accessories or a board that keeps tripping are reasons to test sooner.
An EICR in Cults from £150 + VAT records the condition of every circuit. Under BS 7671:2018+A4:2026, only a C1 (danger present) or C2 (potentially dangerous) code makes the report unsatisfactory. Will you need to redecorate after a rewire in Cults?
Expect to redecorate the rooms where walls were chased, not the whole house. In a villa, most new cable runs through floor and ceiling voids, so many rooms only need touching up around the new switches and sockets.

Is it illegal to sell a house in Cults that needs rewiring?
We know of no law in Scotland that stops you selling a house with old wiring. What the law does require is a Home Report, and the surveyor who prepares it will comment on the electrics.
mygov.scot explains that the Home Report is three documents: a property questionnaire filled in by the seller, plus a single survey and an energy report from a chartered surveyor. If an interested buyer asks for it and you do not hand it over within 9 days, the council's trading standards service can fine you £500.
There is also the tolerable standard in section 86 of the Housing (Scotland) Act 1987. Where a house has an electricity supply, its electrical installation must be adequate and safe to use. On a high value Cults villa, a vague note about the electrics can cost far more in negotiation than a firm written figure for the work.
Buying or selling a villa in Cults?
Selling: an EICR before listing turns a surveyor's caution into a priced list, and may show that a board is all the house needs.

Cults is in Aberdeen City, so any building warrant for a rewire comes from Aberdeen City Council, not Aberdeenshire Council. A house of up to two storeys needs no warrant to be rewired. A flat, a maisonette or a building of three or more storeys does.
That threshold matters here more than in most suburbs, because Cults has genuine three storey villas as well as blocks of flats. We count the storeys at the survey and write the warrant position on your quote. The owner is responsible for the application, and it must be in place before work starts. With or without a warrant, the installation has to meet Building Standard 4.5 in the Scottish domestic Technical Handbook, which points to BS 7671. We work to BS 7671:2018+A4:2026, the only current edition from 15 October 2026.
For flats, cable that serves two or more flats is normally common property of the flats it serves under section 3 of the Tenements (Scotland) Act 2004, unless the title deeds say otherwise. We rewire your flat and leave shared supplies for the owners to decide on together.
Conservation area and listed building checks
The Pitfodels Conservation Area covers the eastern edge of Cults. Conservation area status controls how a building looks from outside, so it can affect a moved meter box, external lighting or visible cable runs, but not the wiring inside an unlisted house. Listed building consent is different: it can cover internal work that affects a building's character. If your villa is listed, ask Aberdeen City Council before work that would disturb original plaster or panelling, and we will plan the routes to suit what they agree.
Part P does not apply in Cults

The Repairing Standard requires an electrical installation inspection at least every five years. The gov.scot statutory guidance says an Electrical Installation Certificate is provided when a house is fully rewired, and a landlord can use that certificate for the inspection requirement.
Only C1 and C2 codes make a report unsatisfactory. When most circuits in a let carry C2 faults, a rewire between tenancies is often cheaper than repairing them one at a time.
