Which kind of Peterculter house do you live in?

The paper mill, founded around 1750, shaped the village for most of that time; the Deeside Railway reached it in 1853; and when the mill closed in the early 1980s its site was given over to housing. Newer estates

Converted mills and steadings
Several old mills around the parish survive as listed buildings, among them Mill of Cults, Mill of Murtle and the Kennerty mills. Conversions like these bring long cable runs, mixed construction under one roof, double height rooms and outbuildings that need a supply of their own. Listed building consent can cover internal work as well as external, so check with Aberdeen City Council before anything is opened up. We survey these properties and price them individually.

Does a 40 year old house in Peterculter need rewiring?
Not because of its age. A house wired about forty years ago, like many on the old mill site, often has PVC cable that still tests well. The inspection results decide, not the build date.
An EICR in Peterculter costs from £150 + VAT and measures the insulation and earthing on every circuit. Under BS 7671:2018+A4:2026 a report is unsatisfactory only when it carries a C1 or C2 code. C3 and FI items are advisory, although an FI (further investigation advised) should still be looked into promptly.

Is Peterculter Aberdeen or Aberdeenshire?
Aberdeen City. Peterculter sits in the Lower Deeside ward of Aberdeen City Council with an AB14 postcode, even though it feels like a separate village. So any building warrant for a Culter rewire comes from Aberdeen City Council, not Aberdeenshire.
A rewire of an existing house of one or two storeys needs no warrant. A flat, a maisonette or any building of three or more storeys does, and applying is the owner's duty, so we raise it at the survey. Letting a house in Culter?
The Repairing Standard requires an electrical safety inspection at least every five years (gov.scot statutory guidance). Rewiring between tenancies leaves you with an Electrical Installation Certificate, which the guidance accepts in place of an EICR within that five year window.
Where a report shows C2 faults across most circuits, rewiring the let can cost less than repairing it circuit by circuit.

Not by law. The rule is that a skilled person competent in inspection and testing carries out the EICR; no single course is named as compulsory.
For Scottish lets the statutory guidance goes further. It accepts membership of NICEIC or NAPIT as evidence of that competence, and asks anyone outside those schemes to confirm a checklist covering trade qualifications, insurance and calibrated test equipment. Holding an inspection and testing award is one clear sign of competence, and registration is the easiest one for you to check.
