Scotland's Repairing Standard

What the law actually requires of a Peterculter landlord.

If you let a property in Peterculter, the electrical safety duty comes from Scotland's Repairing Standard under the Housing (Scotland) Act 2006, in force since 1 December 2015. It is Scottish law, not the England 2020 regulations that many search results confuse it with. Every issue an inspector finds is given one of four codes. They decide the overall outcome of the certificate, so it is worth knowing what each one means before the report lands.

  • C1, danger present. An immediate risk, for example exposed live parts. The outcome is Unsatisfactory and it must be made safe straight away.
  • C2, potentially dangerous. Could become dangerous under fault conditions, for example missing main bonding. The outcome is Unsatisfactory until it is put right.
  • C3, improvement recommended. Not dangerous, just short of current best practice. A C3 on its own does not fail the report.
  • FI, further investigation. The inspector needs more access or information to judge an item safely. An FI also makes the report Unsatisfactory until resolved.
