Does a 40 year old house in Kingswells need rewiring?
Not because it is 40. The first Kingswells estates of the 1980s are reaching that age now, and no rule in Scotland says wiring must be replaced at a set birthday. What decides it is how each circuit performs on test.

Nobody official publishes a Scottish figure, so any number you find online is one firm's view. Published figures also differ in what they leave out: some include VAT, a new consumer unit and making good, and some do not. Compare quotes on the same basis rather than chasing the lowest headline.

The commonest complaint we hear from owners of 1980s and 1990s houses is not faulty wiring. It is too few sockets, a board that trips everything at once, and nothing set aside for a shower, an office or a car on the drive. None of that needs the cable in the walls replaced.
A modern board with an RCBO on each circuit means one fault takes out one circuit, not half the house. When the cable tests sound, a consumer unit upgrade in Kingswells at £550 to £950 + VAT is the honest answer, with new dedicated circuits added where you need them.

Building warrants and certificates for a Kingswells rewire
