Why open walls change the economics completely.
Here is the part that is worth real money to you, and that no other Ellon page explains. The cost of a rewire is not dominated by cable. Cable is cheap. The cost is dominated by access, which means chasing channels into finished walls, lifting fitted floors, drilling through joists, and then making all of it good again afterwards.
When a builder has already stripped the plaster, lifted the floors or opened the ceilings for an extension or a renovation, that access work has effectively already been paid for by another trade. The electrician walks into a house where the hard part is done. Running the circuits at that moment is the cheap part of the job.
So if you are extending, converting a loft or a garage, or ripping out a kitchen in the next couple of years, and the wiring is on your mind at all, the answer is almost always to bring the rewire forward into that project rather than treat it as a separate job later.
