Ellon grew quickly as a commuter town for Aberdeen, so most of the houses we are asked to rewire fall into a handful of types. Each one wires differently, and that is what the price follows.
Where most Ellon rewires happen
The estates built during the oil boom are now thirty to fifty years old. Where the original wiring is still in, we tend to find an early board, a socket count that no longer suits the household and PVC cable that has stiffened where it ran warm.
These houses are the most predictable to rewire. Cavity or timber frame walls and an accessible loft let us route most cables without cutting into finished plaster.
Older stone houses by the Ythan
The older stone properties around the town centre and the riverside have solid walls. Cable runs are planned through the loft and under the floors, with short chases only at the final drop to each point. Because no two are alike, we price these after the survey.
Cromleybank, Castlewell and Waterton Park
A full rewire is rarely needed on the newer estates. What owners there usually want is extra circuits for an extension, a garden room or a car charger, and sometimes a board with more space. We will say so at the survey rather than quote for work the house does not need.
Cottages, farmhouses and conversions
Out towards Pitmedden, Methlick, Tarves, Udny and Newburgh, converted steadings and cottages bring longer cable runs and outbuildings that need their own supply. More variety means more planning, so every one is surveyed before we price it.
Does your Ellon house need a rewire, or only a new board?
The condition of the cable decides it, not the age of the house. Sound cable with an old board needs a board. Cable that has broken down needs replacing, and no board will change that.
An EICR in Ellon from £150 + VAT measures the insulation on every circuit and puts the findings in writing, so you are deciding on evidence. Do you need to redecorate after rewiring?
Usually only in part. Rooms where cable was buried in the walls will need filling, sanding and painting. Rooms where we could feed cable from the loft or under the floor may only need touching up around each socket and switch.
We fill the chases we cut and leave the walls ready for decoration. Wallpapering, painting and any plastering beyond our own routes are for your decorator, and we say exactly where our work stops before you accept the price.
Two things keep the redecorating bill down. Rewire before you decorate, not after, because otherwise you pay twice for finished walls. And in an estate house, ask us how much can go through the loft and floor void, because those routes leave the walls almost untouched.
How long you will have trades in the house
Allow about 5 to 7 days on site for a 2 bed flat and 7 to 10 days for a 3 bed semi. Granite walls and steadings take longer. The working days are written into your quote.
Can you live in the house during the work?
Often you can. We work room by room so that some of the house has power each evening, with dust sheets down and floors protected. An empty house is faster, which is why landlords book the gap between tenancies.

Is it illegal to sell a house that needs rewiring?
We know of no Scottish law that stops you selling a house because it needs rewiring. What the law does require is a Home Report, and buyers will read it.
According to mygov.scot, most sellers in Scotland must have a Home Report before marketing the house: a property questionnaire you fill in, plus a single survey and an energy report from a chartered surveyor. If a prospective buyer asks for it and you do not provide it within 9 days, the council's trading standards service can fine you £500.
Separately, Scottish housing law sets a tolerable standard, and one of its tests is that the electrical installation is adequate and safe to use (Housing (Scotland) Act 1987, section 86). For a home you let, the Repairing Standard adds an electrical inspection at least every five years.
What sellers in Ellon usually do

Not as far as we can find. The Scottish Government schemes that Home Energy Scotland runs pay for warmer, more efficient homes, and rewiring is not on their lists.
Warmer Homes Scotland, for eligible owners and private tenants, names wall and loft insulation, draught proofing, central heating (including electric storage heaters, a new gas boiler or an air source heat pump) and home renewables. The Home Energy Scotland Grant and Loan covers measures from loft insulation to heat pumps, and the Private Rented Sector Landlord Loan covers insulation, renewables and heat pumps. One practical point: if one of those schemes is about to fit storage heaters or a heat pump, have the board and wiring checked before the installer arrives. It is better to know in advance whether the existing circuits can carry the new load.
Ways to spread the cost yourself
Rewire in stages, where testing shows some circuits can stay for now. The circuits that failed go first.
Join it to building work you are already paying for, so the access cost is shared.
Book an empty house, between owners or tenants, which is quicker and so cheaper.

Building warrants and certificates for an Ellon rewire
Rewiring an existing house of one or two storeys in Ellon does not need a building warrant. A flat, a maisonette or any building of three or more storeys does, and Aberdeenshire Council issues it.
The warrant is the owner's responsibility, so we flag it at the survey and the application goes in before any cable does. If the rewire is part of an extension or conversion, that project may need its own warrant, which your builder or architect normally handles.
With or without a warrant, the installation has to meet Building Standard 4.5, and the Scottish Technical Handbook points to BS 7671 to meet it. We design, install and test to BS 7671:2018+A4:2026 and issue an Electrical Installation Certificate when the job is done.
Part P does not apply in Scotland
Part P and Building Control notification belong to England and Wales. If a rewire quote for an Aberdeenshire house mentions either, it was probably written from an English template.
Letting a property in Ellon?
The Repairing Standard needs an electrical safety inspection at least every five years, with a copy for your tenants (gov.scot statutory guidance). After a rewire, the Electrical Installation Certificate can be used in place of an EICR for up to five years, while its next inspection date is still ahead.
Only a C1 or C2 makes a report unsatisfactory. If a report on your let lists faults across most circuits, rewiring between tenancies often costs less than paying for remedials now and the rewire later.
