Rewire Maryculter from £3,500 + VAT

We carry out full and partial rewires on Maryculter cottages, farmhouses and steadings, from £3,500 + VAT for a 2 bedroom cottage or flat. Out here the earthing, the distance to the outbuildings and the pump on a private water supply all shape the design, so we test and survey before we put a figure on paper. Phone 07304 027013 for a free survey; your fixed written price follows within one working day.

Lines are open Monday to Friday 8am to 6pm and Saturday 9am to 1pm.

A Maryculter house rewire with us costs £3,500 to £7,000 + VAT for a 2 bedroom cottage or flat, £5,000 to £10,000 + VAT for a 3 bedroom house and £7,000 to £14,000 + VAT or more for a large detached house or farmhouse. Supplies to steadings, workshops and stables, and the circuits for a borehole pump or treatment plant, are priced separately once we have walked the ground, because no two holdings along the south bank of the Dee are laid out alike.

How much does it cost to rewire a house in Maryculter?

The house itself falls into one of our three bands, and anything beyond the back door is added as its own line. You then get a single fixed sum for the agreed scope, which moves only if you ask for more work.

The house, VAT extra

2 bedroom cottage or flat£3,500 to £7,000
3 bedroom house£5,000 to £10,000
Farmhouse or large detached£7,000 to £14,000+
Steading, workshop, stablesAfter survey
Pump and treatment plant circuitsAfter survey

VAT at 20% is added on top, so £8,000 + VAT comes to £9,600.

What is the average cost of rewiring in Scotland?

Nobody publishes an official figure. The averages quoted online are built from city and town houses with one board, a mains water supply and no land, and they seldom state whether VAT or making good is included.

A farmhouse with a steading and its own borehole simply is not in that data, so the useful comparison is two written quotes for the same scope on your own property.

Your own figure

What is the cheapest way to rewire a rural house?

Ways to keep the cost down

  • Test first, then replace only the circuits that fail, which may mean a partial rewire
  • Rewire before a kitchen or bathroom refit, while walls and floors are open anyway
  • Run cable on the surface in steadings and workshops, where finish matters less than in the house
  • Do the house and the outbuildings in one visit rather than two separate jobs

What adds to it

  • Solid stone walls with no voids, where every route has to be chased
  • Long supply runs across a yard or field to another building
  • Separate protection for pumps, treatment plant and freezers
  • Keeping a lived in farmhouse running while the work goes on

A rewire is quoted as one fixed sum, so a slow wall or a stubborn floor is our problem, not your bill.

Land, not street plots

Why a Maryculter rewire is different from a town one

Land on the south side of the Dee here was granted to the Knights Templar in 1187, and the parish still reads as farms, steadings, stone cottages and detached houses set in their own ground rather than streets of near identical homes. That layout changes four things about the electrical job.

Distance

The supply can be a long way off

A meter at a pole or at the road end may sit well away from the house, and the house well away from the workshop. Long cable runs are sized for voltage drop over the distance, not only for the load.

Earthing

The earth may be your own

Where the network provides no earth, the house relies on a rod in the ground and on its RCDs to clear faults. That decides how the new board is laid out.

Buildings

More than one building has power

Steadings, garages and stables are often fed from the house. Stopping the rewire at the back door can leave the oldest wiring on the property untouched.

Services

Water and drainage run on electricity

Aberdeenshire Council records more than 8,000 private water supplies across the county. A borehole pump or a treatment plant losing power without anyone noticing is a real risk on these properties.

A two bedroom cottage is priced like a cottage. A farmhouse with a steading, a workshop and a borehole is really three jobs, and we quote it line by line so you can see each one. Call 07304 027013 to talk it through.

Earthing

Does a TT earth change how a Maryculter house is rewired?

Yes. On a TT system the network supplies no earth, so a rod driven into the ground provides it, and the RCDs rather than the fuses do the job of cutting off a fault.

Most town houses are on a TN arrangement, where the earth arrives with the supply and a fault draws enough current to trip a breaker quickly. On TT the fault current is usually too small for that, which is why the design leans on residual current protection throughout. TT is more common on rural properties fed by overhead lines, but nobody can tell you which system your house has from its address. We find out by testing at the survey.

The knock on effect is something many rural households know well: everything goes off at once. When several circuits share one RCD, small leakages from each appliance add together until one more fault trips the lot. We design that out by giving each circuit its own RCBO, so a fault in the workshop leaves the freezer, the boiler and the pump running.

The rod itself is a physical object that can corrode, be disconnected during other work or end up under new paving. We measure its resistance, record it on the certificate and check it again at every inspection.

Beyond the back door

Steadings, pumps and generators in a Maryculter rewire

The rewire is the moment the extension lead that has fed the workshop for years becomes a supply that was actually designed. These are the parts we price after walking the property.

Supplies to outbuildings

Armoured cable buried at the right depth with marker tape above it, properly glanded at both ends, feeding a small board in each building. A spur from a house socket that trips the kitchen whenever the barn gets damp is replaced, and the earthing for each detached building is decided on purpose.

Borehole, filtration and treatment plant

Pumps, pressure controls, UV filters and treatment plant blowers each get a dedicated, labelled circuit with local isolation. Keeping them off the same RCD as the sockets means one faulty kettle cannot quietly stop your water treatment. Bonding to metal pipework on a private supply is checked as well.

Farm buildings and stables

BS 7671 has a section for agricultural and horticultural premises because damp, dust and livestock raise the risk of shock. Socket circuits up to 32 A there need 30 mA RCD protection, and RCDs fitted for fire protection must not exceed 300 mA. Whether it applies depends on how the building is used today, which we establish at the survey.

A safe way to run a generator

A generator plugged into a socket can feed power back down the line and put anyone working on the network at risk. The correct fit is a changeover switch or interlock, so the house is on the grid or on the generator and never both. With the board being replaced anyway, a rewire is the time to fit one and choose the essential circuits.

Not sure what the steading is fed from? Call 07304 027013 and describe what you can see at each end. We will tell you what the survey needs to cover.

Have an EICR or a Home Report already?

Send it to us. We will say whether the findings point to repairs, a new board or a rewire, and price the answer in writing.

Rewire or new board

Does a 40 year old house in Maryculter need rewiring?

Age alone does not settle it. PVC cable put in around forty years ago often still tests well, while a younger installation in a damp steading may not. An inspection tells you which you have.

An EICR in Maryculter starts at £150 + VAT and measures the insulation, the earthing and the protection on each circuit. Under BS 7671:2018+A4:2026 only a C1 or C2 code makes a report unsatisfactory. C3 and FI items are advisory, though an FI, meaning further investigation is advised, still deserves a prompt look.

Where the cable has broken down, a modern board fitted over it simply detects the leakage the old fuses never saw and trips, more readily still when the RCDs are carrying the fault protection. Where the readings are good, a consumer unit upgrade in Maryculter at £550 to £950 + VAT is the better use of your money, and we will say so.

A common Maryculter partial

We often find the house was rewired at some point while the steading supply and the outbuilding boards have been left as they were. Replacing only those is a genuine partial rewire and frequently the right answer.

Signs worth a test

  • Rubber or fabric covered cable, or rewireable fuses at the board
  • No earth at the light fittings
  • Cable chewed by rodents in the roof space or the steading
  • Damp or corroded terminations in an outbuilding
  • Outdoor cable cracked by years of sunlight
  • An earth rod you cannot find, or a loose clamp on it

Our guide to the signs your house needs rewiring covers the rest, and the article comparing a partial or full rewire explains the middle route. We quote for what the test shows.

How the work runs

How long does a rewire take in Maryculter, and can you live in?

Plan on about 5 to 7 working days for a 2 bedroom cottage or flat and 7 to 10 for a 3 bedroom house. Stone walls and each extra building add days, and your quote states the number.

Most households stay at home through it. We agree the room order at the survey and keep the circuits we have not reached switched on, so the full shutdown happens on one day when the new board goes in, and you know the date beforehand. On a farm we plan that day around the freezer, the pump and any animals that rely on power. Our article on how to stay in your home during a rewire goes through the practical side.

We fill the chases we cut so the walls are ready to decorate. Painting, papering and any wider plastering are for your decorator, and the quote shows where our work ends.

Can I legally rewire my own house in Maryculter?

Part P does not apply in Scotland, but whoever does the work, the result must meet Building Standard 4.5, and as the owner that duty sits with you. A flat, a maisonette or a building of three or more storeys also needs a building warrant before anything starts.

The Scottish domestic Technical Handbook points to BS 7671 for electrical work and expects it to be inspected and tested by someone with the knowledge and experience to do so. On a property with its own earth rod and a pump on a private supply, that testing is where mistakes show up, so we advise leaving a rewire to a registered electrician. You can still save by clearing rooms and lining up the decorator yourself.

Aberdeenshire, not Aberdeen City

An AB12 postcode and an Aberdeen post town make Maryculter look like part of the city. It is not. The River Dee is the boundary here, and Maryculter falls under Aberdeenshire Council, so any warrant for a rewire comes from Aberdeenshire. A rewire of an existing house of one or two storeys needs none, which covers most homes in the parish. We install and certify to BS 7671:2018+A4:2026, which fully replaces the previous edition from 15 October 2026.

No Building Control notice either

Part P and Building Control notification are English and Welsh rules. A quote for a Maryculter rewire that mentions either was written for the wrong country.

Letting a cottage or farmhouse?

The Repairing Standard requires an electrical safety inspection at least every five years (gov.scot statutory guidance). A rewire between tenancies leaves you with an Electrical Installation Certificate, which that guidance accepts in place of an EICR within the five year window.

Where a report shows C2 faults on most circuits, rewiring the let can work out cheaper than fixing it circuit by circuit.

Rewire Maryculter questions

Question not here? Call 07304 027013 or send us a message.

How much does a rewire cost in Maryculter?

With us, £3,500 to £7,000 + VAT for a 2 bedroom cottage or flat, £5,000 to £10,000 + VAT for a 3 bedroom house and £7,000 to £14,000 + VAT or more for a farmhouse or large detached house. Steadings, outbuilding supplies and pump circuits are priced after a free survey, and the whole quote is fixed in writing.

What is the average cost of rewiring a house in Scotland?

There is no official Scottish average. Online figures mostly describe town houses on mains water with one board, and often leave out VAT and making good. For a rural property, compare written quotes for the same scope; ours start at £3,500 + VAT for a 2 bedroom cottage or flat.

Does a 40 year old house need rewiring?

Not because of its age. Cable fitted around forty years ago often still tests well and may need only a new consumer unit. An EICR decides, and only C1 or C2 codes make a report unsatisfactory; C3 and FI items are advisory.

What is the cheapest way to rewire a house?

Test first and replace only the circuits that fail, which is a partial rewire. Timing the work with a kitchen or bathroom refit, running surface cable in outbuildings and doing the house and steading in one visit also bring the cost down.

Can I legally rewire my own house in Scotland?

Part P does not apply in Scotland, but the work must meet Building Standard 4.5 and the owner is responsible for that. Flats, maisonettes and buildings of three or more storeys need a building warrant first. The Technical Handbook expects the work to follow BS 7671 and to be inspected and tested by a competent person, so we advise using a registered electrician.

Is Maryculter in Aberdeen or Aberdeenshire?

Aberdeenshire. The postcode is AB12 and the post town is Aberdeen, but the River Dee is the council boundary here, so Aberdeenshire Council handles building warrants for Maryculter while Peterculter across the river is Aberdeen City.

Do I need a building warrant to rewire in Maryculter?

Not for an existing house of one or two storeys, which covers most homes here. Flats, maisonettes and buildings of three or more storeys need one from Aberdeenshire Council, and the owner applies. The work must meet BS 7671 and be certified either way.

Is my house on a TT earth, and does it matter?

It may be; we confirm it by testing at the survey, because the address cannot tell you. TT is more common on rural properties fed by overhead lines. It matters because the RCDs carry the fault protection, so we give each circuit its own RCBO and check the earth rod.

Can you rewire the steading and outbuildings at the same time?

Yes, and it is the best time to do it. We run buried armoured cable sized for the distance, fit a small board in each building and give pumps and treatment plant their own labelled circuits. These are priced as separate lines on the same quote.

How long does a rewire take, and can we stay in?

About 5 to 7 working days for a 2 bedroom cottage or flat and 7 to 10 for a 3 bedroom house, plus time for any outbuildings. Most families stay in; the power is fully off only on the day the new board goes in, which we agree with you in advance.
