Three generations of housing in Cove Bay, and the electrical work each one brings

Cove began as a fishing village around a shingle harbour, whose piers date from 1878. It grew quickly from the 1970s as a commuter suburb, and since 2000 the estates either side of Wellington Road have added hundreds more family homes. The age of the house tells us most of what to expect before we lift a cover.

The old village near the harbour

Granite cottages and terraces around Cove Wynd and the coast road are the oldest homes here, and most have been altered by several owners. Mixed cable ages, a board moved in a past refit and no earthing to old lighting points are the things we look for first.

1970s to 1990s semis and detached houses

The homes that filled the ground between the village and Wellington Road are now 30 to 50 years old. Many still have their first consumer unit, often a split load board, and their original sockets are too few for a modern kitchen and home office.

Charleston, Allan Park and the newer estates

Modern boards, sound cable and a driveway are the norm. The calls here are additions: a charger for the car, outdoor sockets, a supply to a garden room, more sockets in a bedroom turned office, and lighting the builder never fitted.

Falkland Avenue and other rented homes

The Falkland Avenue development, opened in 2023, is mostly housing association homes, and their tenants should report faults to their landlord. Private landlords letting elsewhere in Cove need a satisfactory electrical report at least every five years.

Is Cove Bay in Aberdeen City or Aberdeenshire? Aberdeen City. Cove was the northern tip of Kincardineshire until 1975, which is why old deeds still mention it, but a building warrant for a Cove Bay address now comes from Aberdeen City Council.

Adding to a newer Cove Bay home without undoing the builder's work

A house on one of the post 2000 estates rarely needs fixing. It needs adding to, and the skill is in fitting new circuits around a board and cable routes that were planned for the house as built. Before quoting we check how many spare ways the consumer unit has, whether the existing protection suits what you are adding, and where cable can run without cutting into finished walls.

Outdoor electrics on the Cove Bay coast

Cove sits on the edge of the North Sea, and salt air and wind driven rain are harder on outside fittings than anything an inland estate sees. An outdoor socket or light that is cheap, badly sealed or fitted with its cable entry facing up is the one that fails first here.

Older Cove homes

Village cottages and 1970s houses: new board or a rewire?

The answer comes from testing, not from the age of the house. Plenty of 1970s Cove homes have cable that still tests well and only need a modern board. A cottage that has been extended and rewired in pieces over the years can need more. These are the signs that make an inspection worth booking:

  • An old board with no test button, or rewirable fuses, which usually means little or no RCD protection.
  • Lights that cut out when a bulb blows, or a breaker that trips with no obvious cause.
  • Old style cable showing at a ceiling rose, behind a switch or in the loft.
  • Sockets only on one wall and adaptors running half the room.
  • A warm socket, a scorch mark or a burning smell. Turn the power off at the main switch if it is safe to, then call us.

What we do about it

We start with a condition report from £150 + VAT, then quote the work it shows. Where the cable is sound, an RCBO consumer unit at £550 to £950 + VAT means one fault trips one circuit, not half the house. Where it is not, a three bedroom rewire is £5,000 to £10,000 + VAT, planned to keep disruption to the rooms we are working in.

Rules in Scotland

Notifiable work, building warrants and approved electricians in Scotland

Three questions Cove Bay homeowners ask before they book anyone, answered for Scotland rather than England.

What electrical work is notifiable in Scotland?

None, in the English sense. Part P is an England and Wales rule and Scotland has no scheme for notifying electrical work after it is done. What matters here is whether a building warrant is needed before work starts. In a house of one or two storeys, a rewire, new circuits or a board change need no warrant as long as the work meets the building standards, and like for like swaps of sockets, switches and lights need none either. New wiring inside a flat or maisonette does need one, and so, in most cases, does work in a house with a storey more than 4.5 metres above the ground. Those exemptions are set out in schedule 3 of the Building (Scotland) Regulations 2004.

For a Cove Bay address, the warrant comes from Aberdeen City Council and the owner applies. Our written quote says whether your job needs one.

What is the difference between an electrician and an approved electrician?

In Scotland, both are grades of individual electrician set by the Scottish Joint Industry Board, and Approved Electrician is the senior one. The SJIB Handbook, section K6.3, looks for two years at Electrician grade, a pass in the Advanced Competence Assessment or an accepted equivalent, and the knowledge to work without close supervision to BS 7671 and the Electricity at Work Regulations 1989.

A NICEIC Approved Contractor is something else: a business whose work NICEIC assesses. We are Approved Contractor 620239.

How do you get an approved electrician?

Start with a business on the NICEIC register or the NAPIT member search, and check the name and address match your quote. Then ask who will do the work. SJIB graded electricians carry an ECS card that shows their grade, and you can ask to see it.

Also ask which certificate you will receive: an Electrical Installation Certificate or Minor Works Certificate for new work, and an EICR for an inspection.

Home charging

EV chargers for Cove Bay driveways

Most houses on the newer Cove estates have a driveway or garage, which is what a home charger needs. In the older village and in the flats, parking is often on the street, and Aberdeen City Council's EV charging FAQ currently says a charging cable cannot run across a public pavement, so check with the council first.
