NICEICApproved Contractor
Your Local Northfield Electrician

A post war estate whose wiring is well past its first innings.

Northfield is a large residential area in the north west of Aberdeen, postcode AB16, built as a council housing scheme from the late 1940s and through the 1950s, alongside neighbouring Cummings Park and Heathryfold. The semi detached and terraced homes here are now 70 to 80 years old. Many have passed into private ownership over the years, and a good number are let out, so the wiring you find ranges from barely touched since the 1950s to part rewired in stages. Whatever the history, that age is the main reason a rewire, a fuseboard upgrade or an EICR comes up. We keep our pricing straight and tell you honestly what is needed. Steven Watt leads every Northfield job himself.

Northfield Property Knowledge

One estate, several kinds of owner, the same ageing wiring.

Northfield is mostly post war council built housing, much of it now privately owned or let. The build is consistent, but the wiring depends on what each owner has done since. Knowing that shapes the job.

1950s Council Semis & Terraces

The bulk of Northfield. Granite and harled semis and terraces from the post war scheme, now 70 to 80 years old, with wiring and boards that are often well overdue an upgrade.

Right to Buy & Private Lets

The many former council homes now privately owned or rented. The let properties need landlord EICRs every five years, and a lot still carry their original or first replacement board.

Modern Infill & New Council Build

The newer homes and recent council new build dotted through the area. Modern boards already fitted, so the calls are EV chargers, extra circuits and smart wiring.

Flats & Blocks

The flats and small blocks across the estate. Landlord EICRs, communal stair lighting and fuseboard upgrades come up most often here.

Landlord & Home EICRs

The EICR rules every Northfield landlord needs.

A great many former council homes in Northfield are now privately let, so this is work we do a lot of here. Under Scotland's Repairing Standard, every privately rented home must have a satisfactory Electrical Installation Condition Report at least every five years, and you must give the tenant a copy. Aberdeen City Council can ask to see it.

We test every circuit, then grade what we find. A C1 means danger present, a C2 means potentially dangerous, and a C3 is an improvement recommendation. Any C1, C2 or FI makes the report unsatisfactory. On a 1950s board with no RCD protection that often means a fuseboard upgrade is needed to pass, and we will quote that plainly so the property is compliant and lettable. The inspection is signed by Steven Watt, who holds the City and Guilds 2391-52 inspection and testing qualification.

  • Repairing Standard EICRs for private lets, every five years.
  • Clear digital certificates, ready for the council or your agent.
  • Honest quotes for any remedial work needed to reach a satisfactory result.
  • Several lets to do? We will sort a fair price for the portfolio.

EICRs in Northfield start from £150 + VAT. See our landlord electrician in Aberdeen page, or the wider EICR in Aberdeen page.

Fuseboard & Consumer Unit Upgrades

Why so many Northfield boards fail an inspection.

A huge number of Northfield homes still run on old rewirable fuse units or early plastic boards with little or no RCD protection. They were fine for the demands of the 1950s, but they do not meet the 18th Edition and they are the single most common reason a Northfield installation fails an EICR. The first sign of trouble is usually nuisance tripping, or a board with no test button at all.

We only fit full RCBO consumer units, never split load boards. Every circuit gets its own combined breaker and earth fault protection, so if one appliance faults, only that circuit drops and the rest of the home stays live.

  • Full pre install testing of the existing installation before anything changes.
  • An 18th Edition compliant full RCBO board, typically Hager, MK or Wylex.
  • Main bonding to gas and water checked and brought up to standard.
  • An Electrical Installation Certificate to BS 7671 issued on completion.

A 100A domestic board upgrade in Northfield is from £550, with a guide up to £950 + VAT depending on circuit count. Our guide on whether a consumer unit upgrade in Aberdeen is worth it is a useful read.

Rewires & Circuit Additions

Rewiring a seventy year old Northfield home.

The post war homes that make up Northfield are now 70 to 80 years old, so a lot of the estate is running on wiring well past its working life, or on partial rewires done in stages over the decades. Where the wiring is genuinely at the end of its life, a rewire is the honest answer rather than patching fault after fault. Where it is not, we will tell you straight and a partial rewire plus a new board is often the sensible step.

  • Full rewires for post war homes where the wiring has had its day.
  • Partial rewires of a single floor, a kitchen or a bathroom during a refit.
  • New dedicated circuits for electric showers, hobs and ovens.
  • Extra sockets and USB points so extension leads stop creeping across rooms.
  • An Electrical Installation Certificate to BS 7671 issued on completion.

A full rewire in Northfield typically falls between £3,500 and £10,000+ + VAT depending on the size of the home. See our main rewiring in Aberdeen page for how we work in occupied homes.

EV Charger Installation

EV chargers where there is off street parking.

Plenty of Northfield homes have their own driveway or off street parking, which is all you need for a tidy home charger. Where you have the space, we fit a smart charger, as the law requires, that is also solar ready so it can charge from your own panels if you add them later. Where there is no off street parking we will be honest that a home charger is not the answer.

  • Free site survey to check the supply, the consumer unit and the cable route.
  • Smart 7.4kW units from Ohme, TeltoCharge, Hypervolt Home 3 Pro and myenergi Zappi.
  • DNO and ENA notification handled for you where it is required.
  • Honest advice where on street charging is the realistic option.
  • NICEIC certification on completion of every install.

Installs start from £900 + VAT for a 7.4kW smart unit with a cable run up to 15 metres. Steven Watt holds the City and Guilds 2921-34 EV charging award. See our wider EV charger installation service for more.

Lighting, Alarms & Everyday Work

Lighting, alarms and the small jobs that matter.

Plenty of Northfield calls are the everyday jobs that keep a home safe and comfortable, and the alarm work that Scottish law now requires in every home, owned or rented.

  • AICO interlinked smoke and heat alarms to meet Scotland's alarm legislation, fitted and interlinked properly.
  • LED downlights for kitchens, hallways and living rooms, fully fire rated.
  • Outdoor and security lighting on RCD protected circuits with IP65 fittings.
  • Extra sockets and USB points so a 1950s home keeps up with a modern family.
  • Communal stair lighting for the flats and small blocks across the estate.

If it is electrical and it is in Northfield, it is worth a call. We will tell you honestly whether it is a quick fix or something larger, and price it before we start.

FAQs

Northfield questions, answered straight.

Don't see your question? Call 07304 027013 or get in touch and we will come back inside an hour during business hours.

I let out a former council house in Northfield. Does it need an EICR?

Yes. Under Scotland's Repairing Standard, every privately rented home must have a satisfactory EICR at least every five years, and Aberdeen City Council can ask to see it. We test every circuit, code each finding from C1 to C3, and issue a clear digital certificate signed by Steven Watt, who holds the City and Guilds 2391-52 qualification. EICRs in Northfield start from £150 + VAT, and we will quote any remedial work plainly.

My Northfield home is from the 1950s. Does it need a rewire?

Possibly, but not always. Wiring of that age is often brittle and short on sockets, and the board frequently has no RCD protection, but the honest way to know is an EICR. From that we advise whether a full rewire, a partial rewire, or simply a new fuseboard is the right step. We never push a rewire that is not needed. A full rewire in Northfield runs from £3,500 to £10,000+ + VAT depending on size.

Will you be straight with me on price?

Yes. We quote EICRs up front and price larger jobs in writing before any work starts, so there are no surprises on the day. If a fuseboard upgrade will sort the problem rather than a full rewire, we will tell you, and if you have several lets to inspect we will agree a fair price for the lot.

Is Northfield in Aberdeen City or Aberdeenshire?

Northfield is in the Aberdeen City council area, postcode AB16, in the north west of the city alongside Cummings Park and Heathryfold. For anything official, such as a landlord EICR, the authority is Aberdeen City Council.

Can you fit an EV charger at my Northfield home?

If you have a driveway or off street parking, yes. We carry out a free survey, confirm the supply and cable route, handle the DNO notification if it is needed, and fit a smart, solar ready 7.4kW charger from £900 + VAT. Where there is no off street parking we will be honest that a home charger is not the right answer.

Who actually does the work?

Steven Watt leads every Northfield job personally, supported by a small qualified team. You deal with the same NICEIC approved electrician from the first quote to the final certificate, not a rotating set of subcontractors.
