In practical terms, this means:
- Shaver sockets must be shaver-supply units, not standard sockets
- Lighting must be IP-rated appropriately for its zone position
- Supplementary bonding must connect all metallic pipework and fittings to earth, depending on whether the main equipotential bonding is in place and adequate
- Any extractor fans are wired via an appropriate switched or timed connection
- Under-floor heating in a bathroom has its own additional requirements

This is the question that catches a lot of Aberdeen homeowners out. Scotland’s building warrant system works differently from the rules that apply in England and Wales, and it is important to get this right.
In most cases, the home extension itself will require a building warrant — any structural work, change of use, or extension to a domestic property above a certain scale triggers the warrant requirement under the Building (Scotland) Regulations 2004. That warrant covers the structural and fabric elements of the build.
For the electrical work within the extension, the position under Scottish Building Standards is as follows for a standard house (up to two storeys):
- New power sockets, wiring to lighting, fire alarm systems, and most standard extension electrical work — does not require a separate building warrant in a house up to two storeys.
- Electrical work that is part of a structural alteration — for example, where recessing sockets into a wall affects its structural integrity, or where wiring is affected by alteration to external walls or roof elements — a building warrant is required.
- Flats and three-storey properties — warrant requirements are more extensive. Most electrical work in a flat or a taller property will require a warrant.
