Rewire or new board

Does your Westhill house need a full rewire or just a new consumer unit?

Insulation test results answer this, not the age of the house. If the cable still insulates well, a new board brings it up to date. If the insulation has broken down, only new cable will fix it.

Living with a rewire

Do you need to redecorate after a rewire in Westhill?

Plan on redecorating some rooms, not the whole house. Walls we have had to chase will need painting once the filler is sanded, while rooms fed from the loft or under the floorboards often only need a touch up around new sockets and switches.

Selling in Scotland

Is it illegal to sell a house in Westhill that needs rewiring?

No law we know of stops you selling a Scottish home because its wiring is old. The legal duty is to provide a Home Report, and a buyer's surveyor will comment on the electrics in it.

Guidance on mygov.scot says the Home Report has three parts: a property questionnaire the seller completes, and a single survey and energy report prepared by a chartered surveyor. A seller who fails to give an interested buyer the Home Report within 9 days of being asked can be fined £500 by the council's trading standards service.

Scots housing law also has a tolerable standard. Under section 86 of the Housing (Scotland) Act 1987, a house with an electricity supply must have an electrical installation that is adequate and safe to use. Westhill is mostly owner occupied family housing, so for most sellers here the real question is price and timing, and that is where a written rewire figure helps.

Building warrants and certificates for a Westhill rewire

Most Westhill rewires need no building warrant, because most homes in the town are houses of one or two storeys. A flat, a maisonette or a building of three or more storeys does need one, and in Westhill it comes from Aberdeenshire Council, not Aberdeen City Council.

Getting the warrant is the owner's duty, so we raise it at the survey and the application goes in before work starts. With or without a warrant, the job has to meet Building Standard 4.5, which the Scottish domestic Technical Handbook ties to BS 7671. We work to BS 7671:2018+A4:2026, the edition that replaces the old one completely from 15 October 2026, and you receive an Electrical Installation Certificate at handover.

In a block of flats, a cable that serves more than one flat is normally the common property of the flats it serves under section 3 of the Tenements (Scotland) Act 2004, unless the title deeds say otherwise. We rewire your own flat and leave any shared supply for the owners to agree together.

Part P is not a Scottish rule

Part P and Building Control notification apply in England and Wales. A Westhill rewire quote that mentions either has been written for the wrong country.

Letting a house in Westhill?

Private landlords must meet the Repairing Standard, which includes an electrical safety inspection at least every five years (gov.scot statutory guidance). A rewire between tenancies ends with an Electrical Installation Certificate, which the guidance lets you use in place of an EICR while it is within that five year period.
