Hazlehead sits three miles west of the city centre around the 180 hectare park the city bought in 1920. The council built the first streets in the same decade, private bungalows followed in the 1930s, granite semis went up along Queen's Road and King's Gate, and tower blocks and post war terraces filled the gaps through the 1960s. Tenants bought the council houses, but nobody bought new wiring, so many Hazlehead homes run modern kitchens on installations designed for a kettle and a wireless.

1930s Bungalows
Single storey villas from between the wars. Long cable runs through lofts since insulated, boarded or converted, while the wiring underneath was left alone.

Open the meter cupboard of a council built Hazlehead home and you will usually find a rewirable fuse box with ceramic carriers, or a plastic split load board from the right to buy years with two RCDs covering half the house each. Neither is illegal. Both are a long way behind BS 7671, and the split load type kills the freezer and the router because the tumble dryer tripped.
We fit a metal enclosure consumer unit with an individual RCBO on each circuit, so a fault drops that circuit only, plus surge protection as standard. Where bedrooms sit above a garage or in a loft conversion we discuss arc fault detection, which Amendment 4:2026 brings further into scope from 15 October 2026.

Two very different reasons a Hazlehead home gets an EICR.
If you let the property. Many of the old council houses and flats are now private lets, popular with families chasing the Hazlehead Academy catchment. The Repairing Standard requires a satisfactory EICR before a tenancy starts and at intervals of no more than five years, and expects at least one 30mA RCD in the main consumer unit, which the old rewirable boards do not have. That finding turns a landlord EICR into a fuseboard job more often than anything else.
If you live in it. No legal duty, but the IET guidance is a report every ten years, and the moment is before you buy, sell, or start the kitchen. A report replaces a surveyor's "electrics appear dated" with a page that says which circuits are fine.
Findings are coded C1, C2, C3 or FI, and Steven Watt signs each inspection under his City and Guilds 2391-52 award. From £150 + VAT for the main board and first five circuits. Home charging for Hazlehead driveways and the Countesswells estate.
Hazlehead has public chargers at the park car park, handy for Pets' Corner and useless for commuting. The housing suits home charging: the granite semis and bungalows mostly have driveways or garages, and the Countesswells new builds all do. On council streets with on street parking only, we will say a home charger is not an option rather than sell you one.

The alarm rule every Hazlehead home has been under since February 2022.
Since February 2022 every home in Scotland, owned or rented, has needed interlinked alarms: smoke alarms in the living room and every hallway, a heat alarm in the kitchen, and a carbon monoxide alarm by any boiler, fire or stove. When one sounds they all sound.
We fit Aico alarms as an Aico Gold Standard installer, meaning the manufacturer has trained and assessed us on siting, commissioning and testing. For most Hazlehead homes that is the mains powered Ei3000 series with radio interlink, so nothing is chased through granite. You get the commissioning record a landlord needs for the Repairing Standard.
Alarms are £100 to £150 each + VAT supplied and fitted. A typical Hazlehead semi needs four or five.
Rewiring in Hazlehead, and when the council needs to know.
Does a 1950s Hazlehead house need rewiring? Sometimes. The signs are round pin sockets, crumbling rubber insulation behind a switch, a lighting circuit with no earth, or a board extended so often the labels mean nothing. A new consumer unit on sound cable is the right answer far more often than a full rewire. When the cable has had its day we rewire in stages around a family still living there.
The warrant rule in Scotland is simple. Rewiring an existing house of up to two storeys needs no building warrant. A flat does, and so does any building of three storeys or more, which puts the Hazlehead tower blocks and maisonettes in warrant territory. The application goes to Aberdeen City Council Building Standards before we start. There is no Part P here; it is BS 7671 plus, for flats and taller buildings, the warrant.

Hazlehead is about 45 minutes away by the A90 and the bypass, roughly what an Aberdeen firm spends crossing the city on Anderson Drive.

How much does an EICR cost for a 3 bedroom house in Hazlehead?
From £150 + VAT for the main board and first five circuits, then £15 per circuit + VAT. A typical 3 bed council semi has eight to eleven circuits, so budget around £315 + VAT. A 4 bed granite semi is nearer £375 + VAT.
How often do I need an EICR in Scotland?
Landlords: before a tenancy and at intervals of no more than five years under the Repairing Standard. Owner occupiers: no legal interval, and the IET recommends every ten years or at a change of ownership. On pre 1970 Hazlehead wiring we would not leave it longer.
Do Hazlehead houses need rewiring?
Not automatically. A sound installation with an old board needs a new consumer unit, not a rewire. Rubber or fabric insulated cable, lighting circuits with no earth and round pin sockets point the other way. An EICR settles it.
How much does a full house rewire cost in Aberdeen?
£3,500 to £7,000 + VAT for a 2 bed flat or terrace, £5,000 to £10,000 + VAT for a 3 bed semi or bungalow, and £7,000 to £14,000+ + VAT for a 4 bed granite detached, depending on how much plaster and decoration has to be restored.
How long does a full house rewire take?
Two to five working days for a 2 or 3 bed Hazlehead home, longer for a large granite semi or where the family stays in. We stage it room by room so the kitchen and one bedroom keep power.
Can I get an EV charger installed on my driveway in Hazlehead?

No, it is not part of the Home Report. Surveyors do flag dated electrics though, and a satisfactory EICR in the sale pack takes that bargaining point off the table for an older Hazlehead home.
