What actually gets coded on a relatively modern board.
Here is the part that surprises people in a tidy nineties or two thousands home: it is not an automatic pass. The reasons are specific to boards of that generation, and once you know them the report makes sense.
- The split-load board. The classic Danestone consumer unit protects one bank of circuits with a single RCD and leaves the other bank on the main switch with none. Where that unprotected bank feeds sockets, a bathroom, outdoor or buried cables, current practice tends toward a C2, which makes the report unsatisfactory. This is the single most common reason a modern-looking home does not pass first time.
- An older early-nineties board with no RCD at all. Some first-phase boards predate even split-load protection, so socket and outdoor circuits have no RCD, again usually a C2.
- A plastic consumer unit. Very common on this stock, and not an automatic fail. It is coded on its condition and location, not condemned for being plastic.
- Undersized main bonding to the gas and water, and worn sockets or switches, which are usually a C3, an improvement rather than a fail.
The rule to hold onto is that age is not a fail. The board has simply fallen behind the current standard, which is what the inspection is designed to show.
