Why rewiring in the Broch is not the same as rewiring a new build.

In a modern house, a concealed cable drop takes minutes. The wall is stud or dot and dab, there is a void behind it, and the cable is fed down and out at the back box. Nothing gets cut.

A solid granite or rubble and lime wall has no void at all. There is nowhere for a cable to hide, so every concealed drop has to be physically cut into the stone. That single difference is what drives the time, the dust, the making good and the price on an older Fraserburgh property, and it is why we survey before we quote instead of reading a figure off a list.

It also means the skill is not in the cutting. It is in working out how little cutting you can get away with, which is the whole of the section further down this page.

The Honest Question

Does your Fraserburgh house actually need a rewire?

Plenty do not. These are the findings that genuinely put one on the table, because none of them can be repaired in place.

Rubber or lead sheathed cable

Rubber insulation perishes and crumbles, particularly at terminations. Where the inner insulation fails against a lead sheath, the sheath itself can become live. This is a replacement job, not a repair.

Lighting with no earth

Lighting circuits wired before the mid nineteen sixties often have no earth conductor at all, which rules out earthed metal fittings and most modern accessories.

A rewireable fuse board

Fuse wire carriers, no residual current protection, and no modern discrimination, sitting at the origin of the whole installation.

Brittle early PVC

Early PVC that has hardened and discoloured, especially where it has run near heat or been disturbed repeatedly. It cracks at the tails or at a fitting the moment it is touched.

Alongside those, the practical symptoms are familiar: breakers that keep going, scorch marks or a burning smell at an accessory, sockets warm to the touch, round pin sockets still in place, or a room running off extension leads because it only has one socket. If you are unsure, the honest first step is not a quote for a rewire, it is an EICR from £150 + VAT, which tests the installation and tells you where you actually stand.

The Craft

Rewiring solid granite walls, and how we actually do it.

This is the part no other Fraserburgh page explains, and it is the part that decides how your house looks afterwards.

  • Route around the stone, not through it. The bulk of the circuits run in the loft, under suspended timber floors, in ceiling voids and through any stud partitions, so the solid wall is only used for the final short drop or rise to each accessory. Sometimes an existing conduit run can be reused as a draw through, which saves cutting altogether.
  • Where we do chase, the cable goes in conduit. Oval PVC or steel conduit is set into the chase so it sits below the finished plaster line, and steel in particular gives the plaster something to key to.
  • Chases follow the permitted safe zones, running in line with the accessory or close to the corner or ceiling, so anyone drilling that wall in ten years time has a fighting chance of knowing where the cable is. Where a route has to fall outside a safe zone or sits shallow, it gets additional mechanical protection.
  • Dust is contained before we start, not swept up afterwards.

The Finish

Surface conduit is a proper answer, not a shortcut.

There is a stubborn idea that everything must be buried. On the right wall, that idea costs you money and ruins a finish for no gain.

Where a wall is exposed stone, where the plaster is traditional and worth keeping, or where you simply do not want the upheaval of replastering, painted mini trunking or steel surface conduit is the correct answer rather than the cheap one. On exposed stone, steel conduit usually looks considerably better than a patched chase ever will. What matters is that you choose, so we agree the finish room by room before anything is cut.

Making good is part of that conversation too. Chases in lime plastered stone want patching with a compatible material, because a cement patch over lime plaster is poor practice and it shows. We are straight with you about what we put back and what is left for a plasterer or decorator, because that gap is the single biggest source of complaints about rewires anywhere.

Town Centre Flats

Tenement flats and shared closes.

Much of the older town centre is tenement, flats reached by a shared stair, often with premises at street level. The question we get asked most is whether one flat can be rewired on its own, and the answer is yes. Your flat's installation is yours, and it is rewired and certified as its own installation.

What sits outside your front door is different. Under the Tenements (Scotland) Act 2004 the close, meaning the passage, stairs and landings giving common access, is common property of the flats it serves, with the title deeds taking precedence and the Act filling the gaps. So anything in the close is a collective matter for the owners, not something an electrician can authorise on your behalf. The Act also gives owners a right to lead service cables through common parts with reasonable notice for access, which matters when a supply or a new circuit has to pass through the close to reach your flat.

In practice that means we establish at survey which meter and board are actually yours in a shared cupboard, we check the earthing arrangement rather than assuming, and we treat the common stair supply as separate unless proven otherwise. During the work the close stays passable and clear, with no trailing leads on a shared stair, and access times are agreed with your neighbours rather than sprung on them.

Full rewire, or partial?

A partial rewire is a genuine option, not a fudge, but it has to be driven by test results rather than by budget. Where testing shows the circuits you want to keep are genuinely sound, replacing only a kitchen, a bathroom or one damaged run is sensible and we will happily do it.

Why The Range Is Wide

On a solid walled property the labour is set by how many concealed drops have to be cut, how much making good follows, and what turns up behind the plaster once we open it. That is genuinely unknowable from a phone call, which is why the granite tier is quoted after a survey rather than guessed.

The Coast

Salt air and anything external

Worth keeping in proportion. Salt laden air on this coast is an ordinary maintenance factor for external elements, meter boxes and their seals, outdoor sockets and isolators, garage and outbuilding supplies, external lighting and armoured cable glands. It does not attack cable sitting inside a dry wall. So when we rewire here we specify properly rated enclosures, gland and seal them correctly, use corrosion resistant fixings outside, and check the external accessories carefully at inspection.

Building warrant and your certificate

Part P is part of the Building Regulations for England and Wales and does not apply here. Scotland works to the Building (Scotland) Regulations and Building Standards, administered by Aberdeenshire Council, with the installation designed and tested to BS 7671. On warrants, rewiring an existing house of up to two storeys does not require one, while flats, maisonettes and houses of three storeys and above do. Responsibility for establishing that sits with whoever orders the work, so we check it at survey and confirm with the council where there is any doubt. Either way you receive an Electrical Installation Certificate on completion. If you let the property, the Repairing Standard requires a satisfactory EICR at least every five years.

An empty property is quicker and cheaper because the whole installation can be isolated at once. The realistic timescale for your property comes with the survey.

I own a flat in a town centre tenement. Can just my flat be rewired?

Yes. Your flat's installation is rewired and certified in its own right. The close itself, the passage, stairs and landings, is common property under the Tenements (Scotland) Act 2004 with the title deeds taking precedence, so anything in the close is a collective decision for the owners. The common stair supply is normally separate from any one flat's board, and we establish that at survey rather than assume it.

Do I need a full rewire, or will a partial do?

Will my house pass an EICR after a rewire?
