When an unsatisfactory EICR means a rewire, and when it does not.

An unsatisfactory report is not a verdict on the whole house. It is a list, and what matters is what kind of items are on it. That is the distinction almost nobody explains, so here it is plainly.

Accessory level observations are things like a worn socket, a missing blank, a bonding conductor that is undersized, or a board with no residual current protection. Those are remedials. They get put right, the report is re verified, and the wiring itself carries on doing its job.

Cable condition observations are a different animal. Perished insulation, no earth on the lighting circuits, low insulation resistance readings turning up across several circuits at once. Those are installation level findings, and no amount of accessory work clears them, because the problem is the cable in the walls. That is when a rewire stops being an upsell and starts being the actual answer.

What We Look For

The five findings that actually put a rewire on the table.

Age alone does not condemn an installation. These five findings do, because none of them can be repaired in place.

  • Rubber insulated cable. The insulation dries out, cracks and crumbles to powder. Pre 1960s, and there is no safe repair, only replacement.
  • Lead sheathed or fabric covered cable. Same era, same conclusion, and it deteriorates further the moment it is disturbed.
  • Lighting circuits with no earth. Two core lighting was normal well into the sixties, and it rules out metal fittings and most modern accessories.
  • A rewireable ceramic fuse board. No residual current protection and no modern discrimination, sitting at the origin of everything else.
  • Brittle early PVC. Sixties and seventies PVC that has hardened, giving itself away by cracking at the tails or at a light fitting when touched.

Alongside those, recurring nuisance tripping, warm accessories, scorch marks at a fuseway and absent main bonding all push the same way.

Full rewire, or will a partial do?

A full rewire replaces every final circuit, lighting, sockets, cooker, shower and immersion, along with a new consumer unit, new main bonding to the gas and water, and full inspection, testing and certification at the end.

A partial replaces specific circuits, commonly a kitchen, a lighting circuit, or an original run under a bedroom floor, while sound circuits stay. The honest test is simple: a partial only makes sense when testing proves the circuits you are keeping are genuinely sound. Landlords

Rewiring a let property between tenancies.

If you let in Peterhead, this is the single biggest saving available to you, and most landlords miss it. You can stay in the house, and plenty of people do. We work room by room rather than killing the whole installation, so power goes back on each evening. Floors come up, walls are chased for the drops to sockets and switches, ceilings are opened where the lighting drops run, and everything is sheeted and contained before we start. Then first fix, second fix, test and energise, and making good.

The Cheaper Answer

Why a new board will not rescue perished cable

A new consumer unit adds proper protection at the origin, and where the cabling is sound it is exactly the right, cheaper answer. What it cannot do is restore insulation that has already broken down.

Scottish Rules

Building warrants and certification.

Worth knowing, because most guidance online is written for a different country. Part P is part of the Building Regulations for England and Wales and does not apply in Scotland. Here the work sits under the Building (Scotland) Regulations and Building Standards, administered by Aberdeenshire Council.

On warrants, the position for a rewire is this: for rewiring an existing house of up to two storeys, a building warrant is not required. A warrant is required for flats and maisonettes, and for houses of three storeys and above. Responsibility for establishing that sits with whoever orders the work, so we check it before we start and confirm it with the council where there is any doubt. Either way the installation is certified to BS 7671, and you receive an Electrical Installation Certificate on completion, which is the document your insurer, solicitor or letting agent will want to see.
