1920s & 1930s Homes
The oldest stock, sometimes still carrying rubber insulated cable and lighting circuits with no earth. These attract the most condition findings.
Faithful Spark Electricians carry out Electrical Installation Condition Reports across Mannofield, for landlords meeting Scotland's Repairing Standard and homeowners checking an interwar or post war home before a sale, a purchase or a renovation. Clear C1 to C3 coding, a digital certificate, and every inspection signed personally by Steven Watt.
Mannofield is an established west end suburb of interwar and post war family homes, granite and rendered semis, villas and bungalows off Great Western Road. Many are 70 to 90 years old, and the original wiring and first consumer units are well past their prime, so an Electrical Installation Condition Report is the proper way to know what is actually behind the walls. Landlords here need a satisfactory EICR at least every five years under Scotland's Repairing Standard. Homeowners book one before a sale, before buying an older home, or before a renovation. Either way the inspection is carried out and signed by Steven Watt, who holds the City and Guilds 2391-52 inspection and testing qualification.

The 2391-52 award is the qualification that makes an EICR valid. Steven Watt holds it, on top of our NICEIC approved contractor status and SELECT membership.
An EICR is sometimes a legal duty and sometimes simply the sensible thing to do on an older home. Here is where most Mannofield reports come from.
Every privately let home needs a satisfactory EICR at least every five years under Scotland's Repairing Standard, with a copy given to the tenant.
A clean EICR reassures a buyer and their solicitor that an older Mannofield home is electrically sound, and removes a common sticking point in the sale.
Buying an interwar or post war home? An EICR tells you the true condition of the wiring before you commit, and what any remedial work will cost.
Planning a new kitchen, an extension or a loft conversion? An EICR shows what the existing installation can take before the builders start.
Some insurers and lenders ask for proof the electrics are safe, particularly on an older property. An EICR is the recognised report.
No legal trigger, just an older home and a sensible owner. An EICR confirms the basics are safe, or flags what needs attention before it becomes a problem.
Mannofield spans the best part of a century of family housing, and each era brings its own typical findings. Knowing the age shapes the inspection.
The oldest stock, sometimes still carrying rubber insulated cable and lighting circuits with no earth. These attract the most condition findings.
Often on split load boards with limited RCD protection, a common reason for a potentially dangerous C2 finding until the board is upgraded.
Bigger homes where circuits have been added piecemeal over the years. The inspection checks that every addition was done properly and is protected.
The rental homes in the area, where the EICR is a legal duty and tenant safety is the priority. We turn these around promptly for landlords and agents.
An EICR is a thorough job done properly, but we keep it simple and predictable for you.
Call 07304 027013, WhatsApp or email. Tell us the property size, whether it is a home or a let, and we will price it and book a slot.
We inspect and test the full fixed installation, the board, the circuits, the bonding and a sample of accessories, to BS 7671.
Each finding is graded C1, C2, C3 or FI. We explain in plain English what each one means for your property.
You get a clear digital EICR, usually the same day. If it is unsatisfactory, we quote any remedial work plainly so you can put it right.

Call 07304 027013If you let a property in Mannofield, the electrical safety duty comes from the Repairing Standard under the Housing (Scotland) Act 2006. In plain terms, every privately rented home must have a satisfactory Electrical Installation Condition Report carried out at least every five years by a competent person, and you must give the tenant a copy. This is Scottish law and it is enforced through the First tier Tribunal, so it is not optional.
It is worth being clear on one point. The competent person who signs the report must hold the right inspection qualification. Steven Watt holds the City and Guilds 2391-52, and we are an NICEIC approved contractor and a SELECT member, both publicly verifiable.
See our wider EICR in Aberdeen page, or our landlord electrician in Aberdeen page.

Every finding on an EICR gets a code, and the codes are what decide whether the report is satisfactory. Understanding them takes the mystery out of the result.
A report is unsatisfactory if it carries any C1, C2 or FI. That is the bar a landlord property must clear, and it is the figure that matters when you are buying. We explain every code we issue, so you know exactly what each one means and what, if anything, needs doing.

After enough inspections in this part of Aberdeen, the pattern is familiar. The most common reasons a Mannofield home comes back unsatisfactory are the things you would expect of housing built between the 1920s and the 1960s.
None of this is a reason to panic. It is simply what an older home tends to need, and most of it is straightforward to put right. The most common single fix is a full RCBO consumer unit, which clears a lot of C2 findings in one go.

An unsatisfactory EICR is not a disaster, it is a to do list. We set out exactly what needs putting right to reach a satisfactory result, with a clear written quote, and there is no obligation to use us for the remedial work. For a landlord, the property simply needs the C1, C2 and FI items cleared and a satisfactory report issued. For a homeowner, you decide what to tackle and when.
Because we carry out the work as well as the inspection, we can often clear the findings and reissue a satisfactory certificate in a single follow up visit, which keeps a let moving and a sale on track.
An EICR is only as good as the person who signs it. Steven Watt holds the City and Guilds 2391-52 inspection and testing qualification, the recognised award for this work, on top of our NICEIC approved contractor status and SELECT membership.

Our EICRs start from £150 + VAT, which covers the main board and the first five circuits. Each circuit above five is £15 + VAT, so a typical 2 bedroom home is around £255 + VAT, a 3 bedroom around £315 + VAT, and a 4 bedroom detached around £375 + VAT. We confirm the figure before we book, based on the size of the property.
Under Scotland's Repairing Standard, every privately rented home must have a satisfactory EICR at least every five years, and you must give the tenant a copy. Aberdeen City Council can ask to see it. We test, code from C1 to C3, and issue a clear digital certificate.
A C1 means danger present and is made safe straight away. A C2 means potentially dangerous and needs putting right promptly. A C3 is an improvement recommendation and does not on its own fail the report. An FI means further investigation is needed. Any C1, C2 or FI makes the overall report unsatisfactory.
The usual culprits in 1920s to 1960s housing are an old board with no RCD protection, lighting circuits with no earth, brittle rubber insulated cable, and missing main bonding. Most of these are C2 findings, and the single most common fix is a full RCBO consumer unit, which clears several at once.
There is no legal duty for an owner occupier, but it is strongly recommended on an older home, before a sale or purchase, after major work, and at least every ten years. It is the recognised way to confirm the electrics are safe and to head off problems before they start.
The inspector should be registered with NICEIC or SELECT and hold the relevant inspection qualification, which is City and Guilds 2391-52. Steven Watt holds it and signs every report, and both our NICEIC and SELECT registrations are publicly verifiable online.
