Why an Extension Lead Is Never the Answer

A garden room is a building. It needs a proper electrical installation, the same as any extension to your house.

Running a cable through a gap in a window frame or trailing it across wet grass is not a shortcut. It is a hazard.

Domestic extension leads are not designed for permanent outdoor use. They degrade in the rain, they overheat under sustained load from heaters or electric radiators, and they offer none of the protection that a properly designed circuit gives you.

There are three real consequences to consider.

  • Fire risk. Overloaded leads and damaged insulation are a genuine cause of garden building fires across Scotland every year.
  • Insurance. Most home insurance policies expect electrical installations to meet the current wiring regulations. An extension lead running your garden office heater will not meet that standard, and a claim can be refused.
  • Resale value. Buyers and their surveyors notice a garden room with no proper power supply. A compliant installation with a certificate adds genuine value. A trailing lead through the fence does the opposite.

SWA cable is buried at a minimum depth of 500mm below normal garden ground. Under areas that may be dug in future, such as a vegetable bed or a spot earmarked for a new flower border, the minimum rises to 600mm.

Every run also gets marker tape laid above the cable, roughly halfway between the cable and the surface. This bright yellow tape warns anyone digging later that there is a live cable below. It is a simple step that prevents a very serious accident.

Where the cable rises out of the ground at either end, it is protected in ducting to guard against impact and UV damage. The route is planned to avoid tree roots, drainage runs and anywhere a fence post or shed base might go in later.

The Sub Board: Your Garden Room’s Own Consumer Unit

Once the SWA cable reaches your garden room, it feeds into a small consumer unit known as a sub board. Think of it as a mini version of the one in your hallway or utility cupboard, dedicated entirely to the garden room.

We do not fit split load boards. A split load board protects groups of circuits with a single shared RCD, which means one fault can knock out several circuits at once, including ones that had nothing to do with the fault. A full RCBO board gives every circuit its own protection, full stop.

A 30mA RCD or RCBO disconnects the circuit within milliseconds if it detects current leaking to earth, which is exactly what happens if you accidentally cut through a cable with a spade or a lawnmower, or if water gets into a fitting.

Do You Need a Building Warrant for a Garden Room in Scotland?

Scotland has its own permitted development rules, separate from the rest of the UK, and they matter for garden rooms.

Generally, a garden room does not need a building warrant if it stays under certain height and area limits and is not used as a self contained living space with sleeping accommodation. Once you go over roughly 3 metres in height, or the room starts to exceed the thresholds set out for ancillary buildings, or it is going to be used for habitation, a building warrant is likely to be required.

Because these rules depend on the specifics of your plot and your local authority’s interpretation, always check directly with Aberdeen City Council or Aberdeenshire Council building standards before work starts. Can I just run an extension lead to my garden room instead?
