Commercial electrician in Aberdeen: what we do and what it costs

Faithful Spark Electricians is a NICEIC approved commercial electrician in Aberdeen, installing, testing, maintaining and repairing the electrics in offices, shops, hospitality venues, warehouses and industrial units. That covers distribution boards and sub mains, lighting and small power, three phase supplies to plant and machinery, emergency lighting, fixed wire testing and workplace EV charging. Commercial EICRs start at £200 + VAT, workplace EV chargers at £800 + VAT, and everything else is a fixed price to a written scope after a free survey.

The difference from domestic work is scale and consequence. Commercial installations run bigger boards, often on a 400 volt three phase supply rather than the 230 volt single phase supply most homes have, and they carry duties under the Electricity at Work Regulations 1989 that a house does not. A shutdown also costs money, so the work is planned around your opening hours rather than dropped into the middle of trading.

We are a NICEIC Approved Contractor, enrolment 620239, registered in Scotland as SC821028, with our base at 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, about 30 miles north of the city. Steven Watt leads the team, with Callum working alongside him, and the people who survey your premises are the people who do the work.

Commercial electrical contractors in Aberdeen

Industrial and commercial electricians for offices, shops, hospitality and the estates

Aberdeen's commercial property splits into two quite different kinds of electrical job: the city centre and business park buildings where people work at desks and serve customers, and the estates where the electrics drive machinery. We work in both.

  • Offices and business parks. Small power and lighting for desks that move, supplies to comms cabinets, emergency lighting on every escape route, and testing taken one floor or one board at a time so staff keep working.
  • Union Street and city centre shops, bars, restaurants and hotels. Commercial kitchens on three phase, extraction and refrigeration loads, display lighting, and shutdowns agreed in writing so service is not interrupted.
  • Warehouses, workshops and the energy supply chain. Industrial units at Altens, Tullos, Dyce, Kirkhill and Bridge of Don run compressors, welding sets, cranes and roller doors. Each needs its own protected circuit and isolation, and the board has to keep up when the tenant changes what the unit does.
  • Landlords and managing agents. Landlord supplies and common parts, tenant changeovers, and a run of EICRs across a portfolio of units with the reports sent to whoever needs them.

Whatever the building, the first visit is a survey. We look at the supply, the boards and how the space is used, then write the scope and price it.

Pricing

How much does a commercial electrician cost in Aberdeen?

We price commercial work as a fixed figure against a written scope, agreed before we start, rather than by the hour or the day.

Why we do not quote a day rate

Hourly and day rates are what you see quoted online for Aberdeen commercial electricians, but on their own they rarely tell you the total. A day rate says nothing about how many days, how many people, or what happens when a board turns out to need replacing.

A written scope fixes all three before anyone picks up a tool. If the work uncovers something the scope did not allow for, we stop, explain it and price it before carrying on.

Two prices we publish: commercial EICRs from £200 + VAT and workplace EV chargers from £800 + VAT.

How much should a commercial EICR cost?

Ours start at £200 + VAT for a small single board premises. The price then follows the number of distribution boards and circuits, whether the supply is single or three phase, and how the testing has to be phased around your opening hours. Remedial work is never folded in: it is priced separately once the report is written.

What sets the price of a commercial job

  • Boards and circuits. A compact unit with three boards can cost more to test than a large open store with one.
  • Access. High bay ceilings, live production areas and plant rooms change how long the work takes.
  • Timing. Phased shutdowns and Saturday morning work are planned into the price, not added later.
  • Materials and containment. Trunking, tray and armoured cable on a fit out are a large part of the price.
  • Certification. An installation certificate, minor works certificate, EICR or emergency lighting certificate, depending on the job.
  1. Call or send the address. Tell us what the premises is used for and what needs doing.
  2. Free site survey. We look at the supply, the boards and the space, and agree when work can happen.
  3. Written scope and fixed price, usually within one working day of the survey.
  4. Work booked around your trading. Standard jobs are usually booked within 5 to 10 working days.
  5. Certificates issued for everything we install, alter or test, ready for your insurer, landlord or fire risk assessor.

Competence and registration

Who can do commercial electrical work in Scotland?

Anyone with the technical knowledge or experience to do the work without danger, or who is suitably supervised. That is the test in regulation 16 of the Electricity at Work Regulations 1989, which applies in Scotland as it does in England and Wales. There is no separate commercial electrician licence in the UK, so clients, insurers and main contractors look for evidence of that competence instead.

The duty holder is the business

Regulation 3 puts the duty on every employer and self employed person for matters within their control, and asks employees to cooperate. In practice that is the business owner, the facilities manager, or the landlord for the parts of a building the landlord keeps.

Appointing a competent contractor is how a duty holder meets that duty for the electrical work. Keeping the certificates is how they show it.

What to check before you appoint anyone

  • A register entry with a certification body such as NICEIC, under the same company name and number as the quote.
  • The right qualification for the task: 2391-52 for inspection and testing, 2921-34 for EV charging.
  • Insurance you can see before work starts.
  • Certificates named in the quote, so you know what paperwork you will have at the end.
Is ECA the same as NICEIC? No. The ECA (Electrical Contractors' Association) is a trade association for electrical contracting businesses. NICEIC is a certification body that assesses a contractor's work against BS 7671 and lists the firms it certifies on a public register. We are a NICEIC Approved Contractor, enrolment 620239, and TrustMark registered under licence 4205123. We are not ECA members, and both of our registrations can be checked from the proof bar at the top of this page.
Scotland, not England

Fixed wire testing: do businesses in Scotland need a commercial EICR?

No law names the EICR or fixes an interval for business premises, but the duty to keep the installation safe is real. Regulation 4(2) of the Electricity at Work Regulations 1989 requires every system to be maintained so as to prevent danger, so far as is reasonably practicable, and a periodic inspection and test of the fixed wiring is the accepted way to show you have done that. Fixed wire testing and a commercial EICR are the same job under two names.

  • How often. The inspector sets the next date on the report. IET guidance on maximum intervals commonly puts offices, shops, hotels and restaurants on five years and industrial units on three, with shorter intervals for kitchens, wet areas and dusty workshops.
  • Insurers and leases. Many policies and commercial leases make a current report a condition. Their wording is often the deadline that actually binds you.
  • Landlord or tenant? The lease decides. Landlords usually keep the landlord's supply, the common parts and their emergency lighting; the tenant usually keeps the installation inside its own unit from the tenant's board onwards. Where the lease is silent, both should agree it in writing before the report is booked.
  • Flats above shops. A mixed use building is two regimes. The shop is covered by the duties above, but a privately let flat above it must have an EICR at least every five years under the Repairing Standard (gov.scot Annex D3). Our landlord electrician in Aberdeen page covers the residential side.
  • Reading the report. Under BS 7671:2018+A4:2026 only C1 and C2 make a report unsatisfactory. C3 and FI are advisory, and an FI (further investigation is advised) should still be looked at promptly.
  • Part P does not apply in Scotland. It is a building regulation for England and Wales, and there is no Building Control notification here. Where work needs a building warrant, it comes from Aberdeen City Council for premises in the city or Aberdeenshire Council for the shire towns, and we tell you at survey.

We carry out commercial EICRs across Aberdeen from £200 + VAT, priced on boards and circuits, with remedials quoted separately, and we can test a landlord's supply and every tenant unit in one visit with a report for each. Call 07304 027013 to book one around your opening hours.

BS 5266

Emergency lighting to BS 5266, installed, tested and certified

Most business premises with escape routes need emergency lighting, and BS 5266 sets how it is tested: a short function test every month and a full rated duration test once a year, usually three hours, both recorded in a logbook.

The annual test is the one that gets skipped, and it is the one that finds batteries that no longer hold their charge. The other common problem is a layout that has moved on. Racking goes in, a partition moves or a mezzanine is added, and the fittings that lit the old escape route no longer light the new one.

In Scotland the duty to have it sits in Part 3 of the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006: the person responsible for the premises carries out a fire risk assessment, and that assessment decides where emergency lighting is needed. BS 5266 then sets how it is designed and tested.

We design and install emergency lighting on fit outs and refurbishments, take on the monthly and annual tests, and issue the certificate your fire risk assessment will ask to see. Ask for it on the same visit as your EICR and you get one survey and one fixed price.

Keeping you trading

Commercial electrical work planned around your trading hours

We plan commercial work so the business keeps running. Testing and isolations are scheduled as phased shutdowns within our working hours, or as Saturday morning work, agreed in writing before the job is booked rather than negotiated on the day.

  • Safe isolation. Circuits are isolated and locked off one section at a time, so the rest of the building stays live.
  • Testing in order. On an EICR we take the boards in an agreed sequence, starting with the areas you can spare first.
  • Boards that fail gracefully. On new boards we recommend individual RCBO protection, so a fault drops one circuit rather than half the floor.
  • One point of contact. Steven leads the team, with Callum working alongside him, and you deal with the people doing the work.

Office hours are Monday to Friday 8am to 6pm and Saturday 9am to 1pm. Call 07304 027013 to agree a window.

Straight answers

Commercial electrician questions from Aberdeen businesses

If your question is not here, call 07304 027013 and ask it. We answer during office hours, Monday to Friday 8am to 6pm and Saturday 9am to 1pm.

How much does a commercial electrician cost in Aberdeen?

We price commercial work as a fixed figure against a written scope after a free site survey, rather than by the hour or the day. The two prices we publish are commercial EICRs from £200 + VAT and workplace EV chargers from £800 + VAT. Everything else depends on the number of boards and circuits, access, how the work is phased around your opening hours, and materials, so we survey first and confirm the price in writing, usually within one working day.

Do I need an EICR for commercial property in Scotland?

No law names the EICR for business premises, but regulation 4(2) of the Electricity at Work Regulations 1989 requires the installation to be maintained so as to prevent danger, and a periodic inspection and test is the accepted way to show you have done that. Insurers and commercial leases often make a current report a condition. A privately let flat in the same building needs an EICR at least every five years under the Repairing Standard.

How often should a commercial EICR be done?

The inspector sets the next inspection date on the report. IET guidance on maximum intervals commonly puts offices, shops, hotels and restaurants on five years and industrial units on three, with shorter intervals for kitchens, wet areas and dusty workshops. If your insurer or lease asks for a shorter interval, that is the one to follow.

Who is responsible for the electrics in a leased commercial unit?

The lease decides. Landlords usually keep the landlord's supply, the common parts and their emergency lighting, and the tenant usually keeps the installation inside its own unit from the tenant's board onwards. We can test the landlord's supply and every tenant unit in one visit and issue a separate report for each.

Who can do commercial electrical work in Scotland?

Regulation 16 of the Electricity at Work Regulations 1989 says nobody should do electrical work where technical knowledge or experience is needed to prevent danger unless they have that knowledge or experience, or are suitably supervised. There is no separate commercial electrician licence, so clients and insurers look for evidence instead: registration with a certification body such as NICEIC, work to BS 7671:2018+A4:2026, certificates for every job and the right qualification for the task. We are NICEIC Approved Contractor 620239.

How often does emergency lighting need testing?

BS 5266 sets a short function test every month and a full rated duration test once a year, usually three hours, with both recorded in a logbook. Whether you need emergency lighting at all is decided by the fire risk assessment required under the Fire (Scotland) Act 2005. We install, test and certify emergency lighting and can take on the monthly and annual tests.
