This is the part a firm from the city does not think about. On the exposed North Sea coast, from the harbour at Port Erroll to the cliff top plots and out to Whinnyfold, the salt in the air corrodes external electrical fittings far faster than it does inland. Outdoor sockets, external light fittings, EV charger enclosures, metal back boxes, cable glands and even the screws all suffer, and a fitting that would last twenty years in Ellon can pit, seize and let water in within a couple of winters on the coast.

The answer is not a repair every spring, it is specifying properly the first time:

Higher IP rated accessories for anything exposed outdoors, so wind driven rain and spray stay out.
Marine grade and stainless steel fixings and screws, which do not rust solid the way plated steel does.
Corrosion resistant enclosures and glands on outdoor sockets, chargers and junctions.
Sensible siting, tucking fittings away from the worst of the direct salt spray where the layout allows.
A look over the existing external accessories on an older coastal property, because that is where the faults start.

It costs a little more up front and it saves you a string of call outs, which on an exposed Cruden Bay property is not a nicety, it is the difference between kit that lasts and kit that does not.

Older Property

Harbour cottages and resort villas, and the wiring inside them.

Two kinds of older property dominate Cruden Bay, and both throw up the same conversation. The granite fishing cottages around Port Erroll, with solid walls and generations of additions, and the Victorian and Edwardian villas from the resort era, grander but often just as dated behind the plaster.

What we find is familiar: rewireable fuse boards with no RCD, lighting circuits with no earth, and old rubber or fabric insulated cable that has gone brittle. Age alone does not force a rewire, though. An EICR tells you the real condition, and very often the answer is a consumer unit upgrade, from £550 + VAT, rather than a full rewire.
