Why Ellon, Why Now

The estates that went up with the oil are now rewire age.

Ellon sits about sixteen miles north of Aberdeen on the A90, in Formartine, and it grew dramatically after the North Sea oil boom of the nineteen seventies as one of the city's main dormitory towns. Whole estates went up to house people working in Aberdeen, and they have been added to steadily ever since.

Run the clock forward and that housing is now roughly thirty to fifty years old. If the original installation has never been replaced, this is precisely the point where two things happen at once. The early PVC cable starts to harden, particularly where it has run warm or been disturbed. And the installation itself, designed for a household with a fraction of today's appliances, simply runs out of sockets and out of circuits.

None of that means every Ellon house needs a rewire. Plenty need a board and some remedial work instead. It means the question is now worth asking properly, with test results rather than a guess.

Why open walls change the economics completely.

Here is the part that is worth real money to you, and that no other Ellon page explains. The cost of a rewire is not dominated by cable. Cable is cheap. The cost is dominated by access, which means chasing channels into finished walls, lifting fitted floors, drilling through joists, and then making all of it good again afterwards.

When a builder has already stripped the plaster, lifted the floors or opened the ceilings for an extension or a renovation, that access work has effectively already been paid for by another trade. The electrician walks into a house where the hard part is done. Running the circuits at that moment is the cheap part of the job.

So if you are extending, converting a loft or a garage, or ripping out a kitchen in the next couple of years, and the wiring is on your mind at all, the answer is almost always to bring the rewire forward into that project rather than treat it as a separate job later.

The Sequence

Two visits, and one of them is easy to get wrong.

A rewire inside a building project happens in two stages, and knowing them stops the single most expensive scheduling mistake on a renovation.

  • First fix, before the plasterer. Cables are run, back boxes set, the board position fixed and every circuit pulled through to where it needs to go. This has to happen before plaster goes on and before floors go down. If the first fix is late, the plasterer either waits or the work has to be cut back in afterwards.
  • Second fix, after plaster and decoration are dry. Accessories go on, the board is terminated, and the whole installation is inspected, tested, certified and energised.

Between those two visits we need the building sealed and dry, and we need decisions locked down: socket positions, the lighting layout, kitchen appliance loads, any outside sockets, and where a car charger is going to live. Changing your mind after first fix is what turns a tidy job into an expensive one.

One honest note on finish. We fill and bond the chases and leave them ready for the plasterer. We are electricians, not plasterers, so we tell you plainly at quote stage what level of making good is included and what your decorator picks up. Nobody else on this subject says that, and it is the thing people are most annoyed about afterwards.

The Expensive Mistake

What happens if you rewire after decorating.

You pay twice. That is the short version.

First you pay an electrician for slow access work through finished surfaces, because every cable route now has to be cut into a wall somebody has just painted. Carpets come up, skirtings come off, floors get lifted. Then you pay again to replaster, repaper and repaint the rooms you had only just finished, and on a full house that making good bill can rival the electrical bill itself.

It is a genuinely avoidable cost, and the only thing standing between most people and avoiding it is that nobody warned them about the order of operations. Consider yourself warned. If a renovation is anywhere on your horizon, get the wiring question answered before the decorator arrives, not after.

The oil boom estates

Traditional

The granite town core

The older stone properties around the town centre and the riverside. Solid walls mean no cavity to drop a cable down, so routing is planned around lofts and floors and the job takes longer. Quoted after survey.

Modern estates

Cromleybank, Castlewell, Waterton Park and the newer developments. Rewires are rare here. Expect remedial work, extra circuits, or a board upgrade to support an extension or a car charger.

Out toward Pitmedden, Methlick, Tarves, Udny and Newburgh. Converted farm buildings and cottages with longer cable runs, outbuildings needing their own supplies, and more variation than anything in town. Always surveyed.

What actually says rewire

Rubber insulated or lead sheathed cable, which perishes and cannot be repaired. Lighting circuits with no earth, normal in properties built before the mid nineteen sixties. A rewireable fuse board still sitting at the origin. Early PVC that has gone hard and cracks at the tails or at a fitting when disturbed.

Then the everyday symptoms: breakers that keep going, warm accessories, scorch marks at a fuseway, or a room running off extension leads. The way to settle it is an EICR from £150 + VAT, which tests the installation and gives you observations in writing instead of opinions.

The Cheaper Route

Or is it just the board?

Often it is, and we will say so. Where testing shows the cable is sound, a consumer unit replacement from £550 up to £950 + VAT brings the protection up to standard for a fraction of a rewire. That is the right answer on a lot of Ellon estate housing.

What a board cannot do is repair insulation that has already broken down. Fit a modern unit onto perished cable and it usually trips the moment it is energised, because the new devices finally detect the leakage the old board ignored. Scottish Rules

Building warrants, Part P and what you receive.

Most rewire advice you will find online is written for England and Wales, so it is worth being clear. Part P does not apply in Scotland. Here the work sits under the Building (Scotland) Regulations and Building Standards, administered by Aberdeenshire Council, with the installation designed and tested to BS 7671.

On warrants, rewiring an existing house of up to two storeys does not require a building warrant. Flats, maisonettes and houses of three storeys and above do. The duty to establish that sits with whoever orders the work, so we check it at survey and confirm with the council where there is any doubt. Note that this is about the rewire itself. If your rewire is part of a wider extension or structural project, that project may well need a warrant in its own right, and your builder or architect will normally lead on it.

On completion you receive an Electrical Installation Certificate with the schedule of test results. That is the document a buyer's solicitor, an insurer or a letting agent will ask to see. If you let a property in Ellon, the Repairing Standard requires a satisfactory EICR at least every five years by a competent person, with a copy going to your tenants.

My Ellon house was built in the 1980s. Surely it is too modern to need a rewire?

It may well only need a board. An EICR settles it either way.

We are extending or converting the loft. Should we rewire at the same time?

Almost always yes. The access work you would otherwise pay an electrician for, lifting floors and chasing walls, is already being done by your builder, so the rewire is dramatically cheaper. On top of that an extension usually forces a consumer unit upgrade anyway, because existing boards rarely have spare ways.

When exactly does the electrician need to be on site during a renovation?

Twice. First fix before the plasterer, when cables are run and back boxes are set. Second fix after the plaster and decoration are dry, when accessories go on and everything is tested and certified. Getting the first fix in late is the single most expensive scheduling mistake on a renovation.
