From £150EICR + VAT, 5 circuits
2391-52City and Guilds, inspection

An EICR in Ellon costs from £150 + VAT with Faithful Spark Electricians, covering the main consumer unit and the first five circuits, with each extra circuit at £15 + VAT. A typical two bed home in AB41 comes to about £255 + VAT and a three bed to about £315 + VAT. The report records the condition of your fixed wiring, consumer unit, sockets, switches and light fittings, codes anything that needs attention, and is the document Scottish landlords, letting agents and buyers ask for when they want an electrical safety certificate.

We are a NICEIC Approved Contractor (620239) at 17 Thomson Road, Peterhead, Aberdeenshire, Scotland, AB42 3FJ, and Ellon town addresses carry no travel surcharge. Inspections are carried out by our own team, led by Steven Watt, who holds City and Guilds 2391-52 for inspection and testing, with Callum working alongside him. Every report is issued against BS 7671:2018+A4:2026. For rewiring, sockets, lighting and everything else in town, see our page for an electrician in Ellon. Lines are open Monday to Friday 8am to 6pm and Saturday 9am to 1pm on 07304 027013.

EICR cost in Ellon

How much does an EICR cost in Ellon?

An EICR in Ellon costs £150 + VAT for the main board and up to five circuits, and the final figure depends on how many circuits and boards your property has. We price by circuit rather than by bedroom because circuits are what take the time to test. A detached house on the edge of town with a garage board and an electric shower will have more to test than a flat in the town centre, and the price reflects that.

Before we book, we ask roughly how many circuits are on the board and whether there is a garage, workshop or outbuilding with its own supply. That lets us confirm the price in writing first, so the figure you agree is the figure on the invoice.

A low headline price elsewhere is worth one question: how many circuits and boards does it include? An inspection that stops at a handful of circuits, or leaves out the outbuilding, is not the same job.

What an EICR looks at in different Ellon homes

Ellon housing ranges from recent estates to granite town houses and rural steadings, and each type tends to raise different points on an inspection.

Since 2000

Newer estates

Cromleybank, Castlewell, Waterton Park and the newer schemes. The original installation is usually sound. What we tend to check most closely is anything added after handover, such as extra sockets, garden lighting or a shed supply.

1970s to 1990s

Estates from the oil boom years

Many still have an early consumer unit, some with limited or no residual current protection. The board, its earthing and the condition of thirty to fifty year old accessories are the main focus here.

Traditional

Granite town centre

Stone houses around Bridge Street, Market Street, Station Road and the riverside often carry several generations of wiring, part rewires and extension circuits joined to older ones. Earthing and bonding get careful attention.

Rural

Formartine steadings

Farmhouses and steading conversions toward Pitmedden, Methlick and Tarves often have TT earthing, long cable runs and more than one board, so the inspection covers every board and outbuilding supply.

Ellon landlords and letting agents

Landlord EICRs in Ellon follow Scottish rules, not English ones

Private landlords in Ellon must have an electrical safety inspection carried out before a property is first let and then at intervals of no more than five years, under the Repairing Standard in the Housing (Scotland) Act 2006. The inspection has two parts: an EICR on the fixed installation and a PAT check on any appliances you supply. We can do both on the same visit.

  • Every five years, not every tenancy. The Scottish Government guidance says the inspection does not have to be repeated each time a new tenancy starts, as long as it was carried out in the five years before that tenancy begins.
  • Tenants get a copy. A new tenant must be given the most recent EICR before the tenancy starts, and a sitting tenant must be given a copy of any inspection done during their tenancy.
  • Keep it for six years. The landlord must receive and keep a copy of the EICR for six years.
  • The landlord pays. Tenants cannot be asked to pay for or contribute to the inspection.
  • RCD protection. The main consumer unit needs at least one 30mA RCD, normally covering the socket circuits as a minimum. That does not mean every board without RCBOs has to be replaced.

Some national pages that appear for Ellon searches quote England's Electrical Safety Standards in the Private Rented Sector Regulations, or say a new report is needed at every change of tenancy. Those rules are written for England. The Scottish position is set out in the Scottish Government statutory guidance for private landlords, Annex D3.

Can a landlord be fined for not having an EICR in Scotland?

Yes, a landlord in Scotland can be fined, but through the tribunal route rather than a fixed penalty. A tenant, or the local council, can apply to the tribunal (the Housing and Property Chamber) if a let property does not meet the Repairing Standard. The tribunal can issue a repairing standard enforcement order requiring the work to be done. Failing to comply with that order without a reasonable excuse, or letting the property while an order is in force, is a criminal offence under section 28 of the Housing (Scotland) Act 2006, with a fine on summary conviction. The large fixed fines often quoted online come from the English regulations and do not apply in Ellon.

We work with Ellon landlords and letting agents directly: we send the report to the agent if you ask us to, we can inspect two or three nearby properties in one day, and where a report comes back unsatisfactory we quote the remedial work so you are not left with a problem and no plan.

EICR questions Ellon customers ask before they book

What are the new EICR regulations for 2026?

From 15 October 2026 every new EICR is issued against BS 7671:2018+A4:2026, published on 15 April 2026, and the previous edition is withdrawn. On an Amendment 4 report only C1 (danger present) and C2 (potentially dangerous) make the result unsatisfactory. C3 (improvement recommended) and FI (further investigation is advised) are advisory and do not on their own make it unsatisfactory, but an FI should still be investigated promptly, and in a Scottish rental the guidance says as soon as practically possible because it may uncover something dangerous. Older reports use the wording of their own edition, so check the edition stated on yours. Our guide to EICR codes C1, C2, C3 and FI explained goes through each code.

Can a normal electrician do an EICR?

An EICR must be carried out by a skilled person competent in inspection and testing, which is a narrower skill set than general installation work. For Scottish rentals, the guidance treats membership of a recognised registration scheme such as NICEIC or NAPIT as evidence of that competence, and anyone outside those schemes has to confirm a detailed checklist covering training, insurance and calibrated test equipment. We are a NICEIC Approved Contractor, assessed every year, and Steven holds City and Guilds 2391-52, the inspection and testing qualification.

Where do I get an electrical safety certificate in Ellon?

You get an electrical safety certificate in Ellon by booking an EICR with a registered electrical contractor, because for an existing installation the EICR is the electrical safety certificate. Landlords, letting agents, insurers and buyers who ask for a certificate mean this report. Call us on 07304 027013 and we will confirm the price and a date.

Can I get a free electrical safety check?

We know of no scheme that provides a full EICR free of charge in Ellon. What is free is Electrical Safety First's Landlord's Interim Checklist, which the Scottish Government guidance points landlords to for recording a visual check between inspections. It is a useful record, but it is not an inspection and test and does not replace the five yearly EICR.

Can I sell my house in Ellon without an electrical safety certificate?

Yes, you can sell a house in Scotland without an EICR, because it is not one of the documents that make up the Home Report. The Home Report is a survey report with energy information plus a property questionnaire, as prescribed in The Housing (Scotland) Act 2006 (Prescribed Documents) Regulations 2008. Some sellers commission one anyway so buyers know the condition of the wiring, and some buyers book one before they commit. If yours turns something up, you have the facts before the negotiation rather than after it.

How long does an EICR take?

A small flat usually takes a few hours, which is why we can often inspect two or three nearby properties in a day. A larger house, or one with a garage or outbuilding board, takes longer because every circuit on every board is tested. The power is off for parts of the visit, so we agree access with you or your tenant beforehand.

We confirm the price before booking, and we are open Monday to Friday 8am to 6pm and Saturday 9am to 1pm.

If the result is unsatisfactory

What happens when an Ellon EICR comes back unsatisfactory

An unsatisfactory EICR means at least one C1 or C2 observation, and those items need to be put right. A C1 is a present danger, so where it is practical we make it safe there and then, and if not we tell you in writing straight away. A C2 is potentially dangerous and needs urgent remedial work. We give you a separate written quote for the remedials, and urgent work such as EICR remedials is usually booked within 2 to 5 working days.

Remedial work is recorded separately from the report: small repairs on a Minor Electrical Installation Works Certificate, and a replacement board on an Electrical Installation Certificate. On the older Ellon estates the bigger fix is usually a consumer unit upgrade in Ellon and occasionally a rewire in Ellon where the cabling itself is past its best. For the step by step, read what to do if your EICR is unsatisfactory.

What happens during an EICR at your Ellon property

  1. Visual inspection. The consumer unit, sockets, switches, light fittings, visible cabling and fixed equipment such as an electric shower are checked for damage, wear and overheating.
  2. Testing. Each circuit is tested for continuity, insulation resistance, polarity and earth fault loop impedance, and every RCD is tested.
  3. Coding. Anything that needs attention is recorded and coded C1, C2, C3 or FI on the report.
  4. Report. You receive the full report with the overall result, and a separate written quote for any remedial work.

The team is our own, led by Steven Watt with Callum working alongside him, and every report carries our NICEIC registration.

FAQs

Not covered here? Call 07304 027013 or get in touch.

How often does an Ellon rental need an EICR?

At least every five years, and before the property is first let. A new tenancy does not need a new report as long as the last inspection was within the previous five years.

How often should an owner occupied home in Ellon be inspected?

There is no legal interval for an owner occupied home in Scotland. Around every ten years, and when you buy, sell or plan major work, is a sensible guide, and the inspector may recommend a shorter interval on the report.

Is a newer Ellon rental exempt because the wiring is recent?

No. The five year cycle applies whatever the age of the wiring. A new build or fully rewired home comes with an Electrical Installation Certificate, and a landlord can use that instead of an EICR as long as it was issued no more than five years ago and its next inspection date has not passed.

Does a C3 or FI on my report mean it has failed?

No. On a report issued under BS 7671:2018+A4:2026, only C1 and C2 make the result unsatisfactory. C3 is a recommended improvement and FI means further investigation is advised. An FI should still be looked into promptly, especially in a rented home.

Do you test landlord appliances on the same visit?

Yes. Scottish rentals need a PAT check on appliances the landlord supplies as well as the EICR, and we can do both in one visit.

Do you inspect steadings and properties with more than one board?

Yes. Each extra board, such as a garage, workshop or steading supply, is £70 + VAT plus £15 + VAT per circuit on it, and we confirm the total before booking.
