Electric vehicles are becoming an everyday part of life in Ellon and across Aberdeenshire. For landlords in AB41, that shift creates both an opportunity and a set of practical questions that are worth understanding before a tenant arrives at your door asking for a charger.
This guide covers what the current rules actually say for landlords in Scotland, what the grant situation looks like in 2026, what your electrical installation needs to support a charger, and how to approach this in a way that adds value to your rental property rather than just adding a cost.
There is no legal requirement in Scotland for landlords to provide an EV charger. But the landscape is changing quickly, and understanding it now puts you in a much stronger position than being reactive later.

Do Scottish landlords have to install an EV charger?
No. As of 2026, there is no legal obligation for private residential landlords in Scotland to install an EV charger at their rental properties. The Building (Scotland) Amendment (No. 2) Regulations 2022 introduced requirements for EV charging provision in new-build residential properties, but this applies to new construction only. It does not create a retrofit obligation for existing rental properties.
What the regulations do say is that every new residential building in Scotland with associated parking must have EV charging provision built in from the start. If you are a landlord purchasing a new-build property in Ellon from 2022 onwards, there should already be an EV-ready circuit or charger in place.
For existing rental stock in Ellon, the position remains the same: no legal requirement, but a tenant can ask, and you are entitled to say yes or no.
Can a tenant request an EV charger at your Ellon rental property?
Yes. Tenants in Scotland have the right to ask their landlord to install an EV charger. However, you as the landlord are not legally required to agree to that request. The current position from Electrical Safety First is that tenants require landlord permission for installation, and that permission is entirely at the landlord’s discretion.
If you do agree, the installation must be carried out by a qualified, OZEV-authorised electrician. The charger must be a smart charger compliant with the Electric Vehicles (Smart Charge Points) Regulations 2021. The work must be certified under BS 7671 and an Electrical Installation Certificate issued. None of this is optional — it is the legal minimum for any new EV charger installation in Great Britain.
Whether you fund it, share the cost with the tenant, or make it a condition of tenancy renewal is entirely a commercial decision between you and your tenant.
The OZEV landlord grant: what is available in 2026
This is where it gets interesting for Ellon landlords. The government’s Residential Landlord Chargepoint Grant is one of the most generous grants still available for EV infrastructure in the UK, and most landlords in Aberdeenshire do not know it exists.
From 1 April 2026, the grant increased from £350 to £500 per socket. You can claim for up to 200 sockets per year across your entire portfolio. The grant covers 75% of the purchase and installation cost up to that £500 cap per socket. The scheme has been extended until 31 March 2027.
To be eligible:
- You must be a residential landlord — private, social, or a property management company acting on behalf of a landlord
- The property must be domestic rental accommodation with dedicated off-street parking
- The charger must be installed by an OZEV-authorised installer
- You must be registered at Companies House or VAT registered
- The charger must be from the approved OZEV product list
For a standard 7.4kW smart wallbox installation in Ellon, our pricing starts from £900 plus VAT. After the £500 grant, your net cost before VAT is £400 per socket. That is a significant reduction for what is effectively a permanent improvement to the property.
We are OZEV-authorised installers and handle the grant paperwork as part of every eligible installation. You do not need to manage the application yourself. Visit our EV charger installation page for Ellon to get a quote that includes the grant deduction.
What your Ellon rental property needs electrically before a charger can go in
This is the part most landlords overlook when they first enquire about EV charging. The charger itself is only part of the job. Before any wallbox can be installed, the electrical installation at the property needs to meet specific requirements under BS 7671 Section 722.
Here is what we check at every rental property survey in Ellon:
Consumer unit condition
The EV charger must have its own dedicated 32A radial circuit with its own RCBO. This means the consumer unit needs a free slot for that circuit and must be capable of housing a modern RCBO device. Older plastic consumer units — common in pre-2005 rental stock — cannot safely accommodate the protection devices required under BS 7671 Amendment 4 and will need replacing before a charger can be installed.
If your Ellon rental property has an older board, a consumer unit upgrade is often the right move anyway, as it brings the entire electrical installation up to current standards and reduces your liability as a landlord. We install full RCBO consumer units with surge protection as standard — the same boards shown in the photos on this page. See our consumer unit upgrade service for Ellon for full details.

Main fuse rating
A 7kW EV charger draws 32 amps continuously. Most Ellon properties built after the 1990s have an 80A or 100A main fuse, which comfortably accommodates a charger alongside normal household loads. Older properties with a 60A or 30A main fuse may need a DNO upgrade before installation. In most cases SSEN (Scottish and Southern Electricity Networks) carry out this upgrade for free, though it needs to be arranged before the installation day.
PME earthing
Outdoor EV chargers on properties with a PME supply (which covers the vast majority of homes in Ellon and Aberdeenshire) cannot rely on the PME earth alone under BS 7671 Section 722.411.4.1. We install an independent earth electrode as standard on every outdoor installation. This is not optional — it is a legal requirement and a genuine safety measure.
Planning in Scotland
EV charger installation on domestic properties in Scotland is generally permitted development under the Town and Country Planning (General Permitted Development) (Scotland) Order 1992. Planning permission is not required in most circumstances. Exceptions apply to listed buildings and some conservation areas. If your Ellon rental is in a conservation area, we can advise during the survey.
In Scotland, a building warrant is not required for a charger installation at a house up to two storeys. For flats or properties with three or more storeys, a building warrant may be required. We will confirm this at the survey stage.
Why adding an EV charger makes commercial sense for Ellon landlords
Ellon is a commuter town. A significant proportion of tenants in AB41 travel daily to Aberdeen for work, and EV adoption among commuters is rising steadily across Aberdeenshire. The Aberdeenshire Council EasyGo infrastructure partnership announced in 2025 committed to a major expansion of public charging points across the region, which will further accelerate EV uptake locally.
Tenants with EVs need to charge at home. A property without a charger becomes a harder let for a growing pool of prospective tenants. A property with a properly installed, certificated 7kW smart charger is noticeably more attractive. With the landlord grant reducing your net cost to around £400 per socket, the commercial case is straightforward.
There is also a maintenance angle. A home charger on a smart tariff (such as Octopus Intelligent or Economy 7) charges the vehicle overnight at off-peak rates, which reduces the temptation for tenants to use extension leads from domestic sockets — a practice that is genuinely dangerous when sustained over hours and a potential landlord liability issue if it causes a fault.
What happens if a tenant installs a charger without permission?
This is a growing issue. As EV ownership increases, some tenants are sourcing their own chargers and having them installed without telling their landlord. Under Scottish tenancy law, tenants require your permission before carrying out any electrical alterations to the property. An installation carried out without consent is a breach of tenancy terms and, depending on whether it was done by a qualified electrician and properly certified, could also create a safety and insurance problem.
If you discover an unauthorised charger installation at your Ellon rental property, the right response is to have it inspected and tested by a NICEIC-approved electrician. We can carry out that inspection, confirm whether it is safe and compliant, and issue the appropriate certification or recommend remedial work. An EICR for your Ellon property would also be the logical next step to confirm the overall installation is sound.
The EICR connection
Scottish landlords are already legally required to have a valid EICR (Electrical Installation Condition Report) in place for every rental property, renewed every five years under the Housing (Scotland) Act 2006. If your rental property in Ellon is due an EICR, combining it with a consumer unit upgrade and EV charger installation in one visit is significantly more cost-effective than three separate call-outs.
We carry out EICRs across Ellon and Aberdeenshire, conducted by a City and Guilds 2391-52 qualified inspector. See our EICR service page for Ellon landlords for full details and pricing from £150 plus VAT.

Frequently asked questions
Can I charge the tenant for the EV charger installation?
There is no legal restriction on how you structure the cost between yourself and your tenant. Some landlords fund it entirely and increase the rent slightly. Others split the cost. Others pass the full cost to the tenant in exchange for leaving the charger at the property at the end of the tenancy. What matters is that the arrangement is agreed in writing before work starts.
Do I need a separate electricity meter for the charger?
No. The charger runs from the property’s existing electricity supply and the tenant pays for the electricity they use through the standard meter. There is no requirement for a separate meter in a domestic setting.
What certification do I get?
You receive an Electrical Installation Certificate (EIC) confirming the installation is compliant with BS 7671. This is important for your landlord insurance and for any future property sale or EICR inspection.
Can I install a charger at an HMO property in Ellon?
Yes, though HMO properties have additional considerations around shared electrical supplies, Aberdeenshire Council licensing requirements, and the number of charger points needed. We can advise at survey stage.
Are you registered with OZEV?
Yes. We are OZEV-authorised installers and handle the landlord grant application as part of every eligible installation. We also install Ohme, Myenergi Zappi, and Andersen EV chargers, all of which are on the approved OZEV product list.
What if the property does not have off-street parking?
The OZEV landlord grant requires dedicated off-street parking. If the property only has on-street parking, the landlord grant is not available, though there are separate grant routes for cross-pavement charging solutions in some circumstances. We can advise on the options during the survey.
