What is a Rewire?

Full rewire, partial rewire, and the difference that matters.

A full rewire replaces every fixed cable in the property: every ring final, every radial, every lighting circuit, the cooker supply, the shower, the immersion, and every supplementary bonding conductor. The consumer unit is replaced. Every socket, switch, and ceiling rose is renewed. The smoke alarm system is replaced with a modern interlinked AICO system. The whole installation is then tested and certified to BS 7671 18th Edition.

A partial rewire replaces specific circuits while leaving others in place. Most common partials we do in Aberdeen: kitchen circuit replaced after a refit, bathroom circuit replaced to resolve EICR zone violations, lighting circuit replaced to add earthing, single damaged ring final replaced after a flood or rodent damage. Partial rewires get their own Electrical Installation Certificate for the replaced circuits, plus a Minor Works Certificate for the integration into the existing installation.

The decision between full and partial usually comes down to economics. If the EICR returned 6 or more C2 codes across multiple circuits and the consumer unit needs replacing anyway, a full rewire is typically cheaper than the cumulative remedial cost. If the EICR is mostly clean with isolated defects, a partial rewire makes sense.

Old Wiring Past Its Life

The cable that lasts 50 years but has been there for 70.

Modern PVC insulated cable has a design life of 50 years under normal indoor conditions. Many Aberdeen homes still operate on cable that was installed long before that limit was understood. The three most common legacy cable types we still encounter:

  • Rubber insulated, cotton braided. Pre 1960s. The rubber dries out, cracks, and falls away leaving bare copper inside the cable jacket. Found in Holburn, Crown Street, Rosemount tenements that have never been rewired. Insulation resistance fails almost universally on EICR testing.
  • Imperial sized PVC. 1960s through to early 1970s. The cable looks modern but the cross sectional area is measured in imperial sizes (3/0.029, 7/0.029) rather than metric (1.5mm, 2.5mm). Often undersized for modern loads. Common in Mannofield and Mid Stocket inter war semis.
  • VIR (vulcanised India rubber). Pre 1950s. Similar to rubber insulated but more brittle. Usually clipped to the surface in lead clad steel conduit. Found rarely now, but occasionally in untouched Aberdeen tenement attics.

None of these cable types passes a modern EICR insulation resistance test. Once an Aberdeen home is identified as having any of them, a full rewire is the only meaningful path. When the EICR remedial cost tips past the rewire price.

For most Aberdeen properties with an Unsatisfactory EICR, the right answer is targeted remedial work. Add a missing main bonding, swap a damaged accessory, upgrade the consumer unit, retest. The job is done in 1 to 2 visits.

For some properties the EICR is so heavily coded that the remedial work approaches or exceeds the cost of a full rewire. Typical thresholds we see:

  • 6+ C2 defects across multiple circuits. The cumulative remedial cost approaches £1,800 to £2,500 + VAT before the consumer unit is even touched.
  • No RCD on any circuit. The Repairing Standard requires RCD protection on every circuit. A full RCBO board is £550 to £800 + VAT before any other remedial.
  • Lighting circuits without earth. Common in 1960s and earlier housing. Adding earth retrospectively is expensive and disruptive.
  • Bathroom zone violations. Sockets too close to bath or shower. Fixing properly often means full bathroom circuit replacement.
  • FI codes (further investigation). Cables that disappear into the floor with no clear destination. Each one is £75 to £150 + VAT of additional time to chase.

At that point, comparing the remedial cost against a rewire often makes the rewire the cheaper option. The rewire also delivers a clean Electrical Installation Certificate with a 25 year cable lifespan, rather than another remedial visit in 5 years.

Pre Sale Improvement

The Aberdeen rewire that sells the property.

Aberdeen Home Reports (the Scottish equivalent of an English Energy Performance Certificate and surveyor's report combined) do not include an electrical inspection. A serious Aberdeen buyer commissioning their own pre purchase EICR can use any defects as leverage in the price negotiation, sometimes shaving £3,000 to £10,000 off the asking price.

The vendor side equivalent is a recent clean Electrical Installation Certificate. A property that has been rewired in the last 3 to 5 years is functionally untouchable on electrical grounds: the buyer cannot use electrical defects to negotiate, and the certificate carries through to the next owner. The same is true on the insurance side. Some Aberdeen insurers, particularly on listed or older properties, ask for the EICR at quote time.

Typical Aberdeen pre sale rewire scenarios:

  • Inherited family home. Last rewired in the 1970s, family selling. Rewire adds £8,000 to £15,000 to asking price on a £200,000 home.
  • BTL exit. Landlord selling rental, current EICR returned Unsatisfactory. Rewire resolves at exit rather than passing on to buyer.
  • Downsize from family home. Owner moving to a smaller property, want to leave the family home properly looked after. Pre sale rewire as a final improvement.
  • Distressed sale. Property has known electrical issues. Rewire enables a market price rather than a discounted sale.

We can usually fit a 2 to 3 bedroom Aberdeen rewire into the gap between accepting an offer and date of entry. The decorating happens after we hand over, so the buyer takes possession of a finished home.

Renovation or Extension

The rewire that goes with the build.

If you are already pulling up floorboards for a kitchen extension, opening up walls for a loft conversion, or stripping back plaster for a bathroom refit, the marginal cost of a rewire drops dramatically. Faithful Spark works with Aberdeen builders, kitchen fitters, and architects to time the rewire with the build programme so the disruption is shared with the wider works.

Common Aberdeen renovation triggers for a rewire:

  • Extension with multiple new circuits. Kitchen ring, dishwasher, oven, hob, lighting, sockets. 4 to 6 new circuits typically required.
  • Loft conversion. New lighting, sockets, smoke detection. 2 to 3 new circuits plus integration with existing.
  • Bathroom refit. Shower circuit, extractor, lighting. Often resolves existing BS 7671 zone violations.
  • Garage to garden room conversion. Sub main supply, dedicated lighting and socket circuits, sometimes a sub board.
  • Kitchen refit alone. Cooker, hob, dishwasher, induction, lighting, sockets. Almost always needs a board upgrade alongside.

If the existing wiring is older than 25 years and the renovation will add 4+ new circuits, the rewire is usually the cleaner answer than fitting new alongside old. We work to the architect and main contractor's programme so the rewire finishes in time for plasterer and decorator handover.

Landlord Void Period Rewire

The rental rewire that happens between tenancies.

Aberdeen landlords are the most common Faithful Spark rewire customer. The combination of older properties, March 2024 Repairing Standard pressure, EICR Unsatisfactory results, and the tight void period window between tenancies makes the rewire a natural fit. The empty week between tenancies is exactly the right amount of time for a 2 to 3 bedroom Aberdeen flat rewire.

What the void period rewire typically delivers:

  • Full RCBO consumer unit. March 2024 compliant. RCD on every circuit.
  • All cables replaced. Modern PVC, properly sized for current loads.
  • AICO interlinked alarm system. Feb 2022 Repairing Standard compliant. Smoke alarms in hall, landing, living room. Heat alarm in kitchen. CO alarms where fuel appliances present.
  • Modern accessories. Fresh sockets, modern switches, USB charging where requested.

  • Clean Electrical Installation Certificate. 5 year EICR cycle resets from the rewire date.
  • Decorator handover ready. Plaster patched, holes minimised. The letting agent's preferred decorator finishes the visible surfaces.

Cable Damage & Rodents

When mice, damp, or builders make the rewire mandatory.

Most Aberdeen rewires are planned. Some are not. Three scenarios force the rewire by removing the option of leaving the existing cable in place:

  • Mouse damage. Common in Aberdeen tenement attics, especially around Holburn, Rosemount, and Mannofield. Mice gnaw cable insulation looking for warmth. Once one cable is exposed, the whole attic run is suspect. We rewire the lighting circuit and any other affected circuits in full.
  • Damp damage. Common in below ground level Aberdeen tenement basements and ground floor flats with persistent damp. PVC tolerates dry conditions for 50 years; in persistent damp the insulation fails much earlier. Replacement is the only path.
  • Builder damage. A subcontractor on a previous renovation cut into a cable they did not know was there. Repaired clumsily, often without an Electrical Installation Certificate. The damaged section becomes a permanent weak point. Best resolved by full circuit replacement.

Smart Home Modernisation

The rewire that future proofs for EV, solar, and heat pump.

If you are planning to add an EV charger, solar PV, a battery, or a heat pump to your Aberdeen home over the next 5 years, the rewire is the right moment to do it. How long does a rewire take?

Not always. Phased work over 2 to 3 weeks lets us isolate one circuit at a time, keeping the rest of the house powered. Quicker (and cheaper) if you can move out for the install window, especially for tight 1 to 2 bed flats. The right answer is discussed at the survey.

What about the decorating after the rewire?

We chase walls carefully, patch the plaster around our cable routes, and leave the property decorator ready. The customer arranges their own decorator for final finishes. Most Aberdeen rewires need around 1 to 2 days of decorator work for paint and any wallpaper repair.

Will I get an Electrical Installation Certificate?

Yes. Every full or partial rewire is signed off with a NICEIC Electrical Installation Certificate, issued the same day as commissioning. The certificate is valid for insurance, mortgage, and Aberdeen City Council. We resend on request to your conveyancing solicitor or letting agent.

Can you rewire a granite tenement?

Yes. Granite tenement rewires are one of our specialisms. The solid walls do not allow chasing, so cables run in surface conduit (typically white PVC mini trunking) or routed through skirting board cavities. The work takes slightly longer (7 to 10 days for a 2 bed flat) and adds 5 to 10% to standard pricing. The finished result is BS 7671 compliant and visually clean.

Do you do listed building rewires?

Yes. Listed building rewires in Aberdeen (parts of AB10 and AB11) require listed building consent for cable routes that affect original features. What if we want EV charger, solar, or heat pump added later?

We pre run cables and configure the consumer unit for the future load during the rewire. Adding an EV charger circuit during the rewire is around £300 to £500 + VAT compared with £900 to £1,500 + VAT for a separate visit later. The same logic applies to solar inverter and heat pump circuits. The whole stack designed by one contractor.
