The age of a house does not decide whether it needs rewiring. Testing does. A 1980s house can have sound wiring and a 1990s one can have damaged circuits, so we look at the evidence before we quote for a full rewire.
Start with an EICR
An Electrical Installation Condition Report tests every circuit and records what it finds. If it comes back with no C1 or C2 codes, the installation is satisfactory and a rewire is not needed for safety. If it finds problems across many circuits, that is the evidence for one. Do you need a building warrant to rewire in Aberdeen?
You do not need a building warrant to rewire an existing house of up to two storeys. You do need one to rewire a flat or a maisonette, and any building of three storeys or more.
The duty to get the warrant sits with the owner who orders the work, not with the electrician. In the city, including Cults, Kingswells and Peterculter, warrants come from Aberdeen City Council. Westhill and Maryculter sit in Aberdeenshire Council's area. We tell you at the survey whether your rewire needs one, so a tenement flat does not start without it.
No warrant does not mean no standard. Every rewire we do is designed, installed and tested to BS 7671:2018+A4:2026, the current edition of the wiring regulations, and certified on an Electrical Installation Certificate.
Part P does not apply in Scotland
Some national and templated rewire pages tell Scottish homeowners that a rewire needs Part P sign off or a Building Control notice. Part P is an England and Wales regulation, and Scotland uses building standards and building warrants instead. If a quote for your Aberdeen home mentions Part P, ask what else in it was written for England.
Rewiring a rented home
Private landlords in Scotland need an electrical safety inspection at least every five years under the Repairing Standard. A recent Electrical Installation Certificate from a rewire can be used in its place for up to five years, as long as its next inspection date has not passed.
An EICR is unsatisfactory only when it records a C1 or C2 code. C3 and FI are advisory, though an FI should still be looked into promptly. If your report lists problems across most circuits, a rewire between tenancies is often cheaper than paying for remedials twice.
