Can I Get an EV Charger Installed at My Flat in Aberdeenshire?

If you live in a flat or apartment in Aberdeenshire and own (or are about to own) an electric vehicle, you have probably been told that home charging is “not really an option for flats.” That is no longer true. EV charger installation in flats across Scotland is one of the fastest growing parts of our work, and Aberdeenshire flat owners are far better placed than most. This guide explains exactly how it works, what you can claim, and what tends to get in the way.

Can you actually install an EV charger at a flat?

Yes, in most cases. The three things that determine whether a flat install is feasible are:

  1. Whether you have a parking space that is yours, or that you can reasonably claim use of (allocated, deeded, or under a lease covenant).
  2. Whether the building has a viable cable route from your meter to the parking space.
  3. Whether the property factor or freeholder will give consent.

If those three things are in place, the install itself is no harder than fitting a charger to a typical Aberdeenshire driveway. Why this is changing fast

Two things changed the picture for Scottish flat owners.

  • The OZEV Chargepoint Grant for flats and rental properties. Up to £350 off the install bill, specifically aimed at flat residents. Many flat owners simply did not know this existed.
  • Property factors getting on board. Five years ago, “no” was the default factor answer. With the Scottish Government net zero target and new build EV charging mandates, factors increasingly have a process for approving installs. Some are even rolling out shared chargers as a building amenity.

The four common Aberdeenshire flat scenarios

Scenario 1: Modern apartment, allocated underground or surface parking

This is the easiest install. Your space is allocated to you, the cable run is short and neat, and the building usually already has communal areas wired for sub metering. The OZEV grant applies. Most installs are complete in 4 to 5 hours. Average cost after grant: £600 to £900.

Scenario 2: Granite tenement with on street parking

Common across the West End and Old Aberdeen, and parts of Peterhead and Fraserburgh. On street parking is harder because the cable cannot legally cross a public footpath without a Pavement Licence agreement. Some Scottish councils now offer this. We will check during survey whether your local authority is one of them.

Scenario 3: Communal car park, no allocated bay

The factor or owners association decides. We have seen blocks across Ellon and Inverurie agree to a small set of shared chargers, billed back to users via an app. Faithful Spark works directly with factors on these jobs.

Scenario 4: Garage in a separate block

Common in 1970s and 1980s flats. The install is straightforward in the garage itself, but you may need a sub meter or a separate consumer unit if the supply runs through a communal cupboard. Cost typically rises to £1,200 to £1,600 before grants.

What to ask your factor or freeholder

Before you contact us for a survey, get a written response from your factor on these five questions. Doing this upfront saves weeks.

  1. Is the parking bay covered by my title deed or lease? Confirm reference and bay number.
  2. Will you consent to a wall mounted or pedestal mounted charger at this bay?
  3. Do you require any specific charger brand or model? Some factors require OCPP compliant units.
  4. Can the cable be routed via the communal cupboard? Most installs need a path through this space.
  5. Will you require us to use a registered factor approved electrician? If so, please confirm we can apply for that approval.

Cable routing in flats: the real install challenge

The technical work is rarely the bottleneck. The cable route usually is. Three things to know:

  • Cables run inside the flat as far as the supply riser, then through a communal cupboard, and out to the parking. We never run external cables across building elevations unless the factor explicitly approves.
  • Sub metering is sometimes required where the supply tees off a shared meter. Modern smart chargers can handle this natively (the Easee One supports OCPP, the myenergi Zappi has CT clamps for load management).
  • Where parking is detached from the building, we use SWA armoured cable and an outdoor isolator. Costs more, but lasts decades.

Costs and grants for an Aberdeenshire flat install

Typical sticker prices, before grants, in Aberdeenshire:

  • Allocated bay, short run: £950 to £1,150.
  • Communal car park, longer run with sub meter: £1,200 to £1,500.
  • Detached garage with armoured cable: £1,400 to £1,750.

After the OZEV £350 grant, and the Scotland Domestic Grant where it is open, most flat owners pay between £350 and £900 net. That is competitive with a typical house install.

When a flat install is not feasible

We will always tell you upfront if your situation does not work. Common cases:

  • No parking bay tied to the property, and no shared bay agreement available.
  • Listed building consent required and refused (rare in Aberdeenshire, more common in conservation streets in Aberdeen city centre).
  • The factor refuses cable access through the communal cupboard, with no other route available.
  • The supply is a TT system with no viable earthing path, and the property prohibits an earth rod.

In those cases, we will recommend the closest public rapid charger and a workplace install instead. We never push an unsuitable job through.

Can I get an EV charger installed at my Aberdeen flat?

What if my factor wants a specific installer?

Many factors maintain an approved contractor list. Faithful Spark is on most North East Scotland lists already. If we are not on yours, we will apply on your behalf during the consent stage.

Can I take the charger with me if I move?

You can, but it is rarely worthwhile. The wall mounted unit costs more to remove and refit than to leave in place. Most flat owners use the charger as a property selling point on resale.

Are there any grants beyond the OZEV £350?

Yes. The Scotland Domestic EV Chargepoint Grant adds up to £400 when the scheme is open, and remote postcodes in Highland or the Islands receive an additional £100. Faithful Spark calculates the maximum stack you qualify for at survey.
